Overview

Haysboro sits on the west-central side of SW Calgary, an established community about fifteen minutes from downtown. It is bounded by Heritage Drive to the north, Macleod Trail and the Red Line CTrain to the east, the alley north of Southland Drive to the south, and 14 Street SW and the Glenmore Reservoir to the west. Elbow Drive runs north to south through the middle of the community, splitting it into a quieter reservoir-side west half and a busier, more transit-and-retail-oriented east half along Macleod Trail. This is part of the inner southwest, the band of mature communities most Calgarians pass through regularly.

The land was annexed by Calgary in 1956 and Haysboro was established as a community in 1958, named after Harry Hays, the dairy farmer, Calgary mayor, federal agriculture minister, and senator. Build-out ran through the late 1950s and 1960s, which is why the backbone of the housing stock is mid-century detached bungalows on established lots. As the community matured, the Macleod Trail frontage filled in with apartment and condo development, much of it close to the Heritage and Southland CTrain stations, giving Haysboro a split character that still defines it today.

What makes Haysboro worth a closer look is that combination: a settled, heavily treed bungalow community with the Glenmore Reservoir on one side and one of the deepest, most affordable transit-connected condo markets in the southwest on the other. Few established communities offer both the reservoir-side detached lifestyle and a genuine sub-$300,000 entry point a short walk from the train.

David’s take

The vibe

Haysboro reads as a mature, established, family-oriented community with a quiet residential core and busier commercial edges. The interior streets are heavily treed and settled, with the neighbourliness that comes from a community lived in since the late 1950s. The character shifts noticeably from west to east: the reservoir side feels green and calm, while the Macleod Trail edge is urban, transit-oriented, and dense with condos and services.

The standout natural amenity is the Glenmore Reservoir and the Weaselhead Natural Area along the western boundary, which give residents direct access to one of the city’s best pathway and green-space networks. Within the community, the Haysboro outdoor pool and a network of parks and playgrounds round out the family infrastructure. North and Sandy Beach areas and the larger reservoir parks are all close by.

For shopping and dining, Haysboro is exceptionally well positioned. Chinook Centre, one of Calgary’s largest malls, sits just north across Glenmore Trail at Macleod, and the entire Macleod Trail retail corridor runs along the eastern edge. Glenmore Landing is a short drive west. Daily errands are easy, whether by car or, for the eastern half of the community, on foot and by train.

Housing stock

The backbone of Haysboro is its 1950s and 1960s detached bungalows on established lots, which still define the interior streets. Many are original or lightly updated, while others have been renovated or, increasingly, redeveloped, so the detached streetscape carries a mix of mid-century and newer product. Alongside that, the Macleod Trail and Heritage Drive frontage holds a large and varied condo and apartment market, from older walk-ups to newer transit-oriented buildings near Heritage Station.

For buyers, the practical takeaway is that Haysboro offers an unusually wide range of entry points for an established community. An original bungalow near the reservoir, a renovated detached home, an older walk-up condo, and a newer transit-oriented apartment are all “Haysboro,” and they price very differently. The table below sketches the trailing-twelve-month ranges by type. If you want help reading where a specific home sits within these bands, the buyer’s guide is a good starting point.

Type Typical price range Notes
Detached $540K - $1.1M (median ~$676K) 62 sales. Original 1950s-60s bungalows through to renovated and rebuilt homes, concentrated on the quieter reservoir-side streets.
Apartment / condo From ~$155K 56 sales. A deep, affordable, largely transit-oriented market along Macleod Trail and Heritage Drive, including newer buildings near Heritage Station.

Schools

Haysboro is well served across all grade levels, much of it within or right beside the community. Haysboro School is the CBE-designated public elementary within the community. Eugene Coste School, also in Haysboro, houses the CBE Spanish Bilingual (International Spanish Academy) programme for Kindergarten to Grade 5, and it is worth being precise about what that is: a citywide, application-based choice programme families enter at Kindergarten or Grade 1, not the catchment school for the addresses around it. For junior high, Woodman School is the CBE-designated 7-9 school serving the area, and Henry Wise Wood High School, a CBE 10-12 senior high, sits right on the southern boundary at 910 75 Avenue SW.

