Overview

Over the twelve months to August 2026, 76 homes sold in Hamptons at a typical price of $898,000. Detached houses were 61 of them, 80.3% of the market, at a typical $924,000, and half of those houses sold within 31 days. The other 15 sales were 8 row and townhouse homes and 7 semi-detached homes.

Hamptons is in Ward 2, between Country Hills Boulevard and Stoney Trail. Every address in it ends in NW, and every street name starts with Hamptons, Hampstead or Hampshire.

The Hamptons Golf Club, members-only in its own words, is inside the community. Almost every home here belongs to the Hamptons Homeowners Association, which charges a mandatory annual fee secured by an encumbrance registered on title. The exceptions are the newer houses on former golf course land.

David’s take

The vibe

Hamptons is a 1990s community of owners who bought detached houses and stayed. The golf course takes up a large piece of open land inside the boundary, and a homeowners association looks after the landscaping.

Hampshire Close first

Tirion Properties developed Hamptons, according to the homeowners association, and the first houses went up on Hampshire Close NW in 1989. The City counted Hamptons’ first 271 residents in 1991. Building then moved east and north from the Hampshire streets in the south-west corner.

Most of what stands here went up in the 1990s: the 2021 census put 72% of occupied homes in the years 1991 to 2000, with 19% more from 2001 to 2010. A typical home sold in the twelve months to August 2026 was built in 1998. The 66 detached houses on former golf course land were built between 2019 and 2022.

Big households, long stays

Hamptons peaked at 8,175 people in 2006, and the 2021 census counted 7,360. Households here are big, averaging 3 people against 2.6 across Calgary, and married couples with children made up 51% of census families (Calgary: 44%).

In 2021, 79% of residents had the same address they’d had five years earlier (Calgary: 58%). Of all households, 92% owned their home, against 69% citywide, and 40% of owners had a mortgage (Calgary: 65%). More than a fifth of residents, 22%, were 65 or older, compared with 13% across the city. Half of households had an income above $134,000 in 2020, against $98,000 for Calgary.

A homeowners association on title

Hamptons is not on the City of Calgary’s special landscaping tax, which Edgemont and Citadel both pay. Its extra upkeep runs through the Hamptons Homeowners Association instead, and owners pay the association directly. The exceptions are the houses built on former golf course land, on Hamptons Court, Hampstead Mews and 304, 306, 308 and 310 Hamptons Drive NW, which the association says are not part of it.

Membership comes with the house. The association says every homeowner becomes a member automatically on buying in Hamptons, and an encumbrance on the title secures the yearly payment. The fee “is mandatory and is due annually on June 15th,” and invoices go out by mail. The association sets the amount, and under its bylaws a fee increase needs a vote of the members at a general meeting. Detached-house listings in Hamptons over the last two years have mostly entered it as $210 a year. The seller’s latest invoice has the exact figure, so ask for it, or ask the association, before your conditions come off.

Unpaid fees draw interest at 1.5% a month under the encumbrance, and a delinquent account goes to a lawyer’s office, with the owner responsible for the fees, the interest and the legal costs. Accounts “stay with the property” when ownership changes, and the association says it is not responsible for fees a previous owner left unpaid. It keeps a request form for lawyers handling a sale or a refinance, which is how a buyer’s lawyer confirms the account is clear before closing.

The association’s list of what the fee pays for includes annual landscaping, the community’s walls and planters, snow clearing on designated pathways (not all of them), and putting in and maintaining the rink and kiddie rink. It also pays for extras such as benches, picnic tables, a water fountain and portable washrooms, Christmas lights, and social events like a Stampede breakfast, a garbage and shredding day and a family skate.

Architectural controls

In the association’s words, “Most, but not all, of the houses in The Hamptons are subject to architectural controls.” They were registered by the developer, usually as restrictive covenants, to keep the houses consistent, and the association names the homes on Hampstead Mews and Hamptons Court as the exceptions. The association is not a party to those covenants and says it has no right in law to enforce them.

The golf club, the rink and the fields

The Hamptons Golf Club, at 69 Hamptons Dr NW, calls itself a members-only club founded in the 1990s.

