Overview
Sherwood is bounded by Symons Valley Parkway NW on the north, with Nolan Hill on the far side. Shaganappi Trail NW curves down the east side, with Kincora across it, and Stoney Trail NW runs along the south, with Hamptons beyond the freeway. Sarcee Trail NW is the west edge. Sage Hill, Hidden Valley and Citadel each meet Sherwood at a single corner. Its addresses are all NW, the whole of it sits in Ward 2, and its residential streets all carry the Sherwood or Sherview name.
Sherwood sold 53 homes in the twelve months to August 2026, and 35 of them, or 66.0%, were detached houses at a typical $800,000. Townhouses were 11 more, at a typical $414,000, and the other 7 were apartments. Across all 53, the typical price was $762,500, and half sold within 26 days.
The south-west corner is Beacon Hill, the regional shopping centre with Costco and Home Depot. It takes up much of the land along Sarcee Trail, inside Sherwood’s boundary.
Blessed Marie-Rose, the Catholic school for kindergarten to grade 9, is on Sherwood Boulevard NW. Townhouses here come with a condo fee, and the community has no residents association or homeowners association fee.
David’s take
The vibe
Built from the Shaganappi Trail corner
Sherwood was annexed in 1989, and its first houses date from 2003. The City counted its first 188 residents in 2005. Building started in the south-east, on streets like Sherwood Way NW, Sherwood Common NW and Sherwood Terrace NW near Shaganappi Trail and Stoney Trail, moved through the middle of the community, and finished in the north-west, where the Sherview streets were the last of the houses.
Of the City’s 1,764 residential assessments in Sherwood for 2026, 31.9% date from 2003 to 2009, 40.7% from 2010 to 2014 and 26.0% from 2015 to 2019. Only 1.4% are newer.
From the Sarcee Trail and Stoney Trail corner, where the shopping centre is, the ground drops about 95 metres to the Shaganappi Trail side.
Bigger households than the city’s
The 2021 census counted 6,520 people in Sherwood. Households averaged 3.2 people, against 2.6 across Calgary, and 20% had five or more (Calgary: 10%). Children 14 and under were 23% of residents (Calgary: 18%), and people 65 and over were 8% (Calgary: 13%).
Owners made up 72% of households, close to Calgary’s 69%. The median household income for 2020 was $108,000, where the city’s was $98,000. Of the owners, 83% had a mortgage (Calgary: 65%). Nearly half of residents, 49%, had moved in the previous five years (Calgary: 42%).
Beacon Hill, inside the boundary
The shopping centre along Sarcee Trail NW is called Beacon Hill, and it is part of Sherwood, not a community of its own. Costco and Home Depot are on two of its first sites, built in the mid-2000s. As of October 2026 it also has a supermarket, a pharmacy, restaurants and a gym. A few businesses in the centre trade under the name Beacon Heights.
The north-west corner, by Sarcee Trail and Symons Valley Parkway, is zoned for commercial and industrial use, and the City has issued building permits there for two car dealerships.
A garden, a winter rink and the fields
The Sherwood Community Association runs a community garden at the Shaganappi Trail end of the community, built by volunteers in 2017. A bed rents for $20 a year, and a membership is required to rent one. In winter there is an outdoor rink on the grass by Sherwood Place NW, where the association holds a skating festival when the ice allows. Its events also include a multicultural festival, held in September 2026.
The association doesn’t have a hall or building of its own. Membership is optional, and its page lists memberships at $25 a year.
The City’s parks inside Sherwood hold nine soccer fields, a ball diamond and a basketball court, and three of the parks have playground equipment. There are no tennis or pickleball courts. City natural areas sit at the Shaganappi Trail end, behind the shopping centre and along Symons Valley Parkway.
What isn’t inside
Sherwood has no community hall, pool, arena, library or place of worship, and no City off-leash area. The nearest off-leash area is in Hidden Valley. For books, the Sage Hill Library sits past Sherwood’s north-east corner, in Sage Hill.
The City’s Symons Valley Centre project, at 251 Sage Hill Blvd NW in Sage Hill, will mainly serve Kincora, Sherwood, Sage Hill, Nolan Hill and Evanston, by the City’s description. The City expects to open its new library there in mid-2028.
Housing stock
Detached houses are most of Sherwood: 1,360 of the City’s 1,764 residential assessments for 2026, or 77.1%, on a typical lot of 4,456 square feet. Single-detached houses accounted for 63% of Sherwood’s occupied homes at the 2021 census, against Calgary’s 55%. There are no back lanes, so the garages face the street.
