Overview

Four roads box Willow Park in on Calgary’s southeast side. Southland Drive SE runs along the north, Macleod Trail along the west, Anderson Road SE along the south, and Acadia Drive SE along the east, with Maple Ridge on the far side of that last one.

The homes that changed hands here over the twelve months to August 2026 carried a median build year of 1968, and the City of Calgary’s own community classification data agrees with the sales data, describing Willow Park as a 1960s and 1970s community.

The landmark is the golf course. Willow Park Golf and Country Club occupies 135 acres inside the community boundary and has been there since 1965. It is a private club, and the section below is blunt about what that means for a resident.

Willow Park’s market is small, and it leans hard one way. The community recorded 73 residential sales over the twelve months to August 2026 at a typical price of $755,000, running from $259,500 to $2,800,000, and detached houses accounted for 60 of the 73. This is a detached market with a small row and townhouse group beside it, and the sales behind everything else are too few to give a reliable price for.

David’s take

The vibe

Willow Park’s landmark is the golf course, and it is worth being precise about it, because the name it shares with the community sets up an assumption that costs nothing to make and a great deal to act on.

Willow Park Golf and Country Club sits at 639 Willow Park Drive SE on 135 acres, inside the community boundary, and it has been there since 1965.

The club’s own guest page puts it plainly: it is a private club, and visitors are welcomed as the guest of a Willow Park member. In practice a non-member plays only when a member brings them, checked in and signed in by that host at the Pro Shop. The club’s published 2026 guest rates are $155 for 18 holes and $170 at prime time, with prime time running Friday, Saturday, Sunday and holidays before 1 pm. Membership itself runs on an entrance fee, currently $49,000 on the club’s own membership page for a Personal Membership covering same-household family, and the club is in waitlist status, accepting waitlist applications rather than open memberships.

Here is the part to say plainly. Living in Willow Park confers no advantage at the club. Nothing on the club’s membership page, guest page, junior sponsorship page or homepage ties eligibility, priority or price to a Willow Park address, and the application runs the same way from inside the community as from outside it. The course is the community’s landmark. It is not a resident amenity, and a listing that implies otherwise is selling you a view rather than an entitlement.

What the course does give a resident, with no membership at all, is 135 acres of maintained private open space inside the community, and a set of streets that back onto it with the outlook that comes with that.

One note on community business: Willow Park has no community association of its own. The Willow Ridge Community Association serves Willow Park and Maple Ridge jointly, and that is the body to contact for programmes and local matters.

Housing stock

Detached houses are the market here and everything else is a small share of it. Over the twelve months to August 2026 the community recorded 60 detached sales, 82.2% of all 73, at a typical price of $801,200 and an average of $1,017,328. The gap between those two figures inside a single product type says what the community-wide gap says: detached homes have a heavy upper end, and the typical sale sits well below the average one. The top of the range was $2,800,000.

Row and townhouse homes are the other type with enough sales behind them to describe, 11 over the same period. Broadly, those sales landed in the mid-to-high $300,000s, and that type produced the low end of the community range, $259,500. Condo fees across the eleven were about $380 a month typically. Treat that figure as approximate too, though it draws on all eleven sales.

No apartment sold anywhere in the twelve months to August 2026. A small remainder of the year’s sales were spread across other product types, too few to give a reliable price for, which is why the numbers on this page do not add up to 73. If you want help reading where a specific home sits inside these bands, the buyer’s guide is a good starting point.

Type Typical price Notes
Detached $801,200 60 sales (82.2% of the market), including the community's highest sale at $2,800,000. Average price about $1,017,328, well above the typical price.
Row / townhouse Mid-to-high $300,000s 11 sales, including the community's lowest sale at $259,500. Typical condo fee about $380 a month.
Typical figures are medians from Pillar 9 sales over the twelve months to August 2026. Check current numbers with David before making a decision.

Recent sales

Over the twelve months to August 2026, Willow Park recorded 73 residential sales at a typical price of $755,000. Homes typically sold at about 97.6% of list price, and the middle sale took 22 days.

Two of the figures in the stat block at the top of this page are averages rather than typical numbers, and the difference is large enough that it needs saying out loud. The average sale price of $912,693 is the average across all 73 sales. The typical price, the middle sale, was $755,000. Both figures are true, and the roughly $158,000 gap between them is the shape of the upper end showing through: a quarter of all sales closed above $1,198,500 while a quarter closed below $620,000. For picturing a purchase, hold the typical price and the middle half.

