Overview

Springbank Hill sits on the upper Paskapoo plateau on Calgary’s western edge in SW Calgary, broadly bounded by Old Banff Coach Road SW and the Cougar Ridge edge to the north, 17 Avenue SW and the Aspen Woods boundary to the south, 69 Street SW to the east, and Stoney Trail and the city limits to the west. The postal code is T3H. The community produced 187 residential sales in the trailing twelve months, with the price range running from a $239K Val Gardena one-bedroom apartment to a $5.325M Elveden Drive estate.

The community built out in two main waves. The eastern and southern pockets along Springbank Boulevard, Spring Crescent, and Springborough developed primarily between 2000 and 2010 as conventional two-storey family product on standard lots. The western and northern sections, including Spring Willow, Elveden, Elysian, and the Slopes of Springbank along 81 Street SW, built out from roughly 2012 through 2020 with newer-spec detached, the Slopes townhouse and semi-detached cluster, and the estate enclaves at the top of the hill. The Timberline cul-de-sacs in the northwest corner are still trading vacant lots for new construction, and the Elysian and Elveden estate streets continue to produce new-build semi-detached and detached product from the $900s up past $5M.

The defining geographic feature is the elevation. Springbank Hill sits 100 metres above the city centre on the upper edge of the Paskapoo formation, so many addresses on the western and northern slopes have genuine downtown skyline or mountain views from the upper floors. The plateau also dictates that the community shares more daily geography with Aspen Woods and Discovery Ridge than with the inner SW: Aspen Landing is the commercial anchor, Westside Recreation Centre is the gym, Stoney Trail is the commute spine, and Highway 1 westbound is the Friday-afternoon route to the mountains.

David’s take

The vibe

Springbank Hill has the daily rhythm of a westside family community whose commercial life happens just outside its own boundary. There is no internal commercial strip; for groceries and daily errands, residents drive to Aspen Landing in Aspen Woods two minutes south, the Trinity Hills complex at the Highway 1 and Sarcee Trail interchange about five minutes north, or the West 85th Centre in West Springs about five minutes east. Most residents pick one or two as their default rotation rather than treating any single one as the village centre.

The lifestyle anchor for most households is the Westside Recreation Centre at 2000 69 Street SW on the eastern edge of the community: a leisure pool with waterslides, a 25-metre lap pool, an Olympic-size ice rink, a fieldhouse with the indoor track, climbing walls, fitness studios, and an expanded gym. For a family with school-age children in swimming lessons, hockey, or skating, this is the building they end up in three or four nights a week. The centre is walkable from the eastern Springbank Hill streets and a three-minute drive from the west side. Few SW addresses can match that proximity to a full-service municipal rec facility.

The community demographic splits into two groups. The first is families who upsized from the inner SW (Killarney, Altadore, Marda Loop) and wanted more square footage and a triple-car garage without giving up a sub-25-minute downtown commute, concentrated in the 2000-2014 detached core along Spring Crescent, Springbank Boulevard, and Springborough. The second is the estate buyer in the Elveden, Spring Valley, and Timberline pockets: dual-income professionals, business owners, and families who chose the Paskapoo plateau for the views, Stoney Trail mountain access, and lot sizes that do not exist in the inner city.

Schools

Springbank Hill has one of the cleaner CBE designations on the west side: Griffith Woods School at 251 Discovery Ridge Boulevard SW is the K-9 designated school, shared with Discovery Ridge. The K-9 format eliminates the K-6/7-9 transition that most SW family communities still build their school path around. Same building, same staff culture, same peer community from kindergarten through grade nine.

The capacity question is the practical complication and every Springbank Hill buyer should understand it before relying on the designation. Griffith Woods has been at or above its design enrolment for several years as the buildouts in Springbank Hill, Discovery Ridge, and Aspen Woods have all matured together. The CBE has historically run an overflow arrangement that sends students who cannot be accommodated to Battalion Park School in Signal Hill (K-9), with Bishop Pinkham (7-9) picking up upper grades. The assignment depends on enrolment year, address, and annual capacity planning, so the answer for any specific Springbank Hill address can change between cycles. Verify with the CBE Find a School tool before purchasing if school assignment is a primary buying factor. The school resource page lists the broader SW Calgary inventory.

The senior high path is straightforward: Ernest Manning High School at 20 Springborough Boulevard SW is the CBE 10-12 designation, serving Springbank Hill along with Aspen Woods, West Springs, Signal Hill, Strathcona Park, and Discovery Ridge. AP, International Certificate, and Career and Technology Studies pathways. Approximately 3 to 5 minutes by car.

For Catholic families, St. Joan of Arc School at 7970 Wentworth Drive SW serves the West Hill K-9 catchment (Springbank Hill, West Springs, Wentworth, Cougar Ridge). Guardian Angel School at 20 Aspen Hills Drive SW in Aspen Woods is an alternate K-6 option closer to the Aspen Hills boundary. The CSSD has announced a planned new Catholic high school for the area with a projected 2028 opening; in the interim, Catholic senior high students attend Bishop Carroll or another CSSD high school under the open-boundary model. Verify current designations before relying on them for purchasing decisions.

