Overview

Silverado sits at the far southern edge of the southwest, bounded by Stoney Trail to the north, Sheriff King Street SW to the east, 194 Avenue SW to the south, and the Spruce Meadows equestrian lands to the west. Somerset is the neighbouring community to the north, with Bridlewood, Shawnessy, Millrise and Evergreen filling out the deep-south cluster around it. Midnapore and Sundance sit further north in the same corridor.

Age is the first thing that sets Silverado apart from the rest of that cluster. Construction began in 2005, and the community association was not provincially registered until June 2010. The City of Calgary’s 2021 census profile puts 57% of the dwellings in the 2001 to 2010 window, another 28% between 2011 and 2015, and 13% from 2016 to 2021. Build-out was still finishing as recently as 2023. Compare that with the 1960s and 1970s stock in much of south Calgary and you are looking at a fundamentally different product: newer mechanicals, newer roofs, attached garages.

The other defining number is 75%. Three quarters of Silverado’s dwellings are single-detached, with row housing at 12%. That is a detached-heavy community by any Calgary measure, and it shows up directly in the sales data, where detached homes carried a $683,000 median over the trailing twelve months against a blended median of $585,000. Silverado is a family-home community first, with a real but secondary attached market beneath it.

The vibe

Silverado is a young community and it looks like one. The streets were laid out and built from 2005 onward, so the trees are still filling in and the architecture is consistent in a way older communities are not. Density is low, and 75% single-detached is a number you feel walking the streets rather than one you only read in a census table.

The signature adjacency is Spruce Meadows, the international equestrian venue immediately west, which is also home to Cavalry FC. Very few Calgary communities have a landmark of that scale on their doorstep, and it defines the western edge of Silverado in a way no arterial road ever could. It is the single most distinctive thing about the location.

For recreation, the South Fish Creek Recreation Complex and the Shawnessy YMCA are close at hand, but both sit in Shawnessy, not inside Silverado. The Silverado Community Association exists and is active, though per the Federation of Calgary Communities directory it has no dedicated hall of its own. If a large in-community amenity building matters to you, Silverado does not have one.

Housing stock

Silverado is a detached community with a functioning ladder underneath it. Three quarters of the dwellings are single-detached and 12% are row housing, and the sales data over the trailing twelve months maps onto that almost exactly: 86 of 139 sales, or 62%, were detached. The housing itself is new by south Calgary standards, with 57% of dwellings built between 2001 and 2010 and another 28% between 2011 and 2015.

What that gives buyers is a genuine range of entry points in a single community. An apartment near $300,000, a townhouse in the mid $400,000s, a half duplex near $585,000, and a detached family home at a $683,000 median are all Silverado addresses, and they price very differently. Recent sales

Over the trailing twelve months, Silverado recorded 139 residential sales. The blended median sold price was $585,000 and the average was $639,371, with homes spending 32 days on market at the median and 45 on average, selling at roughly 97.9% of list price. Detached homes made up 62% of sales. The overall price range ran from $262,500 to $1,995,000, a spread that reflects both the depth of the ladder and the size of the top end of the detached market.

The gap between the 32-day median and the 45-day average says half of Silverado sells inside about a month while a tail of slower listings pulls the mean up. That is what a market looks like when it rewards correct pricing on day one and punishes an ambitious list price with a long wait. At roughly 97.9% of list on average, the negotiating room is thin.

Schools

Silverado is one of the better-served deep-south communities on the school front, with two schools physically inside its boundaries. On the public side, CBE designates Ron Southern School (K-6) at 483 Silverado Blvd SW, inside the community; Harold Panabaker School (7-9) at 23 Sackville Dr SW, in Southwood; and Dr. E.P. Scarlett High School (10-12) at 220 Canterbury Dr SW, in the Canyon Meadows and Woodbine area. On the Catholic side, Holy Child School (K-9) sits inside Silverado at 31 Silverado Terrace SW.

Silverado’s designated Catholic senior high is All Saints High School, at 729 Legacy Village Rd SE in Legacy. It is not Our Lady of the Rockies. Our Lady of the Rockies is geographically closer, so the assumption is an easy one to make. It is still wrong. Per Holy Child’s own CSSD page, Our Lady of the Rockies, Bishop O’Byrne and Bishop Carroll are eligibility-based alternatives, not the designation. If a family is planning a nine-year runway through Holy Child on the expectation that the high school is the one down the road, that is a plan built on a false premise, and it is better to find out now than in Grade 9.

These designations come from CBE’s own notice, “Notice Regarding Boundary Changes for the Silverado Community,” dated 14 September 2023, which states they apply for the 2023-24 school year and beyond. That 2023 change was a boundary expansion, not a school reassignment. A new multi-residential parcel at Silverado’s southeast corner was folded into the community and given the same three CBE designations. Nobody’s school changed.

Designation follows the home’s address, not the community name, and boundaries are reviewed annually. Confirm the designation for any specific address using the CBE Find a School tool and the CSSD attendance-area tool before you buy. Getting around

Be clear-eyed about this one, because it is the honest trade-off for everything else Silverado offers. There is no LRT station in Silverado. The nearest is Somerset-Bridlewood Station on the Red Line, which is currently the line’s southern terminus, roughly 1.7 km away or about a 23-minute walk. Route 102, the Millrise/Silverado bus, connects the community to Somerset-Bridlewood and Shawnessy stations, so the train is genuinely reachable, but it involves a bus leg or a drive to a park-and-ride first rather than a walk out your front door.

An extension of the Red Line to serve Silverado has been proposed. It is unfunded. That distinction matters: a proposed extension is not a commitment, and it is not a timeline, and it should not be priced into what you pay for a house today. If it happens, treat it as upside. If a walkable train is a requirement rather than a preference, Somerset, Bridlewood and Millrise already have what you are asking for, and that is a better conversation to have before you shop than after.

For drivers, the location is strong. Stoney Trail runs the northern boundary, which puts the ring road at the top of the community and makes cross-city trips to the west and east side straightforward. Sheriff King Street handles the eastern edge. Commute times are approximate and depend on traffic and your exact destination: downtown is about 25 to 30 minutes by car, the University of Calgary about 30 to 35, Foothills Medical Centre about 30, and Calgary International Airport about 35 to 40. Treat all of those as off-peak estimates rather than promises.
