Pine Creek is still very much under construction. CBE’s 2026 school capital plan, the best independent measure available, puts the community at roughly 42% built out, planned for about 2,327 homes and a population capacity near 7,400 at full build-out. Practically speaking, a buyer today is stepping into a community a little under halfway to complete, with fresh housing and a growing population, but with school sites still unbuilt and no retail of its own yet. The reason to look closely is the housing mix, which tilts toward detached homes more heavily than any of the other new far-south communities and spans a remarkably wide range of them. The green space is already a genuine feature rather than a promise. Pine Creek has three parks, a wetland, and a storm pond, tied together by a connected pathway system that follows the Pine Creek waterway and its environmental-reserve corridor. For a community still filling in, that natural amenity network is one of its stronger present-day draws, giving residents real pathways and open space rather than only future ones.

For day-to-day shopping, Pine Creek is still in its early phase and has no retail of its own; the developer’s own community comparison marks in-community retail as not present here. Residents drive a few minutes to established centres nearby, with Silverado Marketplace closest, the Gates of Walden a little further, and Shawnessy Village around twelve minutes away by car for groceries and daily essentials. On the public side, CBE’s 2026 capital plan designates elementary students to Bridlewood School (K-6), about 8 km away, while the senior-high designation is Centennial High School (10-12) at 55 Sun Valley Blvd SE. The West Macleod cluster is split between Dr. E.P. Scarlett and Centennial, and Pine Creek addresses fall on the Centennial side of that split. The interim CBE junior-high designation is Samuel W. Shaw School at 115 Shannon Dr SW in Shawnessy.

On the Catholic side, CSSD serves the community through Father Whelihan School at 70 Sunmills Drive SE in Sundance for both the elementary and junior high years; the school lists Sirocco Pine Creek among the communities it accepts. Bishop O’Byrne High School at 500, 333 Shawville Blvd SE is the designated Catholic senior high, and from the 2027-28 school year CSSD moves Pine Creek to All Saints High School. Getting around

Getting around Pine Creek means driving, for now, as you would expect of a new far-south neighbourhood still under construction. Most trips start on the arterial grid: Macleod Trail SW runs the east edge and 210 Avenue SW frames the south, connecting quickly to the Stoney Trail ring road for trips across the city. That grid also connects Pine Creek to the established deep-south communities north of it, including Silverado, Bridlewood, and Evergreen, where much of the area’s older retail and transit is concentrated.

Transit is the weaker part of the picture right now. No CTrain station serves Pine Creek, and the nearest is Somerset-Bridlewood Station, the current southern terminus of the Red Line, reached by car. The longer horizon is the Red Line LRT South Extension the City is studying from Somerset-Bridlewood, and Pine Creek is named among the communities it is intended to eventually serve. And it is the Red Line down here, not the Green Line.
