Overview

Four arterial roads frame Nolan Hill. Sherwood is across Symons Valley Parkway NW on the south, Sage Hill across Shaganappi Trail NW on the east and Glacier Ridge across 144 Avenue NW on the north. West of Sarcee Trail NW is land that has not been developed into a community. Kincora meets Nolan Hill at a single point, the south-east corner where Shaganappi Trail and Symons Valley Parkway cross. The Federation of Calgary Communities and Calgary Transit’s stop names call Symons Valley Parkway 128 Avenue NW, which is the same road.

Every address in Nolan Hill ends in NW, the whole community is in Ward 2, and every residential street name starts with Nolan: Nolan Hill, Nolancrest, Nolanhurst, Nolanfield, Nolanlake, Nolancliff or Nolanshire.

The market here comes in two kinds of home. In the twelve months to August 2026, 72 detached houses sold at a typical $680,250, which was 60.5% of the 119 sales, and 47 townhouses sold at a typical $449,000. No apartment, semi-detached home or duplex sold, so those two figures cover every sale. The typical price across all 119 was $599,900, and half of them sold within 31 days.

The Nolan Hill Residents Association charges a yearly fee, and it says the fee is secured by an encumbrance on the title of every property owner in the community.

Inside the community there is a Sobeys-anchored shopping centre, two smaller commercial areas, wetlands and ponds in three corners and a large central park with playing fields. There is no school open yet, no community hall, no library, no off-leash area and no train.

David’s take

The vibe

Built in the 2010s, from the south-east outward

Nolan Hill came into Calgary in the 1989 annexation, and its first houses went up in 2011. The residents association’s articles of association, filed in 2008, name United Communities L.P. and Madacalo Investments Ltd. as the developers. In 2013 the City’s count found 147 people living here. By 2019 the count was 7,504, and the 2021 census put 8,755 people in private households.

Detached houses went up from 2011 to 2021, and the typical one is a 2015 build. More than eight in ten were built in the five years from 2013 to 2017. Construction worked its way from the Nolanfield streets and Nolan Hill Gate NW in the south and east, where a typical detached house dates from 2012 or 2013, to the north-west, on Nolanhurst Heights, Nolanhurst Bay and Nolanhurst Common NW, where it dates from 2018.

Young households, most with a mortgage

In the 2021 census, 27% of Nolan Hill residents were 14 or younger, where Calgary’s share was 18%. Households averaged 3.3 people against 2.6 for the city, and 19% had five or more people (Calgary: 10%).

Owners were 83% of households (Calgary: 69%), and 91% of those owners had a mortgage, against 65% across Calgary. Median household income for 2020 was $129,000, with the city at $98,000. Most people were recent arrivals: 61% were living somewhere else five years earlier (Calgary: 42%).

Wetlands, ponds and playing fields

The biggest open spaces are natural ones. The City has two wetland areas here, one in the south-west by Sarcee Trail and Nolan Hill Drive NW and one in the south-east by Shaganappi Trail, and a third natural area in the north-east by 144 Avenue. Each holds a pond. The residents association describes the natural land as environmental reserve, owned by the City and left in a natural condition.

The land slopes down from the Sarcee Trail side toward Shaganappi Trail, a fall of about 60 metres across the community.

The large park in the middle of Nolan Hill is a school reserve, with six soccer fields and a ball diamond, and the CBE school site on Nolan Hill Boulevard NW has four more soccer fields. Six park sites have playgrounds. There is no tennis or pickleball court, no outdoor rink and no basketball court, and there is no City off-leash area inside Nolan Hill.

Shops inside, no hall, a library across Shaganappi Trail NW

The main shopping centre is at 8 Nolan Hill Boulevard NW, in the south-east near Shaganappi Trail. As of October 2026 it has a Sobeys and a Sobeys liquor store, a Petro-Canada, restaurants, a veterinary hospital, a physiotherapy clinic and a cannabis store.