There are no half-duplexes or semi-detached homes at all. The attached homes are along the north and west part of Sherwood Boulevard NW and on Sherwood Lane NW, Sherwood Row NW and Sherwood Square NW. The south and east of the community are all detached.
The townhouses come to 246 units in six complexes. Five were built from 2014 to 2017, and the sixth, three buildings on Sherwood Lane, was finished between 2024 and 2026. In the twelve months to August 2026 the townhouses that sold here typically went for $414,000, and the typical one was a 2015 build.
Every townhouse in Sherwood is a condominium unit. No row sits on freehold lots, so buying a townhouse here always means buying into a condo corporation, and on the 11 that sold the typical condo fee was $289 a month. A detached house sits outside all of that. It has no condo fee, and Sherwood has no residents association or homeowners association fee. On a townhouse, the condo corporation’s documents are part of what your lawyer reviews before you close. The post on Calgary HOA fees is a useful read before you do.
There are 157 apartment condominium units in two buildings, one on Sherwood Boulevard and one on Sherwood Square. Sherwood also has two purpose-built rental sites on Sherwood Boulevard, built in the 2010s.
Since the start of 2024, the most common development permit application in Sherwood has been for a secondary suite. Nobody applied in that time to build a new detached, semi-detached or duplex home.
| Type | Median sale price | Sales |
|---|---|---|
| Detached | $788,250 | 28 |
| Row / townhouse | $438,000 | 11 |
| Apartment | $282,500 | 5 |
| All home types | $717,500 | 44 |
Recent sales
Fifty-three homes sold in Sherwood in the twelve months to August 2026. The 35 detached houses sold for a typical $800,000, in a range from $660,000 to $1,110,000, and half of them went within 25 days. The typical one was built in 2013.
The 11 townhouses sold for a typical $414,000, between $400,000 and $466,000. Half sold within 17 days, against 25 for the detached houses, and their typical condo fee was $289 a month. The other 7 sales were apartments.
All 53 together had a typical price of $762,500, with the middle half between $438,000 and $840,000. The lowest sale was $201,500 and the highest $1,110,000. That $201,500 was an apartment, one of the 7, and it is no guide to the houses here: for a house, detached sales ran from $660,000 to $1,110,000. Half of all 53 homes sold within 26 days, and a typical sale reached 97.32% of the asking price.
At $665,738, Sherwood’s average sale price trailed its typical price by $96,762. The difference is the mix of homes: 18 of the 53 sales were townhouses and apartments, and the 11 townhouses alone sold between $400,000 and $466,000, while the typical detached house went for $800,000. Homes took 35 days to sell on average.
Across Stoney Trail, a typical detached house in Hamptons sold for $924,000 in the twelve months to August 2026, and across Shaganappi Trail in Kincora it was $710,000, against $800,000 here. Half of Sherwood’s detached houses sold within 25 days, against 28 in Kincora and 31 in Hamptons.
In Sherwood, a home valuation starts from the house you own, not the community’s typical price. Buyers can read the buyer’s guide for how an offer is written and firmed up in Alberta.
Getting around
Sherwood Boulevard NW is the main loop through the community, and it comes out on Sarcee Trail on the west side. Sherview Drive NW runs north and south on the west side, behind the shopping centre, and Sherwood Gate NW comes in from Shaganappi Trail on the east. Stoney Trail, along the south edge, sits on Sherwood’s side of the boundary line, with Hamptons beyond it.
No CTrain or MAX line stops in Sherwood. Route 129 Dalhousie Station/Sage Hill is the regular route through the residential streets, on Sherwood Boulevard, Sherwood Gate and Sherview Drive, and it runs every day between Dalhousie Station on the Red Line and Sage Hill. Route 82 Nolan Hill turns around on Sherview Drive, stops in the shopping centre and on Shaganappi Trail, and runs to Brentwood Station. Route 115 Symons Valley Parkway stops on Sherview Drive, Symons Valley Parkway and in the shopping centre on its way between Tuscany Station and North Pointe Terminal.
Route 46 MacEwan has two stops on Shaganappi Trail, at Kincora Gate NW and Sherwood Gate, but only in the southbound direction, toward the 78 Avenue terminal.
At the 2021 census, 8% of Sherwood’s working residents commuted by transit, a little under Calgary’s 9%.

Schools
Blessed Marie-Rose School, at 999 Sherwood Blvd NW, is the only school building in Sherwood, and it is Catholic. As CSSD publishes it in October 2026, it takes every Sherwood address from kindergarten through grade 9. For grades 10 to 12, Catholic students go to St. Francis High School in Collingwood, at 877 Northmount Dr NW. CSSD lists no option school beside it, and for 2027-2028 its high school boundaries still send Sherwood to St. Francis.