Webber Academy at 1515 93 Street SW in Aspen Woods is approximately 5 to 8 minutes by car. Calgary French and International School in West Hillhurst and Rundle College in the Aspen Glen area are within a reasonable commute. For families committed to a private K-12 path, Springbank Hill provides the same effective school proximity as Aspen Woods at a meaningful discount on the equivalent detached product.

Getting around

Springbank Hill has a commute story shaped by the Stoney Trail interchange at 17 Avenue SW and the proximity of the 69 Street LRT Blue Line station. From most addresses, drivers can be on the ring road in two to four minutes via 17 Avenue or Old Banff Coach Road, which puts downtown at roughly 20 minutes outside peak hours via Bow Trail or 17 Avenue east, the University of Calgary at 20 minutes via Stoney Trail north, and Foothills Medical Centre at 18 minutes on the same route. Friday afternoon mountain access is the standout: westbound Highway 1 is minutes from the Stoney Trail interchange, and a Springbank Hill resident can be past the city limits before drivers from inner-SW communities have cleared Crowchild.

The 69 Street LRT Blue Line station sits at the eastern edge of the community and is the western terminus of the line. Some eastern Springbank Hill addresses are walkable to the platform; for others it is a 5 to 8-minute drive or a short bus connection. As the western terminus, a seat on the morning train is essentially guaranteed, which is a quiet advantage that mid-line stations cannot match. For a household with one car and one transit commuter, that LRT proximity is one of the most underrated daily-life features of the community.

Calgary International Airport is approximately 33 minutes via Stoney Trail north and Deerfoot Trail. Mount Royal University is roughly 12 minutes east via 17 Avenue SW; Rockyview General Hospital is a similar distance. For weekend trips, Banff is roughly 75 minutes via Stoney Trail and Highway 1; Canmore is about 65.

Property mix

Detached homes account for 103 of 187 trailing-year sales (55 percent) and split into three readable cohorts. The 2000-2010 cohort produced the entry-tier detached along Spring Crescent, Springbank Boulevard, and Springborough: two-storey family homes on 35 to 50-foot lots, generally 1,800 to 2,600 sq ft above grade with attached double garages. These trade $640K to $1.0M and represent the value entry, particularly for buyers willing to budget for kitchen and bathroom updates now 15 to 25 years old. The 2012-2020 cohort produced the newer detached on the western and northern slopes with current-spec finishes, larger footprints, and some downtown or mountain views, trading $1.0M to $1.8M. The Elveden, Spring Valley, and Timberline estate tier is its own segment: 2014-2026 custom builds, often architect-designed, on premium lots, $1.8M past $5M.

The townhouse segment lives in three complexes that span the price range cleanly. Spring Creek Common on the south edge is the $300K-$400K entry tier (smaller two-bedroom condo-titled units). The Slopes of Springbank along 81 Street SW and Spring Willow Drive runs $500K-$750K (3-bedroom units with attached garages, mostly 2014-2018 build). Elysian Crescent newer-builds are the $850K-$980K ceiling (two-and-a-half storey, double attached garages, several 2020+). The semi-detached half-duplex segment is concentrated on Elysian Crescent and Elveden Court: 12 sales in the trailing year ranging $690K to $1.925M, with a 99.5% sale-to-list ratio that is the strongest of any property type in the community.

The apartment segment runs wider than most westside SW communities. The Val Gardena complex at 26 Val Gardena View SW provides the sub-$300K floor (1-bedroom units, 2010-era walk-ups). The 8355 19 Avenue SW building at the southeast corner is the ceiling, with multiple sales between $650K and $780K. Springborough Court and the smaller Aspen Hills-area buildings fill the $300K to $500K middle.

Type Typical price range Notes
Apartment $240K - $780K 37 sales in trailing 12 months. Val Gardena complex provides the sub-$300K floor; 8355 19 Avenue SW building provides the $650K-$780K ceiling; Springborough Court and Aspen Hills buildings fill the middle.

Detached, built 2000-2010 $640K - $1.0M Roughly 40 sales. The value-entry detached cohort along Spring Crescent, Springbank Boulevard, and Springborough. Two-storey family homes on standard lots, 1,800 to 2,600 sq ft above grade, attached double garages.
Detached, built 2012-2020 $1.0M - $1.8M Roughly 45 sales. Newer detached on the western and northern slopes with current-spec finishes, larger footprints, some lots with downtown or mountain views.
Semi-Detached (Half Duplex) $690K - $1.925M 12 sales. Concentrated on Elysian Crescent and Elveden Court. 99.5% sale-to-list, the strongest ratio of any property type in the community.

Frequently asked questions

What schools serve Springbank Hill?

The CBE designated K-9 school is Griffith Woods School at 251 Discovery Ridge Boulevard SW, shared with Discovery Ridge. The K-9 format eliminates the K-6/7-9 transition. Griffith Woods has run at or above capacity for several years; Battalion Park (K-9) in Signal Hill and Bishop Pinkham (7-9) have served as overflow receivers. The CBE 10-12 senior high is Ernest Manning High School at 20 Springborough Boulevard SW. For Catholic families, St. Joan of Arc at 7970 Wentworth Drive SW serves the West Hill K-9 catchment, with Guardian Angel in Aspen Woods as a K-6 alternate. Confirm the current designation for your specific address with the appropriate Find a School tool before purchasing.

