Overview
Five designated schools stand inside Auburn Bay: three on the public side and two on the Catholic side. That count is the structural fact about this community, and it is also the one this guide spends the most care on, because two of the three CBE schools that designate to any given Auburn Bay address sit on the board’s Regular-programme lottery list.
The market underneath that is broad. Three hundred and forty-three homes sold over the twelve months to August 2026, and all four product types cleared the volume needed to publish a median of their own. Detached houses closed at $749,250 across 180 sales. Semi-detached homes closed at $534,250 across 38. Row and townhouse product closed at $388,000 across 51. Apartments closed at $313,750 across 74. Those four account for every sale in the window with nothing left over.
The blended median across all 343 was $565,000, with half of everything closing between $365,000 and $760,000 and individual sales running from $195,000 to $2,401,000. Detached was 52.5% of the market, so a little under half of what changed hands here was something other than a detached house on its own lot. The homes that sold carried a median build year of 2013.
The City of Calgary classes Auburn Bay as a residential community of the 2000s, in the southeast sector, under community code AUB, with the record last modified in June 2024 and carrying a status of complete. An older civic census record from 2019 still describes the community as building out, and both are on the City’s books; the 2024 record is the later one. The community sits in Ward 12, per the CBE profile records for the three public schools inside it.
The founding date is on the record twice over. The City’s civic census series first lists Auburn Bay in 2005, with 2 residents and 26 dwellings, and by 2019, the last civic census Calgary ran, it counted 17,603 residents and 6,046 dwellings. CREB®Now reported in 2017 that the community was created by Brookfield Residential Properties in 2005 and later quoted a Brookfield marketing manager on its origin, so the developer name in this guide is attributed rather than asserted.
Boundaries are a derivation rather than a quotation. No Auburn Bay area structure plan or community plan was located for this guide, so the community’s boundary was densified to 96 sample points at roughly 100 metre spacing and each point matched to its nearest named segment in the City’s street centreline dataset. That method gives Stoney Trail SE on the north, 52 Street SE on the east, Seton Boulevard SE on the south and Deerfoot Trail SE on the west, with Stoney and Deerfoot meeting at the northwest corner. Seven City communities touch Auburn Bay’s boundary at zero metres: Seton, Rangeview, Mahogany, Cranston, McKenzie Lake, McKenzie Towne and Copperfield. That test establishes contact rather than direction, and several of the seven touch only at a corner, so this guide does not assign each of them to a side.

The vibe
The obligation comes first here, because it is the thing that separates this community from one with a pond in it.
Membership in the Auburn Bay Residents Association is automatic and mandatory with the purchase of a home, and the dues are secured by an encumbrance registered on the Certificate of Title of each member’s property. The association’s own frequently asked questions put it plainly: all property owners in Auburn Bay have an encumbrance to the association on their Certificate of Title. Its Articles of Association say the same thing in legal terms, requiring every owner of a single family or multi-family residential property, including a condominium unit with its own certificate of title, to be a member for as long as they own it, and defining the encumbrance as an instrument registered under the Land Titles Act of Alberta. Commercial development is excluded outright: Article 4(f) states that where a commercial development is involved, neither the owner nor any tenant is a member.
The rate schedule is published in full, which is not something every Calgary lake association does. For 2026/2027 the association gives three annual amounts, all stated as including GST: Standard at $523.92, Lake Access at $720.41 and Lake Shore at $1,047.80. Members are invoiced annually in March, the fees are stated as due April 1st, 2026, and outstanding properties are subject to interest beginning May 1st, 2026. Payment by credit card carries an additional 2% processing fee, and the association states that annual fees are subject to annual compounded inflation increases and GST.
What the three class names actually mean
Read from the Articles rather than from the names, and the schedule says something other than what a buyer would guess. A Lakeshore Lot is a single family lot, or a multi-family condominium or rental site, any portion of which borders on the Lake. A Lake Access Lot is one any portion of which borders on a Walkway. A Standard Lot is defined as one which is neither a Lakeshore Lot nor a Lake Access Lot.
Every one of those definitions describes where a lot physically sits. None of them describes an entitlement. The entitlement comes from membership, and membership is mandatory across residential titles under Article 4, which is why a Standard lot pays the lowest of the three rates and still carries the same obligation and the same card. Access is gated on the card rather than on the class: every resident over 12 is issued one on proof of title, needs it to enter the park or the facility, and gets it only as a member in good standing. Children under 12 are not issued cards and use the facilities with an adult. A tenant needs the landlord to file a transfer of privileges form and to produce title. A replacement card is $10.00.
