Overview

Kincora is boxed in by main roads on all four sides. Sherwood is west of Shaganappi Trail NW, Hidden Valley is south of Stoney Trail NW, Evanston is east of Symons Valley Road NW and Sage Hill is north of Symons Valley Parkway NW. Hamptons touches the south-west corner and Nolan Hill the north-west corner. All its addresses are NW, and its residential street names all begin with Kin, as Kincora, Kincora Glen or Kinlea.

Ravines run through it. The City’s park sites cover about a quarter of Kincora’s land, and there are no shops at all inside the four roads.

The market splits between houses and apartments. Detached houses made up 41 of the 87 sales in the twelve months to August 2026, typically selling for $710,000. Apartments were about a third, 30 sales at a typical $267,750.

The Kincora Residents Association charges a mandatory annual fee in the southern part of Kincora, the area the Kincora Community Association describes as the properties south of Kincora Glen Road.

David’s take

The vibe

Ravines, a pond and a lot of park

Kincora holds 11 City park sites, covering about a quarter of it, and much of the open land is environmental reserve: the northern and southern ravines, as the residents association calls them. The land falls about 70 metres from the Shaganappi Trail side down to Symons Valley Road, toward West Nose Creek, which runs on the Evanston side of that road.

In the south-east corner is a landscaped stormwater pond with a playground beside it. Playgrounds stand on five of the park sites, and paved pathways run through the parks.

Along the south side, a strip of the Stoney Trail corridor lies inside the community line.

Two associations, two jobs

The Kincora Residents Association looks after the landscaping of the green spaces, the main entrance on Kincora Boulevard, the tower and the gazebo inside its boundary, through agreements with the City. Its fee is the mandatory one.

The Kincora Community Association is the optional one. In its own words, the two are “two separate organizations”. It runs events through the year and floods an outdoor rink with volunteers through the City’s Adopt-a-Rink programme. Membership is open to anyone at $20 a year per household. It has no hall, and there is no community building in Kincora.

Built from 2002

The land has been part of Calgary since 1989. The first houses went up in 2002, and the City counted 544 residents in 2004. Building moved from the entrance off Symons Valley Road in the south-east toward the west and north, reaching the Kinlea streets by Symons Valley Parkway around 2008 to 2011.

The apartments and most of the townhouses came later, mostly from 2013 on, along Kincora Glen Road, on Kincora Glen Park and on the Kinlea streets at the north end.

Couples with children

Kincora had 7,030 residents at the 2021 census. Two apartment buildings at the north end were finished after that count, so the census describes a slightly smaller, more owner-heavy community than today’s.

Children 14 and under were 21% of residents, against 18% across Calgary, and 9% were 65 or older (Calgary: 13%). Married couples with children made up 52% of families, where Calgary’s figure was 44%, and the average household had 2.8 people (Calgary: 2.6).

Of Kincora’s households, 72% owned their home (Calgary: 69%), and 76% of owners were paying off a mortgage (Calgary: 65%). In 2020 the median Kincora household brought in $107,000 (Calgary: $98,000). Sixty per cent of residents were living where they had been five years earlier (Calgary: 58%).

Homes, parks and one church

Inside Kincora are homes, parks, the pond and one church, Symons Valley United Church on Kincora Rise NW, which the residents association lists for space rentals. There is no store, school building, library, community hall or off-leash area.

Everyday shopping is across the edge roads. The Calgary Co-op and a Shoppers Drug Mart are in Evanston, across Symons Valley Road, and T&T Supermarket is in Sage Hill, across Symons Valley Parkway. The Costco is across Shaganappi Trail in Sherwood. The Sage Hill Library is in Sage Hill, and the nearest City off-leash areas are in Hidden Valley and Evanston.

The Symons Valley Leisure and Amenities Society is raising money for Symons Valley Park, an all-season outdoor park on City land along Symons Valley Parkway, planned with input from residents of Kincora, Nolan Hill, Sage Hill and Sherwood. The society says it has $500,000 from the City and $300,000 from the Kincora Residents Association toward it. It isn’t built.

Housing stock

The City’s 2026 assessments list 1,485 detached houses in Kincora, on a typical lot of 4,478 square feet. By the 2021 census, single-detached houses made up 58% of Kincora’s occupied homes, a little over Calgary’s 55%.

The attached homes are mostly at the north end. There are 552 apartment condominium units, in five buildings or complexes on Kincora Glen Road and Kincora Glen Park, and two purpose-built rental apartment buildings on Kincora Glen Park. A third apartment building on Kincora Glen Road was finished in 2025. An apartment owner pays a condo fee to the corporation, typically $427 a month on the apartments sold in the twelve months to August 2026.

