Overview

Only one of Christie Park’s four edges is cleanly a road. 17 Avenue SW forms nearly all of the southern boundary. The east side is Sarcee Trail SW, with Strathearn Gardens SW carrying part of it. The west is looser than a map suggests: 69 Street SW covers only part of that boundary, and much of the rest follows no street at all. The north edge has almost no road on it. Christie Park simply meets Strathcona Park there along an internal line.

Signal Hill sits south across 17 Avenue, Aspen Woods to the northwest, and Westgate east across Sarcee Trail.

The City of Calgary classes Christie Park as an established residential community of the 1980s and 1990s. The Federation of Calgary Communities gives 1990 as the year it was established, which is consistent with the City’s era label.

Thirty-four residential sales closed here over the twelve months to August 2026, at a blended median of $782,500, running from $416,000 to $1,625,000. Detached houses were 18 of those 34, or 52.9%.

That blended median is the least useful number on this page, and the rest of the guide explains why.

The vibe

Christie Park is a residential pocket with no headline amenity of its own, and it is more useful to say that plainly than to invent one.

No recreation facility sits inside the community boundary. The City records three park sites inside it: one classed as a neighbourhood park and two as subneighbourhood sites, all active and all stewarded by Calgary Parks, with no published names for any of the three.

What Christie Park does have inside its boundary is a CTrain station, and that gets its own section below.

Community business runs through the Strathcona Christie Aspen Community Association, whose hall is at 277 Strathcona Drive SW. The association’s own material describes it as representing Strathcona Park, Christie Park and Aspen Woods together, so the boundaries it publishes cover all three communities and are far larger than Christie Park’s own. If you find that boundary description while shopping, do not mistake it for the community boundary.

Housing stock

Three product types traded here over the twelve months to August 2026, and all 34 sales fall into them, so the segments below account for the whole community with nothing left over.

Detached houses were the larger half, at 18 sales and 52.9% of the market. Their typical price was $1,202,500, and the average across the same 18 was $1,136,639. The middle half of detached sales closed between $914,375 and $1,331,875, and the full range ran from $680,000 to $1,625,000. Note the shape of that range: the $680,000 floor sits well below the segment’s own 25th percentile, so it is the bottom of the range and not an entry point to plan around. No association fee showed up on any of the 18 sales. The detached homes that sold carried a typical build year of 1990.

Row and townhouse product was the other segment with enough sales behind it for a reliable typical price, at 11 sales, a typical $449,400 and an average of $490,991. The middle half closed between $437,000 and $512,500, and the full range ran from $416,000 to $660,000. The floor of that range, $416,000, is also the floor of the whole community. Every one of the 11 sales carried a monthly association fee, typically $512.41 and averaging $551.34. The townhouses that sold carried a typical build year of 1994.

The third segment is half duplexes. Five sales closed, ranging from $646,200 to $940,500, too few for a reliable price, time on market, fee or build year, so none of those figures is given for the segment. Read that range as a minimum and a maximum only. It does not point at a middle.

The average days on market, shown there as 28, is also an average: 27.5 days rounded to a whole day, against a typical 20 days. Neither is an error. An average carries the full dollar weight and the full day count of every sale, so a handful of large or slow ones move it; the typical figure counts each sale once.

One more caution is worth flagging: $782,500 sits between the detached typical price of $1,202,500 and the row and townhouse typical price of $449,400. It is a midpoint between two segments rather than a description of either one.

Comparing only the two segments with enough sales to compare, the detached side took a typical 19 days against an average of 19.3. Those two figures sitting on top of each other mean the timing is consistent: detached homes moved at a steady pace with no long tail. Row and townhouse took a typical 27 days against an average of 45.6, so while the middle townhouse sold inside a month, timelines in that segment varied widely and some units sat far longer. That comparison leaves out the half duplex segment, which has too few sales to include, so it is not a statement about the community as a whole.

Getting around

Sirocco Station is inside Christie Park’s boundary, not just close to it. The platform is inside the community.

The station is on the Blue Line, route 202, which Calgary Transit’s own CTrain map gives as running from Saddletowne to 69 Street SW. Heading toward downtown from Sirocco, the west-leg order is 45 Street, Westbrook, Shaganappi Point, Sunalta, Downtown West / Kerby, then the 8, 7, 6, 4, 3 and 1 Street platforms and City Hall.

One correction worth making before it costs somebody a search. 69 Street Station is the end of the line in the other direction, and although 69 Street SW runs along part of Christie Park’s west boundary, that platform is not in this community. It falls inside Springbank Hill, which does not share an edge with Christie Park, so the station is not across the boundary either.

On the bus side, the City’s stop and route data records six active transit stops inside the community boundary, served by route 51 West Springs/Discovery Ridge, route 93 Coach Hill/Westbrook Station and route 94 Strathcona/Signal Hill, alongside the Blue Line itself. Route 93 is a useful reminder that a route name does not tell you where a route stops: it is named for Westbrook Station and it calls here.

Calgary Transit does not publish a walking time to Sirocco Station, a CTrain ride time downtown, or a frequency figure here, and a straight line drawn on a map is not a walk. The same applies to driving. Whatever Sarcee Trail and 17 Avenue SW are like on the Sunday afternoon you view a house, that is not the version of them you will be commuting on, so make the trip yourself before you plan around it.

Schools

Christie Park is a single catchment, and that is genuinely useful information for a buyer here.

Every address in Christie Park designates to the same schools, on both boards, with no variation. Whichever address you buy in Christie Park, the designated pathway is the same.

The second thing to know is that none of those schools is here. Not one of the seven designated schools, on either board, falls inside Christie Park, and each designated school listed below, on either board, sits outside the community. Only three of the seven are in a community that borders Christie Park: Olympic Heights and John W. Costello in Strathcona Park, and Vincent Massey in Westgate. The other four are in Springbank Hill, Glendale, Rosscarrock and Mission, none of which shares an edge with Christie Park. Designated means designated. On this page it does not mean nearby, and the Catholic senior high is the clearest case of that.

The public pathway runs Olympic Heights School for Kindergarten to Grade 6, at 875 Strathcona Dr SW in Strathcona Park, then Vincent Massey School (7-9) at 939 45 St SW in Westgate, then Ernest Manning High School (10-12) at 20 Springborough Blvd SW in Springbank Hill. CBE’s roster gives each of those three a single programme with no citywide choice stream attached, so there is no second grade range to reconcile.

On the Catholic side the elementary designation is John W. Costello Catholic School (K-6) at 300 Strathcona Drive SW, also in Strathcona Park, and the senior high is St. Mary’s High School (10-12) at 111 18 Avenue SW in Mission. From the 2027-28 school year, the designated Catholic senior high becomes St. Pier Giorgio Frassati High School, the new CSSD school in west Calgary due to open in fall 2027.

For junior high, the designated CSSD school is St. Gregory School (7-9) at 5340 26 Avenue SW in Glendale. If CSSD’s online school finder also shows St. Michael School for your address, confirm with St. Gregory before relying on it.

One caution if you check any of this yourself. A school locator run without restricting it to the regular programme will return dozens of schools for a Christie Park address, because it sweeps in every citywide choice programme a student could apply to from here. Those are applications, not designations, and the difference is the whole question. The schools above are the regular-programme designations on both boards.