Two things this guide does not claim. It does not claim the published amounts stand in the ratios the Articles set for the three classes, and it does not claim that a Lakeshore or Lake Access lot carries a private right, such as a private dock or gate, that a Standard lot does not. Neither is established from the association’s published material, so both are questions for the specific title.
The lake, and the rules around it
The association gives the lake as 43 acres, measuring 840 metres north to south and 440 metres east to west at its greatest distance, set in 13 acres of park inside a 900 acre community. CREB®Now published the same 43 acre and 900 acre figures independently in 2017. The association states that the lake was built to accommodate the community’s full capacity at build-out, which it puts at around 6,700 homes. The park, facility and lake run 9 a.m. to 10 p.m. seven days a week, subject to change in extreme weather.
Several of the operating rules are worth knowing before they matter. An adult member may bring up to five non-resident guests per household, and members must remain with their guests at all times; members’ children aged 12 to 15 entering without an adult may bring two guests with parental permission. Larger groups need a gate list filed at least 48 hours ahead, capped at eight guests, and the association accepts a maximum of ten of those per weekday and five per weekend day in summer, first come first served. No dogs or domestic animals of any type are permitted on association property, service and guide dogs excepted, and the association states expressly that this applies to lake shore and lake access way homes too. No alcohol, smoking, cannabis or vaping in the park or the lake. Fishing is from the fishing dock and boats only, with live bait and food of any type prohibited, catch and release preferred and a cap of two fish per day per member and twelve per month per household. Boats and paddleboards are signed out by residents 16 and up on a membership card, one card per craft, with a two hour limit on a boat and 45 minutes on a paddleboard, and life jackets worn at all times. The association runs a published flag system for lake status and posts live statuses for the facility, park, boat house, courts, gatehouse, concession, fishing and disc golf, so conditions can be checked against the operator rather than against a listing remark.
Fees cover Auburn House operating costs including the park, utilities, property taxes, insurance and salaries, landscaping and maintenance including enhanced maintenance of the community’s boulevards and entryways, and programming and events. Audited financial statements go to every member ahead of the annual general meeting, and the board is elected annually from Auburn Bay residents, with the Articles capping directors who own Lakeshore or Lake Access lots at 50% of the board at any given time.
The second, smaller bill
The Auburn Bay Community Association is a separate body and an optional $25 annual membership, in its own words supporting community events and the day-to-day costs of operating, including liability insurance and meeting space rentals, while it works towards funds for a new community centre. It is entirely volunteer based and states its current membership rate as less than 2%. That $25 does not buy lake access. Lake access runs through the residents association encumbrance, and the two bills should never be read as versions of each other.
Housing stock
The City’s census tables and the sales data agree on the shape of this community, which is a useful cross-check because they measure different things.
At the 2021 census Auburn Bay held 6,240 occupied private dwellings: 3,780 single-detached at 61%, 1,205 apartments in buildings under five storeys at 19%, 640 semi-detached at 10% and 620 row houses at 10%. There were no dwellings at all in buildings over five storeys, and none in duplex flats or movable dwellings, so the entire apartment market here is low-rise product. The sales data lines up with that: the apartments that traded over the twelve months to August 2026 carried a median build year of 2018.
Construction ran in two big waves. Of those 6,240 dwellings, 2,005 were built between 2001 and 2010, 2,670 between 2011 and 2015 and 1,475 between 2016 and 2021, so 43% of the community’s stock went up in a single five-year band. Only 65 of them date from 1991 to 2000 and 20 predate 1960, with the City recording none at all built between 1961 and 1990. Condition follows from that: 99% of occupied private dwellings needed only regular maintenance or minor repairs, against 95% citywide.
On the transaction side, four segments traded and each carries enough volume to publish a median.
Detached houses were the largest at 180 sales, 52.5% of the market, at a median of $749,250, and the detached homes that changed hands carried a median build year of 2011, the oldest of the four segments.
Apartments were 74 sales, 21.6% of the market, at a median of $313,750, with a median monthly association fee of $387 and a median build year of 2018. That combination is the entry point to this community and it is the newest product in it by build year.
Row and townhouse product was 51 sales, 14.9% of the market, at a median of $388,000, with a median monthly association fee of $313.27 and a median build year of 2013. The fee on this segment sits below the apartment one despite a median build year five years older, which is a reminder that a monthly obligation is set by a specific corporation and its reserve fund rather than by a community.