All 184 townhouses are condominium units, in five complexes. The largest are on Kincora Heath and Kincora Lane by the church, and on Kinlea Common and Kinlea Way, and the rest are on Kincora Glen Road. Kincora has no freehold townhouses. Its 82 half-duplexes are on two streets, Kincora Terrace NW and Kincora Crescent NW, each half on its own title.

The Kincora Residents Association charges, in its own words, “Single detached home $210 ($200 plus $10 GST) / Multi-family home $105 ($100 plus $5 GST)”, billed on January 1, and says “The KRA’s HOA fee is not optional.” It says an encumbrance on the titles inside its boundary sets out the annual payment. The Kincora Community Association puts that boundary at southern Kincora, the properties south of Kincora Glen Road. Unpaid fees draw interest under the residents association’s articles, and the association says the balance is usually cleared during a sale. The title and the association settle which side a particular home is on.

Kincora is not on the City’s special tax for landscaping. When your lawyer pulls the title on a Kincora home, ask for the encumbrance to be read with it. For how these charges work in general, see homeowners association fees in Calgary.

Recent sales

Of Kincora’s 87 sales in the twelve months to August 2026, 41 were detached houses. They sold for a typical $710,000, from $590,000 to $950,000, and half sold within 28 days. The typical detached house that sold was built in 2005.

Apartments were 30 of the 87. Their typical price was $267,750, in a range from $197,000 to $706,000, and they moved faster than the houses: half sold within 22 days, where half the detached houses sold within 28. The typical apartment that sold was a 2016 build, with a typical condo fee of $427 a month.

Nine townhouses and seven semi-detached homes sold as well, so the detached and apartment figures cover 71 of the 87 sales.

Taken as one market, the 87 sales had a typical price of $625,000, and the middle 50% of prices fell between $295,000 and $710,000. The lowest sale was $197,000 and the highest $950,000, half sold within 28 days, and a seller typically received 97.66% of the asking price.

The average sale, $531,965, comes in $93,035 under that typical price because the 87 sales mix 30 apartments, typically $267,750, with 41 detached houses, typically $710,000. An average taken across both fits neither type. Compare a home with others of its own type.

In the twelve months to August 2026, detached houses in Hidden Valley, across Stoney Trail, typically went for $604,000, where Kincora’s went for $710,000, and half of Hidden Valley’s sold within 20 days, where half of Kincora’s sold within 28. In Evanston, across Symons Valley Road, the typical detached house went for $675,000 in the twelve months to August 2026, next to Kincora’s $710,000.

A seller’s starting point is a home valuation of the house itself, not the community’s figures. A buyer’s is the buyer’s guide, which walks through an offer and its conditions.

Getting around

Kincora Boulevard NW is the main way in from Symons Valley Road, on the east side. Kincora Drive NW loops through the southern streets, and Kincora Glen Road NW crosses the north part from west to east. At the north-west corner, Kincora Gate NW leads in from Shaganappi Trail and Symons Valley Parkway. Stoney Trail runs along the whole south side, with interchanges at Shaganappi Trail in the south-west and at Symons Valley Road and Beddington Trail in the south-east.

Route 47 Sandstone is the bus through the middle. It runs on Kincora Drive, Kincora Boulevard and Kincora Glen Road every day of the week, between Sage Hill and the 78 Avenue Terminal. Route 46 MacEwan runs between the same two ends by way of Kincora Glen Road and Kincora Gate. At the north-west corner, Route 82 Nolan Hill and Route 129 stop on the way to Nolan Hill and Sage Hill, and Route 129 is the one that runs to a CTrain station, Dalhousie Station on the Red Line. Route 115 has one stop on Symons Valley Parkway.

Route 503 Symons Valley Express picks up on Symons Valley Road for the city centre. The stops for the ride home are on the Evanston side of the road. It is an express bus, not a MAX line. There’s no CTrain station in Kincora, and no MAX stop either. Census figures for 2021 put Kincora’s transit share of trips to work at 4%, with the citywide share at 9%.

On a clear road from the middle of Kincora, getting to Calgary International Airport takes 18 minutes, less than any of the other three. Schools

No school building stands in Kincora, so every designated school is in another community.

Every Kincora address is designated to Simons Valley School, at 375 Sandarac Dr NW in Sandstone Valley, as CBE publishes it in October 2026, for public kindergarten to grade 5. Simon Fraser School, 5215 33 St NW in Brentwood, takes grades 6 to 9. John G. Diefenbaker High School, 6620 4 St NW in Huntington Hills, has the high school years, grades 10 to 12. Both of the first two are new this school year: CBE moved Kincora’s grades 6 to 9 to Simon Fraser, and made Simons Valley a kindergarten to grade 5 school, from 2026-27. CBE has also approved a Sage Hill / Kincora middle school, targeting completion in 2029-2030, and says its designation area will be set closer to opening.