Days on market does the same thing. The average of 33 days is well above the median of 22 days: half of everything sold inside about three weeks, and a smaller group that sat considerably longer pulled the average roughly 50% above the typical figure.

Typically, sellers took about 2.4% off the asking price. In a market this small that ratio is worth as much as the price figures, because it describes the negotiation rather than the inventory.

Twelve-month sales by type

  • Detached. 60 sales, 82.2% of the market. Typical price about $801,200, average about $1,017,328. This type produced the top of the range, $2,800,000.
  • Row / townhouse. 11 sales, priced broadly as the mid-to-high $300,000s. This type produced the low end of the range, $259,500, and a typical condo fee of about $380 a month.

A small remainder of the 73 sales were spread across other product types too few to give a reliable price for, which is why those two groups do not add up to the total.

Getting around

The transit fact worth knowing first about Willow Park is that Southcentre Mall sits inside the community boundary, and Calgary Transit named a route after it. Route 10 runs as City Hall/Southcentre. Count the mall’s routes as the ones calling at a stop Calgary Transit itself names for the mall, and three more join route 10: 29 Queensland, 35 Bonavista/Canyon Meadows and 99 Acadia/Oakridge. Three further routes, 92 McKenzie Towne, 96 McKenzie and 150 114 Av SE, call at a Bonaventure Drive SE stop the schedule lists under a different name at the same coordinates as the mall’s eastbound platform, so seven serve it in practice. The mall’s location inside Willow Park comes from its position on the map, not from its Anderson Road SE address.

Six of those seven run through to Anderson Station, which is the Red Line stop for this community. Calgary Transit operates the Red Line as route 201, between Somerset-Bridlewood and Tuscany. Anderson Station is not in Willow Park. Its platform sits on the west side of Macleod Trail, about 200 metres from the nearest point of the community boundary. Route 99 is the exception in that group: it reaches Southland Station and Heritage Station instead, and it carries 25 stops inside Willow Park. Southland sits about 350 metres off the community’s north-west corner, and route 15, Deerfoot Meadows, reaches it as well. Both of those distances are straight lines from a platform to the boundary, not walks from anybody’s front door.

On Calgary Transit’s published schedule the Anderson platform is 20 minutes from 1 Street SW Station downtown and Southland is 18, platform to platform. Neither figure includes getting to the station, waiting for a train, or the walk at the far end.

Anderson also carries the park and ride. Calgary Transit lists 1,651 free stalls there, alongside 81 reserved ones at $95 a month plus GST, held until 10 a.m. on weekdays and open to anyone after that. Southland lists 497 free stalls and 35 reserved.

The Green Line does not reach Willow Park. On the City of Calgary’s own station list, the closest of its planned stations to this community is Quarry Park, on 24 Street SE, roughly three kilometres away to the north-east, and none of the 29 stations on that list falls inside the community.

One thing a map thumbnail will not give you: the golf course accounts for 135 acres inside the boundary, so the route from a specific address out to the arterial you would use is worth driving rather than measuring in a straight line. The Macleod Trail and Anderson Road corridors answer very differently at eight on a Tuesday than at eleven on a Sunday, so put a real weekday run behind whatever number you plan around.

Schools

One correction has to be made before anything else, because the trap here is baited with the community’s own name.

Willow Park School sits inside Willow Park, at 343 Willow Park Dr SE, and it is not the community’s designated school. Its own CBE page gives the programme directly: Arts-Centred, grades 5 to 9. That is a citywide choice programme families apply to from across Calgary, and its grade range covers neither the elementary years nor senior high. A family that buys here assuming their child walks to the school down the street with the community’s name on it has assumed wrong on two counts at once, the programme type and the grades.

The address-based designation runs somewhere else entirely. Every Willow Park address designates to the same three schools: Acadia School for Kindergarten to Grade 6, at 9603 5 St SE, then David Thompson School (7-9) at 9320 Arbour Cres SE, then Lord Beaverbrook High School (10-12) at 9019 Fairmount Dr SE. Willow Park is one catchment, not a community with a boundary line running through it.

All three of those schools are in Acadia, the community to the north across Southland Drive SE. So the designated public pathway for a Willow Park address begins in the community next door and stays there, while the school inside the community serves the whole city. That is worth knowing before you shop for a house on the strength of a walk to school.

