Overview

Rosscarrock is a community of the 1950s that mostly sells homes built this century, and holding both halves of that sentence at once is the key to reading its market.

The City of Calgary classes Rosscarrock as an established residential community of the 1950s, and the Rosscarrock Community Association’s own site gives 1954 as the year the community was established. Yet the homes that changed hands here over the twelve months to August 2026 carried a median build year of 2014. That last figure describes what sold, not what stands. A twelve-month sold sample cannot tell you what the streets look like today. What it does tell you is which product is trading, and here it is the newer end of the stock.

Forty-three residential sales closed over that window at a blended median of $845,000, and the lowest of them closed at $135,000. Detached houses were 14 of those 43, or 32.6%. The single largest product type was half duplexes, at 19. The remaining sales were apartments and categories with too few transactions to report, which is why the segment figures in this guide do not add to 43.

The boundaries are well settled. Bow Trail SW runs along 94% of the northern edge, 17 Avenue SW along 95% of the southern one and 45 Street SW along 81% of the west. The east side is 33 Street SW where the community is square, with Bow Trail wrapping the northeast corner. The community association’s own about page gives the same four streets on the same four sides, so two independent descriptions agree exactly.

Two things sit inside the boundary that a buyer will care about: Westbrook Station on the Blue Line, and Westbrook Mall.

There is a shopping mall inside Rosscarrock, and the better-documented anchor is still the train.

Westbrook Mall is inside the community. For tenants, store count, floor area or ownership, check the mall directly.

The station is the better-documented fact and it gets its own section below.

On open space, the City records five park sites inside the boundary. One carries a name, Rosscarrock Depot, and it is a Calgary Parks operations depot rather than a public amenity. The other four are subneighbourhood park sites with no published names. No recreation facility sits inside the community.

Community business runs through the Rosscarrock Community Association, whose hall is at 4411 10 Avenue SW. Two dates circulate about this community and they are not the same fact: the community itself was established in 1954, per the association’s own site, while the association was registered on 30 March 1951. If you see one quoted as the other, that is where the confusion comes from.

Housing stock

Two product types traded here in volume over the twelve months to August 2026, and the distance between their medians is small enough to be worth a paragraph of its own.

Half duplexes were the largest single group, at 19 sales and 44% of the market. Their typical price was $895,000, and the average across the same 19 was $847,732. The middle half of sales closed between $780,450 and $971,500, and the full range ran from $485,000 to $1,070,000. The half duplexes that sold carried a typical build year of 2015. No association fee showed up on any of those 19 sales, which is a fact about how those sales were listed and not a statement about how any of those properties is titled.

Detached houses were 14 sales, 32.6% of the market, at a typical $876,950 and an average of $878,057. Those two sitting almost on top of each other is worth noting on its own: the detached segment has no heavy tail pulling it in either direction. The middle half of sales closed between $768,500 and $1,007,500 and the full range ran from $644,000 to $1,099,900. The detached homes that sold were typically built in 2007 or 2008. No association fee showed up on any of the 14 sales, with the same caveat as above.

Set the two typical prices beside each other and they differ by about $18,000, roughly 2% on an $880,000 base. Across 19 sales and 14 sales that is a small enough gap that neither product type can be said to have sold for more than the other. What the numbers say is that they traded at effectively the same price. The middle halves back that up rather than sitting apart underneath two coincidentally close typical prices: $780,450 to $971,500 for half duplexes against $768,500 to $1,007,500 for detached, which is an overlap across almost the whole of both.

Five apartment sales also closed, ranging from $135,000 to $342,500. That is too few sales to give a reliable price, a typical time on market, a fee or a build year for the segment, so none of those figures is given here. The $135,000 at the bottom of that range was the single lowest sale in Rosscarrock over the whole twelve months.

The stat block at the top of this page carries two means among its four figures, and one of them points the opposite way from what a reader will expect. The average sale price shown there, $787,509, is the mean across all 43 sales, and it sits about $57,500 below the median of $845,000. That is not a transcription error. A median counts every sale once, so a very cheap transaction moves it the same distance as a mildly cheap one. A mean carries the actual dollar value of every sale, so a small group of transactions well under the middle pulls it down. Rosscarrock’s year included apartment sales spanning $135,000 to $342,500 while the bulk of transactions clustered between $717,500 and $970,000, and that is the shape producing the gap.