How does Springbank Hill compare to Aspen Woods?

The two share the westside geography, Aspen Landing, Westside Recreation Centre, and the Stoney Trail mountain commute. Aspen Woods has Webber Academy inside its boundary and a tighter detached price band concentrated $1.2M-$1.9M for the 2000-2014 cohort. Springbank Hill has a wider price spread top to bottom: a sub-$300K apartment floor at Val Gardena, a deeper townhouse layer, the Elysian semi-detached cluster as a distinct west-side product type, and an Elveden estate ceiling that exceeds anything in Aspen Woods. The school pathways also differ: Aspen Woods feeds Dr. Roberta Bondar K-6 then Ernest Manning; Springbank Hill feeds Griffith Woods K-9 then Ernest Manning. Buyers shopping the westside detached market often find more inventory between $700K and $1.4M in Springbank Hill than in the equivalent Aspen Woods search.

How does Springbank Hill compare to West Springs?

West Springs sits north of Old Banff Coach Road with its own commercial anchor at West 85th Centre, the Broadcast Avenue condo cluster, and direct walk-up access to the 69 Street LRT. Its K-9 school pathway is West Springs and West Ridge, shared with Cougar Ridge rather than Discovery Ridge. Springbank Hill has no internal commercial strip; residents drive to Aspen Landing or Trinity Hills. Detached price bands overlap significantly in the 2000-2014 cohort, but Springbank Hill has the deeper estate tier at Elveden and West Springs has the more diverse mid-density product. For commercial walkability and the West Springs pathway, West Springs is the closer fit; for estate-tier inventory and a wider apartment floor, Springbank Hill has the deeper supply.

How long is the commute from Springbank Hill to downtown Calgary?

By car, approximately 20 minutes outside peak hours via Bow Trail or 17 Avenue SW east. Morning rush hour can extend that to 30 to 40 minutes. The 69 Street LRT Blue Line station sits at the eastern edge of the community and is the western terminus of the line; from the platform, downtown is another 20 minutes by train. As the western terminus, a seat on the morning train is essentially guaranteed, which is an advantage mid-line stations cannot match. The Stoney Trail interchange at 17 Avenue SW is the ring road alternative for trips that bypass the inner arterials.

How close is Springbank Hill to Westside Recreation Centre and Aspen Landing?

Westside Recreation Centre at 2000 69 Street SW sits on the eastern edge of Springbank Hill and is walkable from some eastern addresses; for most of the community it is a 3 to 5-minute drive. The facility includes a leisure pool with waterslides, a 25-metre lap pool, an Olympic-size ice rink, a fieldhouse with the indoor track, climbing walls, fitness studios, and an expanded gym. Aspen Landing in Aspen Woods sits two minutes south of most Springbank Hill addresses (Blush Lane, Safeway, Shoppers, Ladybug Bakery, Mercato West, and a cluster of restaurants). Both within a 5-minute radius is the practical reason the community works for families.

What is the housing stock and age range like in Springbank Hill?

Two main waves with a third still in progress. The 2000-2010 wave produced the eastern and southern detached pockets along Spring Crescent, Springbank Boulevard, and Springborough: two-storey family homes on standard lots, 1,800 to 2,600 sq ft, attached double garages. These trade $640K to $1.0M and represent the value entry. The 2012-2020 wave produced the newer detached, the Slopes of Springbank townhouses, Spring Creek Common, and most of the apartment inventory at Val Gardena and Springborough Court. The third wave is active in Elveden, Spring Valley, and Timberline (vacant lots still trading for new estate builds) plus Elysian Crescent (2020+ semi-detached and townhouse). No meaningful 1990s or earlier housing stock.

Is Springbank Hill near a hospital or the University of Calgary?

Foothills Medical Centre is approximately 18 minutes via Stoney Trail north and Crowchild. The University of Calgary is approximately 20 minutes on the same route. The Stoney Trail north access avoids the inner-arterial congestion that affects communities further east. Rockyview General Hospital is approximately 12 minutes east via 17 Avenue SW. Alberta Children’s Hospital sits adjacent to Foothills. For healthcare workers, post-secondary students, or families with regular hospital appointments, the predictable Stoney Trail route is one of the practical advantages of the westside position.

What's the price range for homes in Springbank Hill?

In the trailing twelve months, residential sales ranged from $239,000 (1-bedroom apartment at Val Gardena) to $5,325,000 (estate custom build on Elveden Drive). The detached median was $1,095,000 with the inter-quartile range $850K-$1.4M. The townhouse median was $585,000 across Spring Creek Common, the Slopes, and Elysian. The semi-detached half-duplex segment ran $690K to $1.925M with a median around $1,010,000. The apartment segment is the most accessible entry, median $345,000 with a $239,000 floor.