Semi-detached homes were 38 sales, 11.1% of the market, at a median of $534,250 and a median build year of 2013.
One cost applies across all four. The annual residents association fee attaches to every residential land title in Auburn Bay, and a condominium fee, where the property is a condominium, sits on top of it rather than in place of it.

The community-wide figures on this page are worth reading in pairs, because each pair says something the single number does not.
The middle sale took 26 days over the twelve months to August 2026, against an arithmetic mean of 36 days across all 343 sales, which is the number shown in the stat block at the top of the page. Ten days between the two means a set of listings sat well beyond the middle one. Split by segment, that resolves into a genuine spread rather than noise: detached and semi-detached both at a median of 21 days, apartments at 38 and row and townhouse product at 44.
On price, the blended median was $565,000 and the mean across the same 343 sales was $616,597. An average moves with how far the expensive sales sit above everything else, while a median only asks which sale lands in the middle and ignores the distance. The roughly $51,600 gap between the two is the size of that effect here. The full span behind both figures ran from $195,000 to $2,401,000, and half of everything closed between $365,000 and $760,000. Worth noting that the upper quartile mark of $760,000 sits slightly above the detached median of $749,250, which is what happens when the largest segment is also the expensive one.
Sellers took 98.15% of asking at the median, so the middle seller gave up a little under two percent. Nothing in that supports a picture of a market either overheating or breaking down.
None of those community-wide numbers prices a house. They summarise 343 transactions across four product types trading at four separate levels, which is why the segment table above is where a real search starts. Getting around
There is no LRT station in Auburn Bay, and there is a station point inside the boundary that does not exist. Both of those are true at once, and separating them is the whole job of this section.
The City of Calgary’s Green Line Stations dataset carries a point named Auburn Bay / Mahogany, and testing it against the City’s community polygon places it inside Auburn Bay, 37 metres from the boundary line. Its construction stage in that dataset is TBD, and its record points to the City’s Future Extensions page. No start date, no opening date and no funding commitment is published for it as at August 2026. Four other nearby station points, Hospital, Seton, McKenzie Towne and Prestwick, are all recorded at TBD as well. The nearest one carrying a funded construction stage is Shepard, recorded at the SE Segment stage, 3,684 metres from Auburn Bay’s boundary. The City states that the long-term vision runs 46 kilometres from Seton to 160 Avenue N across 29 stations and that the Green Line will be built in phases as funding is available. Auburn Bay’s station point sits in the future-extension half of that.
What runs today is the Red Line, and it is a drive away. Somerset-Bridlewood is the nearest station at 6,571 metres from the boundary, then Shawnessy at 6,780, Fish Creek - Lacombe at 7,318, Canyon Meadows at 7,730 and Anderson at 9,205. Every one of those is a straight line from the station point to the nearest point on the community boundary. None of them is a walking distance and none of them is a drive time.
The bus network is four routes across 52 stops inside the boundary. Route 75 Somerset - Mahogany carries 33 of them and is the route that reaches the Red Line, at Somerset-Bridlewood. Route 79 Cranston / Mahogany has 12. Route 23 52 St E has 4. Route 302 BRT Southeast/City Centre has 2, both on the community’s edge, so it runs alongside Auburn Bay rather than through it. On roads, Deerfoot Trail SE runs the west side and Stoney Trail SE the north, which puts two limited-access highways on two of the community’s four sides, with 52 Street SE on the east and Seton Boulevard SE on the south.
For commuting, the 2021 census is the only measured source and it beats an estimate. Across an employed labour force of 6,470 aged 15 and over, 23% of Auburn Bay commuters travelled under 15 minutes against 21% citywide, 44% travelled 15 to 29 minutes against 47%, 25% travelled 30 to 44 minutes against 22%, 4% travelled 45 to 59 minutes against 5%, and 5% travelled an hour or more, the same as the city. No drive time to downtown appears anywhere in this guide, because no primary source publishes one.

Start with the count, because it is the structural fact about this community. Five designated schools stand inside the Auburn Bay boundary: Auburn Bay School, Bayside School and Lakeshore School on the public side, Prince of Peace School and St. Gianna School on the Catholic side. Each of those placements was settled by testing the school’s location against the City of Calgary’s community boundary dataset, and each address was independently re-confirmed through the City’s address point dataset. A school standing inside a community does not by itself hold that community’s designation, so both halves were checked.