The average days on market, shown as 51, is a mean too: 50.5 days rounded to a whole day, against a median of 34. That one runs the ordinary way, and the size of the gap is the point. Half of everything sold inside about five weeks, and a group of listings that sat far longer pulled the average up by roughly half again.

The negotiation figures are worth as much here as the price ones. The median sale-to-list ratio was 98.2% and the mean was 97.4%. When the mean sits below the median on that measure, the discounting is not spread evenly across the market: it is concentrated in the listings that took longest. Read together with a mean of 50.5 days against a median of 34, the picture is a market where most homes sold in a reasonable time near asking, and a meaningful minority sat and then gave something up.

Getting around

Twenty-five active transit stops sit inside Rosscarrock’s boundary on the City of Calgary’s stop and route data. That count is the whole story of this section, because a large part of it converges on one site.

Westbrook Station is here, inside Rosscarrock’s boundary rather than just nearby.

What calls there makes it an interchange rather than a stop on a line. Route 306 MAX Teal Westbrook/Douglas Glen runs through it, recorded in the City’s data under its MAX category. So do routes 2 Mount Pleasant/Killarney 17 Av SW, 9 Dalhousie Station/Chinook Station, 26 Sarcee Trail Crosstown, 93 Coach Hill/Westbrook Station and 111 Old Banff Coach Road, every one of them active in the City’s records. Note what route 93 does with Westbrook’s name in its title: it calls at stops in more than one community. A route name points at a destination, not at a service area.

The line is the Blue Line, route 202. Calgary Transit’s own CTrain map legend gives the Blue Line as Saddletowne to 69 Street SW, and the City’s own data tags Westbrook as route 202 on the west leg, with the long name Blue Line.

Station order from Westbrook runs Shaganappi Point, Sunalta, Downtown West / Kerby, then 8, 7, 6, 4, 3 and 1 Street, then City Hall in the downtown direction. The other way it is 45 Street, Sirocco, then 69 Street, where the west leg ends.

That second list is where a Rosscarrock search goes wrong. A bus stop inside this community is named for 45 Street West LRT Station, so a search going by stop names instead of station locations will report two platforms here. 45 Street Station itself is in Westgate. Rosscarrock has one.

Walking time to Westbrook Station, ride time downtown, service frequency and drive time to anywhere are not covered here, and a distance measured across a map is not a walk. Take those four to a live schedule and a real weekday run.

Schools

The public elementary answer in Rosscarrock depends on which address you buy. Every tier above it is the same right across the community.

Most of Rosscarrock is designated to Glendale School for Kindergarten to Grade 6, at 2415 Kelwood Dr SW in Glendale. Addresses along the community’s northern edge are designated instead to Wildwood School (K-6), at 120 45 Street SW in neighbouring Wildwood. If a catchment is part of the decision, run the specific address through CBE’s Find a School tool before you write an offer, and run both if you are choosing between houses at opposite ends of the community.

Above that grade the answer settles. Junior high is Vincent Massey School (7-9) at 939 45 St SW in Westgate, and senior high is Central Memorial High School (10-12) at 5111 21 St SW in North Glenmore Park. CBE’s roster shows one programme each for the four public schools named above and no citywide choice stream running beside any of them.

St. Michael School carries the Catholic designation for every Rosscarrock address at both the elementary and the junior high tier, and it is inside Rosscarrock, at 4511 8 Avenue SW. Its published range runs Kindergarten to Grade 9, which is why one school covers two tiers. The Catholic senior high designation is St. Mary’s High School (10-12) at 111 18 Avenue SW in Mission. From the 2027-28 school year, the designated Catholic senior high becomes St. Pier Giorgio Frassati High School, the new CSSD school in west Calgary due to open in fall 2027.

Two cautions before you check any of this yourself.

The first is about the school inside the community that is not a catchment school. Westbrook Outreach is the only CBE facility inside the Rosscarrock boundary. It runs an Outreach programme for grades 10 to 12. It is not this community’s high school. Central Memorial is.

The second is about Killarney School. CBE’s roster gives that school a single programme, Montessori (K-6), and nothing else. That is a citywide programme families apply to, not an address-based designation. The same applies to Glamorgan School, which the roster gives as a Traditional Learning Centre programme, and to Westgate School, which the roster gives as Early French Immersion. All three will appear on a school locator search, alongside dozens of others including Western Canada High School. Every one of those is something you apply for rather than something your address entitles you to, and that distinction is the entire question.