Kincora is designated to one Catholic school from kindergarten to grade 9, as CSSD publishes it in October 2026, which is Blessed Marie-Rose School, at 999 Sherwood Boulevard NW in Sherwood. For grades 10 to 12 they go to Notre Dame High School, at 11900 Country Village Link NE in Country Hills Village. CSSD’s 2026-2027 list adds St. Francis High School, 877 Northmount Drive NW in Collingwood, as an option for Kincora students. Under CSSD’s 2027-2028 high school boundaries, Kincora stays with Notre Dame.

No Kincora street is divided between schools on either board. Kinlea Common NW sits at the edge of other schools’ areas, so if you’re looking there, check the address with CBE and CSSD.

Designations aren’t fixed for good, so put the address you’re buying into CBE’s Find a School and CSSD’s school finder before you firm up. The schools resource has the background on attendance areas and programmes of choice.

Frequently asked questions

What do homes sell for in Kincora?

Kincora’s prices split by type. In the twelve months to August 2026, 41 detached houses sold at a typical $710,000, from $590,000 to $950,000, and 30 apartments sold at a typical $267,750, from $197,000 to $706,000. The apartments carried a typical condo fee of $427 a month. Nine townhouses and seven semi-detached homes also sold. For all 87 sales the typical price was $625,000, the middle half running from $295,000 to $710,000. If you own in Kincora, a home valuation begins with the house itself, not those figures.

Do Kincora homes pay a residents association fee?

In the southern part of the community, yes. The Kincora Residents Association charges $210 a year for a single detached home and $105 for a multi-family home, GST included, and says the fee is not optional and that an encumbrance on the titles inside its boundary secures it. The Kincora Community Association describes that area as the properties south of Kincora Glen Road. Whether a particular home is inside it is a question for the title and the residents association, so ask the association and have your lawyer read the title. Statements are free to owners from Simco Management, the association’s property manager, and the association says the balance is usually settled during the sale. Kincora is not on the City’s special tax for landscaping. An apartment or townhouse also carries its own condo fee, charged separately.

Is the Kincora Community Association the same as the residents association?

No. In the community association’s own words they are “two separate organizations”. The Kincora Community Association is voluntary and open to everyone, at $20 a year per household, and it runs events and an outdoor rink through the City’s Adopt-a-Rink programme. It has no hall. The Kincora Residents Association is the one with the mandatory fee in southern Kincora, and it looks after the landscaping of green spaces and the entrance features inside its boundary.

Where do Kincora children go to school?

To schools in other communities, since Kincora has no school building. Public students, as CBE publishes it in October 2026, spend kindergarten to grade 5 at Simons Valley School in Sandstone Valley, move to Simon Fraser School in Brentwood for grades 6 to 9, and for grades 10 to 12 go on to John G. Diefenbaker High School in Huntington Hills. For the Catholic years, as CSSD publishes it in October 2026, Sherwood’s Blessed Marie-Rose School covers kindergarten to grade 9, and after it comes Notre Dame High School in Country Hills Village, with St. Francis High School in Collingwood listed as an option on CSSD’s 2026-2027 list.

Is there a grocery store in Kincora?

No. Kincora has no shops of any kind. The Calgary Co-op and a Shoppers Drug Mart are across Symons Valley Road in Evanston, and T&T Supermarket is across Symons Valley Parkway in Sage Hill. The Costco is in Sherwood, across Shaganappi Trail. The nearest library is the Sage Hill Library, also in Sage Hill.

What transit serves Kincora?

Buses only, with no CTrain station or MAX stop in the community. Route 47 Sandstone runs through the southern streets on Kincora Drive and Kincora Boulevard and along Kincora Glen Road, every day of the week. Route 46 MacEwan serves Kincora Glen Road and Kincora Gate. Route 129, from stops across Shaganappi Trail NW, runs to Dalhousie Station on the Red Line. Route 503 Symons Valley Express picks up on Symons Valley Road for the city centre, and its stops for the trip home are on the far side of Symons Valley Road.

How old are the homes in Kincora?

The first houses went up in 2002, and almost everything was built between then and 2019. The detached houses came first, starting from the entrance off Symons Valley Road and working west and north toward Symons Valley Parkway. Most of the apartments and townhouses came later, along Kincora Glen Road, on Kincora Glen Park and on the Kinlea streets at the north end. In the twelve months to August 2026, the typical detached house that sold was a 2005 build and the typical apartment a 2016 one.