Both feeder schools carry programme options alongside the regular stream: Early and Late French Immersion at David Thompson, Advanced Placement at Lord Beaverbrook.

On the Catholic side all three tiers are settled, and the elementary one is the place in this guide where designation and proximity line up. St. William School, at 11020 Fairmount Drive SE, is the CSSD elementary designation for Willow Park addresses, and it sits inside the community. It is the one designated school on this page that a Willow Park family actually lives beside.

The junior high designation is St. Bonaventure School and the senior high is Our Lady of the Rockies High School at 111 Haddon Road SW. St. Bonaventure’s address takes a second look, because it is given as 1710 Acadia Drive SE, which sounds like it settles the question of where the school is. It does not. That stretch of Acadia Drive SE runs through Lake Bonavista, and the school sits inside Lake Bonavista, not Willow Park. A street name is not a location, and this one points at a third community altogether.

The Catholic grade ranges come from CSSD’s own school data: St. William runs Kindergarten to Grade 6, St. Bonaventure grades 7 to 9, and Our Lady of the Rockies grades 10 to 12. Confirm all three with CSSD directly.

Check all of this against the address rather than against the community. CBE designations are set by your specific address and reviewed annually. Searching CSSD’s site by community name returns every school you’re eligible for rather than a single designation, which is different from the address-based designations above. Confirm the current pathway for any address you are serious about before you buy. For a broader overview of how Calgary school boundaries and programmes work, see the schools resource.

An Arts-Centred CBE choice programme at 343 Willow Park Dr SE, inside the community. Despite the name and the location, this is NOT the designated catchment school for Willow Park addresses. The school's own CBE page gives its programme as Arts-Centred (5-9), a citywide programme families apply to, and its grade range covers neither the elementary years nor senior high. The address-based elementary designation is Acadia School.

St. William School

Catholic · K-6

The CSSD elementary designation for Willow Park addresses, at 11020 Fairmount Drive SE, inside the community. CSSD's own school data gives the range as Kindergarten to Grade 6. Confirm your eligibility with the CSSD school finder before purchasing.

St. Bonaventure School

Catholic · 7-9

The CSSD junior high designation for Willow Park addresses. Its address is given as 1710 Acadia Drive SE, but the school is not in Willow Park: that stretch of Acadia Drive SE runs through Lake Bonavista, where the school actually sits. CSSD's own school data gives the range as grades 7 to 9. Confirm your eligibility with the CSSD school finder.

Our Lady of the Rockies High School

Catholic · 10-12

The CSSD senior high designation for Willow Park, at 111 Haddon Road SW. The 10-12 range is inferred from holding the senior high designation rather than quoted from the school. If you search CSSD's site by community rather than by address, it returns every school you're eligible for rather than a single designation like the one above. Confirm your own pathway with the CSSD school finder before purchasing.

Frequently asked questions

Is Willow Park a good community to buy in?

It suits a buyer who wants a detached house in a settled southeast community and who can be patient about supply. Over the twelve months to August 2026 Willow Park recorded 73 residential sales at a blended median of $755,000, running from $259,500 to $2,800,000, with half of everything closing between $620,000 and $1,198,500. Homes sold at about 97.6% of list price at the median and the middle sale took 22 days. Detached houses were 82.2% of the market, 60 of the 73 sales, so if a detached house is what you want, this is a community built around it. The public school pathway is the thing to check early, because the designated schools sit in Acadia to the north rather than inside Willow Park, and the school that does sit inside the community is a citywide choice programme rather than a catchment school. The golf course is the landmark, but it is a private club and living here carries no membership advantage. The trade-offs are age and volume. The homes that sold here carried a median build year of 1968, so leave room in your numbers for an inspection and the repairs it turns up, and 73 sales in a year works out to roughly six a month across the whole community, so expect to wait for the right listing.

How much do homes cost in Willow Park?

Over the twelve months to August 2026, Willow Park recorded 73 residential sales at a typical price of $755,000, running from a low of $259,500 to a top sale of $2,800,000. That figure sits on top of a market with a heavy upper end, so the middle half is the more honest picture: 25% of sales closed below $620,000 and 25% closed above $1,198,500. Detached houses, 82.2% of the market at 60 sales, had a typical price of $801,200 and an average of $1,017,328. Row and townhouse sales, 11 of them, landed broadly in the mid-to-high $300,000s, and that type produced the community’s lowest sale at $259,500. Condo fees across those 11 sales were about $380 a month typically, though that figure is approximate given how few sales it is based on. A small remainder of the year’s sales were spread across other product types, too few to give a reliable price for, which is why the numbers on this page do not add up to 73. For a read on a specific property, a home valuation is the place to start.