The method behind the designations is worth a sentence. Ten coordinates were taken from inside the City’s Auburn Bay polygon, spread across it and pulled back from every edge, then submitted to each board’s designation service with the query pinned to the regular programme. Coordinates went in, not street addresses, because an address has to be resolved to a location first and a resolution that quietly lands somewhere else returns a wrong catchment looking entirely normal. The elementary answer is split between two schools that both stand in Auburn Bay. A designation is not a seat
This is the caution that carries the most weight in Auburn Bay, and it comes from a source separate to the catchment data.
Lakeshore School and Joane Cardinal-Schubert High School both appear under Regular Program on CBE’s published list of schools with a programme in lottery. CBE’s overflow table names where each one sends the students it cannot place: Lakeshore to Nickle School, and Joane Cardinal-Schubert to Centennial High School. CBE states that current lottery zones are in effect for the 2026-2027 school year, that any updates for 2027-2028 will be communicated in fall 2026, and that regular-programme registrations received after the lottery draw will be overflowed to the designated overflow school and added to the callback list. Neither Auburn Bay School nor Bayside School appears on that list.
So two of the three designated CBE schools for an Auburn Bay address are subject to a draw, and the elementary tier is not. If a specific school is part of why you are looking here, the useful question to put to the board is about the year your child would start rather than the year that is running now.
The Catholic side is an overlap, not a split
Prince of Peace School at 43 Auburn Meadows Blvd SE holds the CSSD regular-programme designation at two tiers, elementary and junior high, and it returned at all twenty interior coordinates across both runs at both tiers. St. Gianna School at 800 Auburn Bay Blvd SE returned at thirteen of the twenty, and at every one of those it came back alongside Prince of Peace rather than instead of it. That is the distinction to hold: this is not a case of some addresses going to one school and the rest to another. Every Auburn Bay address tested returns Prince of Peace, and part of the community additionally returns St. Gianna. No dividing street and no proportion is published for the St. Gianna half either.

The association’s Articles of Association put the same obligation in legal terms, requiring every owner of a single family or multi-family residential property, including a condominium unit issued a separate certificate of title, to be a member for as long as they own it, and defining the encumbrance as an instrument registered under the Land Titles Act of Alberta. Article 4(f) excludes commercial development, where neither the owner nor a tenant is a member. On the amount, the association publishes three annual rates for 2026/2027, all stated by the association as including GST: Standard at $523.92, Lake Access at $720.41 and Lake Shore at $1,047.80. Members are invoiced annually in March, the fees are stated as due April 1st, 2026, and the association states that outstanding properties are subject to interest beginning May 1st, 2026. A credit card payment carries an additional 2% processing fee, and the association states that annual fees are subject to annual compounded inflation increases and GST.
Does a Standard fee in Auburn Bay mean no lake access?
No. This is the single most common way to read the Auburn Bay fee schedule wrong, and the association’s own Articles are the place it gets settled. The three classes are defined by where a lot physically sits, not by what it is entitled to. A Lakeshore Lot is a single family lot, or a multi-family condominium or rental site, any portion of which borders on the Lake. A Lake Access Lot is one any portion of which borders on a Walkway. A Standard Lot is defined as one which is neither a Lakeshore Lot nor a Lake Access Lot. Those definitions set the rate. They do not set the entitlement, because the entitlement runs through membership, and membership is mandatory and universal across residential titles under Article 4. The association reinforces the point in practice: every resident over 12 is issued a membership card on proof of title and needs it to enter the park or the facility, and cards are issued only to a member in good standing. So a Standard lot pays the lowest of the three rates and its title carries the same mandatory membership as a Lake Shore one. What this guide does not establish, and therefore does not claim, is whether a Lakeshore or Lake Access lot comes with any private right that a Standard lot does not. Take that question to the specific title and to the association.
What schools serve Auburn Bay?