A public school student leaves Sherwood for every grade. As CBE publishes it in October 2026, kindergarten to grade 6 is at Ranchlands School, 610 Ranchlands Blvd NW in Ranchlands. Grades 7 to 9 go to H.D. Cartwright School, at 5500 Dalhart Rd NW in Dalhousie, and grades 10 to 12 to Sir Winston Churchill High School, 5220 Northland Dr NW, over in Brentwood.
Each board sends all of Sherwood to the same schools, so no street is split. CBE has approved a middle school for 485 Sherwood Blvd NW, targeting completion in 2029-2030, and has not set who it will serve.
Calgary Transit runs school routes between Sherwood and both high schools, among them 703 Churchill/Sherwood and 818 St. Francis/Sherwood/Hamptons/Edgemont. Getting to Ranchlands School and H.D. Cartwright School is something to raise with CBE for the house you’re buying.
CBE’s Find a School and the CSSD school finder each answer for an exact address, and since a board can redraw a designation for a later year, check yours in both. The schools resource goes into how each board sets its attendance areas.

It sits in Collingwood, at 877 Northmount Dr NW, and Sherwood keeps it under CSSD's 2027-2028 high school boundaries. School route 818 St. Francis/Sherwood/Hamptons/Edgemont stops in Sherwood.
Frequently asked questions
What do homes sell for in Sherwood?
Most of the sales are houses, and the type sets the price. In the twelve months to August 2026, 35 detached houses sold at a typical $800,000, from $660,000 to $1,110,000, and 11 townhouses sold at a typical $414,000, from $400,000 to $466,000, with a typical condo fee of $289 a month. The other 7 sales were apartments. With all 53 counted, the typical price was $762,500 and the middle half sold for between $438,000 and $840,000. For your own house, a home valuation works from that house rather than the community figure.
Is there a monthly fee on a Sherwood home?
Only on a condominium. Every townhouse in Sherwood is a condominium unit, so a townhouse always comes with a condo fee, typically $289 a month on the 11 that sold in the twelve months to August 2026. Apartment condominiums have condo fees as well. A detached house has no condo fee, and Sherwood has no residents association or homeowners association fee. Membership in the Sherwood Community Association is optional and separate, and its page lists it at $25 a year. Have your lawyer review the title, plus the condo documents if it’s a condominium.
Is Beacon Hill part of Sherwood?
Yes. Beacon Hill is the name of the shopping centre, not of a separate community, and it sits inside Sherwood’s boundary along Sarcee Trail NW in the south-west of the community. Costco and Home Depot are both there, and as of October 2026 the centre also has a supermarket, a pharmacy, restaurants and a gym. A few businesses in the centre trade under the name Beacon Heights.
Which schools serve a Sherwood address?
The Catholic school for kindergarten to grade 9 is in Sherwood itself. As CSSD publishes it in October 2026, Blessed Marie-Rose School, at 999 Sherwood Blvd NW, takes every Sherwood address through grade 9, then St. Francis High School in Collingwood has grades 10 to 12. Every public school is outside Sherwood. As CBE publishes it in October 2026, kindergarten to grade 6 is at Ranchlands School in Ranchlands, grades 7 to 9 at H.D. Cartwright School in Dalhousie, and Sir Winston Churchill High School in Brentwood from grade 10 to grade 12. The answer is the same on every Sherwood street.
Does Sherwood have a community hall or an off-leash area?
Neither. The Sherwood Community Association runs without a building, and the City has no off-leash area inside the community. The nearest one is in Hidden Valley. Sherwood has no pool, arena or library either. What it does have outdoors is a community garden at the Shaganappi Trail end, run by the association, an outdoor winter rink on the grass by Sherwood Place NW, nine soccer fields, a ball diamond and a basketball court.
What transit serves Sherwood?
Buses, since neither the CTrain nor MAX stops inside Sherwood. Route 129 runs through the residential streets every day between Dalhousie Station on the Red Line and Sage Hill. Route 82 runs from Sherview Drive NW and the shopping centre to Brentwood Station, and Route 115 links Tuscany Station with North Pointe Terminal along Symons Valley Parkway. Route 46 stops on Shaganappi Trail in the southbound direction only.
How old are the homes in Sherwood?
The first ones went up in 2003, and nearly all were finished by 2019. The City counted Sherwood’s first 188 residents in 2005. Building started in the south-east, by Shaganappi Trail and Stoney Trail, and the Sherview streets in the north-west came last. The typical construction year for homes sold in the twelve months to August 2026 was 2014, or 2013 for a detached house and 2015 for a townhouse.
