Overview

Cedarbrae sits in the outer southwest, an established community about twenty minutes from downtown. It is bounded by Southland Drive to the north, 24 Street SW to the east, Anderson Road to the south, and Tsuut’ina Trail to the west. Braeside sits directly east across 24 Street, Oakridge is to the north, and the Tsuut’ina Nation lands run along the western edge beyond the ring road.

The land was annexed by Calgary in the late 1950s, and Cedarbrae was established as a community in 1973. Build-out began in the 1970s, which is why the housing is a settled mix: detached two-storeys and bungalows on the interior streets, with a large and varied attached market of townhouses and half-duplexes filling in around them. As the community matured it also gained a small apartment-condo presence.

What makes Cedarbrae worth a closer look is the balance of its housing. This is a community where a first-time buyer can get in with a townhouse, a growing family can step up to a half-duplex or detached home, all in an established southwest setting with an in-community Catholic K-9 school and quick access to Fish Creek Park and the Southland Leisure Centre.

Over the twelve months to August 2026, Cedarbrae recorded 90 residential sales at a blended median of $476,250. Detached houses led with 37 sales, 41.1% of the market, at a median of $618,000. Row and townhouse homes closed 26 sales at a median of $386,750, and semi-detached homes 21 at a median of $470,000. The other six sales were apartments.

David’s take

The vibe

Cedarbrae reads as a quiet, established, unpretentious family community. The interior streets are treed and low-traffic, with the looping 1970s layout that keeps through-traffic out, and the overall feel is settled and residential rather than trendy or busy. It is a community people move to for the practical combination of price, space, and location rather than for a scene, and that shapes its down-to-earth character.

For green space and recreation, Cedarbrae is well positioned. Fish Creek Provincial Park is a short distance south and east, giving residents access to one of the largest urban parks in North America, and the Southland Leisure Centre just across in Braeside is one of the city’s major recreation facilities, with pools, a wave pool, skating, and fitness. Within the community, parks and playgrounds support the family infrastructure, and South Glenmore Park and the Glenmore Reservoir pathways are a short drive north.

For shopping and services, Cedarbrae relies on the retail clustered around Anderson Road and 24 Street, with additional options at Oakridge and along the Macleod Trail corridor a short drive east. It is not a community with a large internal commercial core, but daily errands are easy given how close the surrounding shopping is.

Housing stock

Cedarbrae’s detached market is settled 1970s and early-1980s family housing, two-storeys and bungalows on established lots. Around it sits a deep attached market: a large townhouse segment, a substantial half-duplex segment, and a small apartment-condo presence. That breadth is the main reason Cedarbrae works for such a range of buyers.

If you want help reading where a specific home sits among these property types, the buyer’s guide is a good starting point.

Thirty-seven of Cedarbrae’s 90 residential sales over the twelve months to August 2026 were detached houses, 41.1% of the market. The detached median was $618,000, with the cheapest detached sale at $370,000 and the most expensive at $855,000. Their median build year was 1974, and they sold in a median of 16 days.

Semi-detached homes closed 21 sales at a median of $470,000, between $394,700 and $560,000. Their median build year was 1978, and they sold in a median of 17 days.

Row and townhouse homes closed 26 sales at a median of $386,750, between $287,500 and $526,000, with a median monthly fee of $370.00. Their median build year was 1989, the newest of the three, and they took a median of 32 days to sell.

There were also six apartment sales, too few for a reliable price, so the figures above cover 84 of the 90 sales.

Schools

On the public side, Cedarbrae is anchored by Cedarbrae School, the CBE elementary within the community. For the later grades, the community follows the standard SW Area 6 pathway, with John Ware School, the CBE 7-9 junior high at 10020 19 Street SW, Calgary, T2V 1R2, in Pump Hill, and Henry Wise Wood High School, the CBE 10-12 senior high at 910 75 Avenue SW. On the Catholic side, Cedarbrae stands out for having St. Cyril School, a CSSD Kindergarten-to-Grade-9 school at 2990 Cedarbrae Drive SW right within the community, which then feeds toward Our Lady of the Rockies High School at 111 Haddon Road SW for the senior grades. An in-community K-9 Catholic school is a genuine convenience that many neighbouring communities cannot match.

Getting around

Cedarbrae is a car-first community, and its position on the road network is one of its quiet advantages. Anderson Road along the southern boundary connects east to Macleod Trail and west to Tsuut’ina Trail, the southwest ring road, which gives residents fast access around the city without driving through it. Southland Drive borders the north, and 24 Street SW runs the eastern edge. From most addresses it is a short drive to a major route, and downtown is about twenty minutes in normal traffic.

For transit, Calgary Transit bus routes serve the community and connect to the Red Line CTrain at Anderson Station a short distance east on Macleod Trail, giving commuters a train-based option downtown. Cedarbrae itself is not on the LRT line, so transit here means a bus-to-train connection rather than a single-seat ride.

Commute times are approximate and depend on traffic and your exact destination. Downtown is about twenty minutes by car, the University of Calgary and Foothills Medical Centre run roughly eighteen to twenty-two minutes, Rockyview General Hospital is only a few minutes northeast, and Calgary International Airport is around thirty-three minutes; treat these as estimates.

Frequently asked questions

Is Cedarbrae a good neighbourhood for families?

Yes. Cedarbrae is an established, quiet community with Cedarbrae School inside it for the elementary years and St. Cyril, a Catholic K-9, also within the community, which is unusual. The housing is a broad, family-friendly mix, so a young family can find a starter townhouse or half-duplex and move up to a detached home without leaving the area. The interior streets are low-traffic and treed, and the Southland Leisure Centre and Fish Creek Provincial Park are both close by.

For detached houses, yes. Townhouses are a different picture. The row and townhouse median was $386,750 in Cedarbrae, $370,000 in Braeside, $399,000 in Woodbine and $407,950 in Oakridge, so Braeside’s came in lower. How does Cedarbrae compare to Braeside next door?

They are close neighbours across 24 Street SW and share a lot: 1970s construction, quiet grids, and proximity to the Southland Leisure Centre and Rockyview General Hospital. Measured the same way over the same twelve months to August 2026, Cedarbrae’s detached sales had a typical build year of 1974 and Braeside’s 1976. The main difference is the housing mix. Braeside is more bungalow-heavy on the detached side, and its attached sales ran more to townhouses: 47 row and townhouse sales against 26 in Cedarbrae, and three semi-detached sales against Cedarbrae’s 21. Both feed similar school pathways, and Cedarbrae adds the in-community St. Cyril K-9 for Catholic families.