Five designated schools stand inside Auburn Bay itself, three on the public side and two on the Catholic side, and each of those placements was settled by testing the school’s location against the City of Calgary’s community boundary dataset rather than by reading its address. Ten coordinates were taken from inside the City’s Auburn Bay polygon, spread across it and held back from every edge, then submitted to each board’s designation service with the query pinned to the regular programme, and the whole exercise was repeated on ten fresh coordinates. On the public side the elementary answer is split between two schools that both stand in the community: Auburn Bay School at 7 Auburn Bay Avenue SE and Bayside School at 15 Auburn Crest Park SE, both running Kindergarten to Grade 5. The split reproduced in the same direction on both runs, so it is real, but twenty points cannot locate the line between the two catchments and no dividing street or proportion is published here. Both hand off at Grade 6 to Lakeshore School at 430 Auburn Bay Dr SE, also inside Auburn Bay, and then to Joane Cardinal-Schubert High School at 19480 45 St SE in Seton. Both of those returned at every point on both runs. On the Catholic side the pattern is an overlap rather than a split. Prince of Peace School at 43 Auburn Meadows Blvd SE returned at all twenty points for elementary and junior high alike, and St. Gianna School at 800 Auburn Bay Blvd SE returned at thirteen of the twenty, always alongside Prince of Peace and never instead of it. Senior high is a co-designation: All Saints High School at 729 Legacy Village Road SE together with an All Saints / Bishop O’Byrne option area whose own note states that students residing in Auburn Bay, Cranston, Mahogany or Seton have the option of attending either. The attendance areas above reflect the 2025/2026 school year, both boards reset designations by address and review them annually, and the seat question is separate from the designation question, so get the live answer from CBE’s Find a School tool and the CSSD school finder before you commit.
Are Auburn Bay's designated schools in a lottery?
Two of the three CBE schools that designate to any given Auburn Bay address are. Lakeshore School and Joane Cardinal-Schubert High School both appear under Regular Program on CBE’s published list of schools with a programme in lottery, and CBE’s own overflow table names the destinations: Lakeshore overflows to Nickle School, and Joane Cardinal-Schubert overflows to Centennial High School. CBE states that current lottery zones are in effect for the 2026-2027 school year, that any updates for 2027-2028 will be communicated in fall 2026, and that regular-programme registrations received after the lottery draw will be overflowed to their designated overflow school and added to the callback list. Neither Auburn Bay School nor Bayside School is on that list, so the two elementary designations inside the community are not affected. The practical reading is that a designation and a seat are two different things here, and which one you are dealing with depends on the year you are enrolling and on when you register. There is a comparable caution on the Catholic side, from a different mechanism: the district’s own elementary record for Prince of Peace School carries a note that new Auburn Bay K-6 students may be directed to Our Lady of the Rosary. If a specific school is part of why you are buying in Auburn Bay, ask the board directly about the year your child would start rather than about the current one.
How long do homes take to sell in Auburn Bay?
The middle sale took 26 days over the twelve months to August 2026, and the arithmetic mean across all 343 sales was 36 days, which is the figure shown in the stat block at the top of this page. A mean running ten days above the median means a group of listings sat considerably longer than the middle one did. The segments are where that resolves into a usable number, and they do not move together. Detached houses and semi-detached homes both ran a median of 21 days. Apartments ran 38 days. Row and townhouse product ran 44 days, which is more than double the detached figure in the same community over the same twelve months. On price, sellers took 98.15% of asking at the median, so the middle seller gave up a little under two percent. Put the two measures together and this is a market where the product type governs the calendar far more than the community does. For a seller of attached product that means planning around the segment’s own timeline rather than the headline one. For a buyer it means a townhouse that has been sitting is not automatically a problem listing.
Is the Green Line coming to Auburn Bay?
A station point named Auburn Bay / Mahogany does sit inside the community boundary on the City of Calgary’s own Green Line Stations dataset, 37 metres from the boundary line, and it does not exist. The City’s record gives its construction stage as TBD and points to the City’s Future Extensions page, and no start date, no opening date and no funding commitment is published for it. That is the whole of what can be said about it as at August 2026. The nearest Green Line station carrying a funded construction stage is Shepard, recorded at the SE Segment stage, 3,684 metres from Auburn Bay’s boundary in a straight line. Four other nearby station points, Hospital, Seton, McKenzie Towne and Prestwick, are all recorded at TBD as well. The City states that the long-term vision runs 46 kilometres from Seton to 160 Avenue N across 29 stations and that the Green Line will be built in phases as funding is available, which places Auburn Bay’s station in the future-extension half of that programme rather than the funded half. What exists today is the Red Line, and the nearest station on it is Somerset-Bridlewood, 6,571 metres from the boundary in a straight line, reached from Auburn Bay by Route 75. Green Line planning was still in motion as this guide was written, so take the current position from the City’s own pages rather than from a property guide.