Why is the average sale price in Willow Park higher than the median?

Because the upper end of this market is heavy and an average has to carry its full weight. Over the twelve months to August 2026 the average sale price was $912,693 and the typical sale, the middle one of the 73, was $755,000. That is a gap of about $158,000, and it is visible on this page: the stat block at the top shows the average under the label Avg sale, while the body of the guide quotes the typical price. Both numbers are correct and they answer different questions. The reason they diverge is the shape of the market. A quarter of all sales closed above $1,198,500, including a top sale of $2,800,000, and every dollar of those sales goes into the average, while the typical price only counts them as sales. It is not one sale doing it either, since roughly a quarter of the year’s sales sit above $1.2M. Which figure you use depends on the question you are asking. Use the typical price and the middle half to picture what you would actually buy. Use neither to price a specific house, because both describe a community rather than a property.

What schools serve Willow Park?

Start with the trap, because it has the community’s name on it. Willow Park School, at 343 Willow Park Dr SE inside the community, is not the designated catchment school. Its own CBE page describes it as an Arts-Centred programme for grades 5 to 9, which is a citywide choice programme families apply to from across Calgary. The address-based designation is somewhere else: every Willow Park address goes to Acadia School (K-6) at 9603 5 St SE, then David Thompson School (7-9) at 9320 Arbour Cres SE, then Lord Beaverbrook High School (10-12) at 9019 Fairmount Dr SE. All three of those schools sit in Acadia, the community to the north. David Thompson also runs Early French Immersion (5-9) and Late French Immersion (7-9), and Lord Beaverbrook runs Advanced Placement. On the Catholic side, St. William School at 11020 Fairmount Drive SE is the elementary designation, and that school is inside Willow Park. St. Bonaventure School is the junior high designation and Our Lady of the Rockies High School at 111 Haddon Road SW the senior high. St. Bonaventure’s address is given as 1710 Acadia Drive SE, but the school sits in Lake Bonavista rather than Willow Park. CBE designations are set by address and reviewed annually, and searching CSSD’s site by community returns every school you’re eligible for rather than a single designation, so confirm the current pathway for any address you are serious about with the CBE Find a School and CSSD school-finder tools before you buy.

Do Willow Park residents get an advantage at the Willow Park Golf and Country Club?

No, and the shared name is the only connection. Willow Park Golf and Country Club occupies 135 acres inside the community at 639 Willow Park Drive SE and has been there since 1965, but it is a private club and nothing on its own site ties membership eligibility, priority or price to a Willow Park address. The application runs the same way from inside the community as from outside it. As of August 2026 the club’s own membership page gives an entrance fee of $49,000 for a Personal Membership covering same-household family, and the club is in waitlist status, accepting waitlist applications rather than open memberships. Non-members play only as the registered guest of a member, checked in and signed in by their host at the Pro Shop. The club’s published 2026 guest rates are $155 for 18 holes and $170 at prime time, $83 for nine holes and $105 at prime time, with junior guest rates of $52 for nine holes and $83 for 18; prime time is Friday, Saturday, Sunday and holidays before 1 pm. Fee structures change annually, so confirm the current figures with the club directly. What living here does give you is 135 acres of maintained private open space inside the community and, on some streets, a lot that backs onto it.

What kinds of homes are in Willow Park?

Detached houses, mostly. Over the twelve months to August 2026, 60 of the community’s 73 sales were detached, 82.2% of the market, at a typical price of $801,200 and an average of $1,017,328. Row and townhouse sales numbered 11 over the same period, landing broadly in the mid-to-high $300,000s, and that type produced the community’s lowest sale at $259,500. Condo fees across those 11 sales were about $380 a month typically, which should also be treated as approximate given how few sales that is. No apartment sold anywhere in the past twelve months. A small remainder of the year’s sales were spread across other product types too few to give a reliable price for, which is why those two groups do not add up to 73. The stock is older: homes that sold here carried a typical build year of 1968, and the City of Calgary classes Willow Park as a 1960s and 1970s community, so plan for an inspection and a maintenance reserve on whatever you buy.