On the Catholic side the designation runs to St. Augustine School for both the elementary and the junior high years, then to Our Lady of the Rockies High School at 111 Haddon Road SW for grades 10 to 12. There is a Catholic elementary inside Haysboro, St. Gerard School at 8944 Elbow Drive SW, and it is easy to assume it is the community’s designated school on the strength of the address. It is not. St. Gerard serves other communities; Haysboro addresses designate to St. Augustine.

School designations in the established southwest can shift with enrolment, so confirm the designation for any specific address using the CBE Find a School and CSSD school-locator tools before you buy. Getting around

Haysboro is one of the better-connected established communities in the southwest, particularly for transit. The Red Line CTrain runs along the eastern edge on Macleod Trail, with the Heritage and Southland stations close by, which is why the eastern half of the community is genuinely transit-oriented and supports a deep condo market. Calgary Transit bus routes connect the rest of the community to the wider network.

For drivers, road access is excellent. Macleod Trail forms the eastern boundary, Glenmore Trail runs just north, Heritage Drive borders the north, and 14 Street SW runs along the west, so getting onto a major route is quick from most addresses. Elbow Drive provides a direct north-south route through the middle of the community toward downtown.

Commute times are approximate and depend on traffic and your exact destination. Downtown is about fifteen minutes by car, with the CTrain a viable car-free option from the eastern half. The Rockyview General Hospital is only a few minutes away to the northwest, Foothills Medical Centre and the University of Calgary run roughly eighteen to twenty-five minutes, and Calgary International Airport around thirty to thirty-five minutes; treat these as estimates.

Frequently asked questions

Is Haysboro a good neighbourhood for families?

Yes. Haysboro is an established, heavily treed, family-oriented community with a full set of local schools, the Glenmore Reservoir pathways on its western edge, and an outdoor pool within the community. Haysboro School covers the elementary years, Woodman School handles junior high, and Henry Wise Wood High School sits right on the southern boundary, so a family can stay in the area from kindergarten through Grade 12. The backbone of the community is original 1950s and 1960s bungalows on settled lots, with mature trees and quiet interior streets, while the busier edges along Macleod Trail carry the shopping and transit.

How much do homes cost in Haysboro?

Over the trailing twelve months the blended median sold price was about $540,000 and the average was around $479,000, with sales running from $155,000 for an apartment to $1,100,000 for a detached home. That blended number is misleading on its own, because Haysboro is really two markets. Detached bungalows are the larger one, with a median around $676,000, while a deep condo and apartment market along Macleod Trail and Heritage Drive pulls the blended average down, with units starting around $155,000. Roughly half of all sales were detached. For a read on a specific property, a home valuation is the place to start.

Why does Haysboro have so many condos?

Haysboro’s eastern edge runs along Macleod Trail and the Red Line CTrain, with the Heritage and Southland stations close by. That transit and arterial frontage is where most of the community’s apartment stock sits, including newer transit-oriented buildings near Heritage Station on Horton Road alongside older walk-up condos. The result is one of the deepest and most affordable condo markets in the established southwest, with units regularly trading from the mid $150,000s to the $300,000s, sitting a short walk from the train. The detached interior of the community is a separate, quieter market.

What is the Glenmore Reservoir like to live next to?

The Glenmore Reservoir and the Weaselhead Natural Area form Haysboro’s western boundary, and they are a genuine lifestyle draw. Residents get easy access to the reservoir pathway network for walking, cycling, and running, plus the larger regional parks around it. It is one of the features that separates Haysboro from the more landlocked communities further east along Macleod Trail, and it is a big part of why the detached streets on the west side of the community hold their appeal.

How does Haysboro compare to neighbouring communities?

Haysboro sits in a cluster of established mid-century southwest communities and shares their bungalow roots. Kelvin Grove and Kingsland, directly north across Heritage Drive, are comparable in age, though Kelvin Grove has shifted to a much higher-priced custom-rebuild market. Woodbine and the communities south across Southland Drive are slightly newer. Haysboro’s particular pitch is the combination of reservoir access on one side and deep, affordable, transit-connected condo stock on the other, which gives it a wider range of entry points than most of its neighbours.