The rink, tennis courts and parking lot at 10370 Hamptons Blvd NW are on City land, so anyone can use them. The Hamptons Community Association, a separate registered society, runs them, and the same board of directors sits on the homeowners association, whose fee list includes maintaining the community rink, tennis courts and parking lot. The City keeps two more tennis courts of its own in Hamptons Park. The playing fields at 10400 Hamptons Blvd NW hold 13 soccer fields and 4 ball diamonds, and the community has two more soccer fields elsewhere.

Hamptons Ravine is a City district park inside the community.

The Co-op centre and the stores next door

Hamptons has one shopping centre, at 1000 Hamptons Dr NW, anchored by a Calgary Co-op with a Co-op gas bar and car wash. The centre also has a Subway, hair and nail salons, a massage clinic and a cannabis store. Edgemont, across Country Hills Boulevard, has a Real Canadian Superstore, and Sherwood, across Stoney Trail, has Costco.

Hamptons has no City off-leash area of its own, and the nearest is in Hidden Valley, across Shaganappi Trail.

Housing stock

Single-detached houses were 85% of Hamptons’ occupied homes in the 2021 census (Calgary: 55%), with semi-detached homes at 9% and row houses at 6%. There are no apartments. A typical detached lot is about 5,700 square feet.

The half-duplexes are on Hamptons Park NW, Hamptons Rise NW and Hamptons Bay NW, and on part of Hamptons Way NW. The 60 on Hamptons Park NW, semi-detached bungalows that Calbridge Homes built in 1992 and 1993, have an association of their own, the Hamptons Park Chateaux Homeowners Association. By its own account, each owner holds both the home and its lot, belongs to the association and pays it a monthly fee for maintenance and day-to-day management, and that fee includes the Hamptons Homeowners Association’s yearly assessment. It asks buyers to contact its property manager, SIMCO Management, before buying on Hamptons Park. The townhouses are in two condominium complexes, one on Hamptons Link NW and one on Hampstead Grove NW.

Since January 2024, residential development permit applications in Hamptons have covered secondary suites, additions, home businesses and two new detached houses.

Detached houses in Hamptons sold for a typical $924,000 over the twelve months to August 2026, against $809,250 in Edgemont and $665,000 in Citadel.

That low figure was a townhouse, one of 8 row and townhouse homes that sold, and the 61 detached houses on their own ranged from $700,000 to $1,597,000.

Taken as an average, the 76 sales come to $922,757, or $24,757 over the typical figure, and on average a home took 40 days to sell.

Getting around

Stoney Trail NW forms the north edge, with Sherwood across it, and Shaganappi Trail NW the east, with Hidden Valley across. Country Hills Boulevard NW is the south edge, facing Edgemont, and Sarcee Trail NW the west, facing Citadel. Partway up the west side, the boundary leaves Sarcee Trail and follows the back of the lots on Citadel Green NW and Citadel Grove NW, Citadel’s two streets on this side of Sarcee. Hawkwood, MacEwan Glen and Kincora each touch a corner. Inside, Hamptons Boulevard, Hamptons Drive and Hamptons Way are the main streets through.

There’s no CTrain station or MAX stop in Hamptons. Two routes loop out of Dalhousie Station on the Red Line and through the community: Route 54 Edgevalley, on Hamptons Drive and Hamptons Boulevard, and Route 154 Hamptons, on Hamptons Boulevard, which stops at the Hamptons Bus Terminal. Route 129 Dalhousie Station/Sage Hill has one stop on the south edge, on Country Hills Boulevard, and Routes 8 and 82 share one on Shaganappi Trail at Hidden Valley Drive. Calgary Transit also runs school routes through Hamptons, including 797 Tom Baines/Hamptons and 818 St. Francis/Sherwood/Hamptons/Edgemont.

Schools

Each board designates one set of schools for the whole of Hamptons.

As CBE publishes it in September 2026, children in Hamptons start at The Hamptons School, kindergarten to grade 6, at 10330 Hamptons Blvd NW inside the community. Grades 7 to 9 are at Tom Baines School, 250 Edgepark Blvd NW, across Country Hills Boulevard in Edgemont, and grades 10 to 12 at Sir Winston Churchill High School, 5220 Northland Dr NW in Brentwood.

