Overview

Altadore sits in the inner-city southwest quadrant, roughly bounded by 33rd Avenue SW to the north, River Park and 14th Street SW to the east, Crowchild Trail to the west, and 50th Avenue SW to the south. It shares a community association with Garrison Woods and South Calgary under the Marda Loop Communities umbrella, which puts two outdoor pools, tennis courts, and a pair of skating rinks within easy reach of most front doors.

The neighbourhood was developed in the late 1940s and early 1950s, originally as housing for returning veterans. That origin explains the street grid: modest 50-foot lots laid out in a pattern built for walking and cycling, not cars. Most of the original stock was single-storey bungalows, and a significant share of those have been replaced or sit beside newer detached infills and semi-detached pairs. The result is a streetscape that mixes well-preserved post-war character homes with contemporary two-storey builds, often side by side on the same block.

What makes Altadore distinct among inner-city SW communities is the combination of green space and walkable commercial that few Calgary neighbourhoods can match at the same price point. River Park, a 52-acre naturalized space along the Elbow River, is a short walk from nearly any address in the community. Marda Loop, with over 150 shops, restaurants, and services strung along 33rd and 34th Avenues SW, is just as accessible. The day-to-day errands and the weekend-morning trail run can both happen without getting in a car.

David’s take

Housing stock

The dominant property type in Altadore is the detached single-family home, and the range within that category is wide. On one end, you have unrenovated 1950s bungalows, roughly 900 to 1,100 square feet, on original 50-foot lots. These are typically priced in the $700s to low $800s and attract buyers who want the location and plan to renovate over time. On the other end, new detached infills on the same lots regularly list above $1.5M, with high ceilings, open main floors, and finished basements.

Semi-detached infills, which replaced many of the smaller bungalows during the major redevelopment wave of the 2010s, occupy the middle ground. A typical semi runs from the high $700s to around $1.1M depending on age, finishes, and whether the builder was aiming at the move-up buyer or the investor-rental market. Attached townhomes and a small number of condo buildings fill in the lower end of the price range, offering entry into the neighbourhood for buyers who don’t need a full detached lot.

New construction activity has slowed from its peak but has not stopped. The R-2 zoning that covers most of Altadore permits a detached home or a semi-detached pair on a standard lot, and infill builders continue to work their way through the remaining original stock. If you’re purchasing a character bungalow, it’s worth understanding what your immediate neighbours may be able to build in the future.

Type Typical price range Notes
Unrenovated bungalow (original stock) $700K – $850K Attractive entry point; assume renovation budget on top of purchase price
Renovated bungalow or character home $850K – $1.15M Higher finish, typically 1,100–1,500 sq ft above grade
Semi-detached infill $780K – $1.1M Varies significantly by age and finish level; newer builds at the high end
Detached infill (new or near-new) $1.4M – $2.7M+ Full lots with 2,000+ sq ft above grade; price depends on lot size, builder, and finishes

The vibe

The easiest way to describe Altadore is: close to everything, without feeling cramped. The streets are quiet and residential, with mature trees on many blocks. On a weekday morning the sidewalks are active: people walking dogs along the Elbow River pathway, cyclists cutting through to downtown, parents heading to Altadore School on foot. It reads as an established, settled community, not a neighbourhood in the middle of a transformation.

Marda Loop adds a practical energy. The strip along 33rd and 34th Avenues SW runs from the functional (grocery stores, a pharmacy, a bank) to the social (independent coffee shops, wine bars, neighbourhood restaurants that have been open for fifteen years). The Marda Gras festival every August brings tens of thousands of people to the area and reflects how invested residents are in the community’s street life. 4th Street SW, which connects Altadore to Mission and the inner city to the north, adds another layer of dining and retail within a few minutes’ drive or a pleasant cycling distance.

Sandy Beach Park along the Elbow River offers off-leash areas, picnic space, and access to the river pathway network. River Park to the east is quieter, more naturalized, and connects to the broader Elbow River corridor. Between the two parks and the pathway system, families with children or dogs have outdoor space that would be hard to match at a comparable price point in other parts of the city.

Commute

Altadore sits close enough to the core that most commute scenarios are reasonable. Driving downtown takes roughly 14 minutes outside peak hours, using Crowchild Trail or Macleod Trail depending on your destination. Foothills Medical Centre is approximately 12 minutes, which makes Altadore a practical choice for healthcare workers. The University of Calgary is around 18 minutes north on Crowchild. Calgary International Airport is the longest run at roughly 35 minutes, manageable but not a short trip.

Calgary Transit routes 13 and 7 serve the neighbourhood, with connections to the CTrain at Chinook Station or Sunalta Station. The Chinook LRT station on the Red Line is the more common transit anchor for commuters heading downtown, adding around 20 to 25 minutes door-to-door for a typical trip. For everyday errands, the Walk Score is high enough that a car is optional for much of daily life.

FAQ

Is Altadore a good neighbourhood for families?

Yes, consistently. The walkable school path, direct access to River Park and Sandy Beach, and the Marda Loop community amenities (outdoor pools, skating rinks) all cater to families with children. The streets are quiet enough for kids to cycle safely, and the community association runs a range of programs through the Marda Loop Communities Association. The trade-off is that family-sized detached homes are expensive: expect to spend $1.2M or more for a newer detached infill with three or four bedrooms.

What are the schools like in Altadore?

The designated public elementary is Altadore School (K-6), which has a strong community reputation and a focus on fine arts and experiential learning. Mount Royal School handles the junior high years (7-9) and Central Memorial High School covers grades 10-12. Catholic families have Holy Name School (K-6) as the designated elementary option. French Immersion pathways are also available through the CBE; contact Altadore School or use the CBE Find a School tool to confirm current programming and any overflow situations.

How long does it take to get downtown from Altadore?

By car, roughly 14 minutes outside rush hour using Crowchild Trail or Macleod Trail. In morning peak traffic the same trip can stretch to 25 to 30 minutes, depending on your downtown destination and route. Calgary Transit routes connect to the CTrain network; a door-to-door transit commute typically runs 20 to 30 minutes.

Are there new infill builds available in Altadore?

Yes, there is ongoing infill construction. Altadore’s R-2 zoning allows a detached home or semi-detached pair on a standard 50-foot lot, and builders continue to purchase and redevelop original bungalows. At any given time there are usually several new builds either listed for sale or in presale. Expect to pay $1.4M to $2.7M or more for a brand-new detached infill, depending on lot size, builder, and finishes. Semi-detached new builds start lower, typically in the mid-$700s to $900s for a side.

How does Altadore compare to neighbouring communities like Garrison Woods or South Calgary?

Garrison Woods, directly to the west, was developed in the early 2000s on the former CFB Calgary Currie site. It has a more uniform, planned feel with newer construction throughout and lower price variance. Altadore has more character variation, more mature trees, and a slightly larger commercial area at Marda Loop within walking range. South Calgary, to the north of Altadore’s official boundary, blends into Altadore in practice and offers a similar housing mix at slightly lower price points on some streets. Buyers who find Altadore pricing difficult sometimes look at South Calgary addresses that share the same walkable amenities.

What is the parking situation in Altadore?

Most detached homes have a rear lane and a single-car or double-car garage accessed from the alley. Street parking is generally available. Marda Loop commercial streets can get congested on weekends, but most residents park at home and walk. If you’re considering a condo or townhome, confirm parking stall allocation before purchasing, as some older projects have limited parking.
