The vibe
New Brighton runs on one governing fact ahead of everything else: membership in the New Brighton Residents Association, NBRA, is not a choice, and the mechanism securing it sits on the title rather than in a membership drawer. A second body, the New Brighton Community Association, NBCA, also uses the New Brighton name; it is voluntary, has no facilities of its own, runs on sponsorship and fundraising, and lobbies the City on schools, traffic calming and park concerns. Only the NBRA carries an encumbrance, and the two should never be treated as interchangeable.
The NBRA states the obligation plainly: all residents and property owners in New Brighton have their title encumbered with the Association. Its Articles of Association, filed under the Companies Act (Alberta), define that Encumbrance by direct reference to Alberta’s Land Titles Act, and Article 4 makes registration a condition of membership rather than an optional add-on.