As CSSD publishes it in September 2026, all three Catholic designations are outside Hamptons. Kindergarten to grade 6 is St. Dominic School, at 4820 Dalhart Road NW in Dalhousie. For grades 7 to 9 it is St. Jean Brebeuf School in Brentwood (5030 Northland Drive NW), and for grades 10 to 12 St. Francis High School in Collingwood (877 Northmount Drive NW). CSSD’s 2027-2028 high school boundaries keep Hamptons with St. Francis.

Hamptons is one of the communities named in a CBE project to balance enrolment between Tom Baines School and Edgemont School, part of CBE’s 2026-2029 accommodation plan. CBE hasn’t announced a decision yet, so recheck the grade 7 to 9 designation as your child gets closer to junior high.

FrancoSud, the francophone school board, lists a Catholic school at Hamptons in its design stage.

Frequently asked questions

What do homes sell for in Hamptons?

Over the twelve months to August 2026, 76 homes sold in Hamptons at a typical price of $898,000. The middle half of sales closed between $776,000 and $1,065,000, and individual sales ran from $464,000 to $1,597,000. Detached houses made up 61 of those sales, at a typical $924,000 and from $700,000 to $1,597,000. The other 15 were 8 row and townhouse homes and 7 semi-detached homes. No apartment sold. For a figure on your own address, ask for a home valuation.

Do Hamptons homes pay a homeowners association fee?

Almost all of them do. The Hamptons Homeowners Association says every homeowner automatically becomes a member on buying a house in Hamptons, and its annual fee is mandatory, due on June 15 and secured by an encumbrance registered on title. The association mails an invoice each year, and raising the fee takes a vote of the members at a general meeting. Detached-house listings in Hamptons have mostly put it at $210 a year. For the exact amount, ask the association or the seller for the latest invoice before your conditions come off. The fee is paid to the association, not through the property tax bill. The exceptions are the newer houses built on former golf course land, on Hamptons Court, Hampstead Mews and 304 to 310 Hamptons Drive NW, which the association says are not part of it. A condo fee on a townhouse is a separate charge.

Does an unpaid association fee pass to the buyer in Hamptons?

It can stay with the house. The association files each account under the property and keeps it there when ownership changes, won’t update the ownership until the fees are current, and says it is not responsible for fees a previous owner left unpaid. Unpaid fees draw interest at 1.5% a month under the encumbrance, and a delinquent account goes to a lawyer. The association has a request form for lawyers acting on a sale or a refinance, which is how the buyer’s lawyer confirms the account is paid before closing.

Why does the Hamptons price range start at $464,000?

That sale was a townhouse, one of 8 row and townhouse homes sold in Hamptons over the twelve months to August 2026. The lowest detached sale was $700,000, and the 61 detached houses sold at a typical $924,000.

Which schools serve a Hamptons address?

One set of designated schools covers all of Hamptons on each board. The public pathway, as CBE publishes it in September 2026, runs from The Hamptons School, kindergarten to grade 6, at 10330 Hamptons Blvd NW inside the community, to Tom Baines School in Edgemont for grades 7 to 9 and Sir Winston Churchill High School in Brentwood for grades 10 to 12. The Catholic pathway, as CSSD publishes it in September 2026, is St. Dominic School in Dalhousie for kindergarten to grade 6, St. Jean Brebeuf School in Brentwood for grades 7 to 9 and St. Francis High School in Collingwood for grades 10 to 12, and CSSD’s 2027-2028 high school boundaries keep Hamptons with St. Francis. Run the address through CBE’s Find a School tool and the CSSD school finder before you rely on it.

Can anyone use the Hamptons rink and tennis courts?

Yes. The rink, tennis courts and parking lot at 10370 Hamptons Blvd NW are City property, run and maintained by the Hamptons Community Association, so they are open to everyone, not only Hamptons residents. The City has two more tennis courts of its own in Hamptons Park. The Hamptons Golf Club, at 69 Hamptons Dr NW, is a different matter: it describes itself as members-only.

How do Hamptons residents get to the CTrain?

By bus. There is no CTrain station or MAX stop in Hamptons, and Routes 54 Edgevalley and 154 Hamptons both loop between Dalhousie Station on the Red Line and the community. Route 129 has one stop on Country Hills Boulevard, and Routes 8 and 82 share one on Shaganappi Trail.

Is there an off-leash area in Hamptons?

Not inside the community. The nearest City off-leash area is across Shaganappi Trail in Hidden Valley.