Two smaller commercial areas are inside too. On Nolanridge Court NW in the south-west there are restaurants, small grocery and convenience stores, a pharmacy, clinics and auto body shops. On Nolan Hill Boulevard NW in the north-west, two small retail buildings hold a liquor store, a pharmacy, a grocery and convenience store and take-out food.

Nolan Hill has a community association as well as the residents association, and the two are separate. The Nolan Hill Community Association has no hall or building. The residents association describes the community association’s role as organizing community activities, such as a barbecue and basketball and soccer programmes, and commenting to the City on planning and development applications.

The closest library is the temporary Sage Hill Library, across Shaganappi Trail in Sage Hill. The City is building Symons Valley Centre on Sage Hill Boulevard NW, also in Sage Hill, and says a new library there will open to residents in mid-2028. The City names Nolan Hill among the communities the centre is meant to serve.

Housing stock

The City’s 2026 property assessments count 1,841 detached houses in Nolan Hill, on a typical lot of 3,991 square feet. Most streets here have no back lane, so most houses have a front garage. The laned exceptions are small lots, among them those on Nolanfield Lane NW and Nolanfield Terrace NW. In the 2021 census, single-detached houses were 73% of occupied homes in Nolan Hill and 55% of Calgary’s.

Townhouses come in two forms. The condominium kind is the larger: 611 units in 19 condominium plans, built from 2013 to 2018, each owner paying a condo fee to the condo corporation. The freehold kind is one development of 96 townhouses on Nolan Hill Boulevard NW, all built in 2015, where each home stands on its own titled lot with no condo corporation. Whether a given home is a condominium unit or a freehold lot is on its certificate of title.

Nolan Hill also has six purpose-built rental apartment buildings on Nolan Hill Rise NW in the south-east corner, with 467 units between them, completed from December 2020 to October 2024. They are rentals, not condominiums. There are no semi-detached homes or duplexes anywhere in the community.

The residents association fee

The Nolan Hill Residents Association bills a yearly fee of its own, separate from the property tax and, on a condominium, the condo fee. In the association’s words, “All property owners in Nolan Hill have an encumbrance to the Nolan Hill Residents Association on their Certificate of Title,” and “RA fees are mandatory as per your land title.”

Its fee page sets the annual fee at $100.00 plus GST ($105.00) for single-family homes and $75.00 plus GST ($78.75) for multi-family homes. The fiscal year is the calendar year, invoices go out before March 31 and the fee is due April 30. The association says the developer paid the fees on owners’ behalf in earlier years, and that 2019 was the first year it collected from homeowners. It does not define single-family and multi-family, so on a freehold townhouse ask the association which rate applies.

By the association’s account, the fee pays for shrub beds and flower planters, the entrance features and Nolan Hill signs, community banners, landscaping repair on green spaces and the community’s exterior wall within the association’s area, and the enforcement of architectural guidelines. It says most green spaces, medians included, are owned and maintained by the City, and that its architectural guidelines are registered against the lots and condominium units.

Under the association’s terms, unpaid fees draw interest at 18% a year, applied as 9% on June 30 and 9% on December 31. It says the balance is added to the land title and that an owner who sells is responsible for all of it. It puts the duty on your lawyer to tell you about the association when you buy, and it directs lawyers to its management company for statements and balances. Homeowners association fees in Calgary goes through what a buyer’s lawyer looks for on title.

Recent sales

Seventy-two of Nolan Hill’s 119 sales in the twelve months to August 2026 were detached houses. A typical one went for $680,250, the low end at $518,000 and the top at $992,000, and half sold within 31 days. The typical detached house sold was built in 2015.

The other 47 sales were townhouses, at a typical $449,000 in a range from $385,000 to $550,000. Half of them sold within 32 days, about the same pace as the houses, and the typical one was also a 2015 build. On those that carry one, the typical condo fee was $316 a month.

From $518,000 to $550,000 the two kinds overlap, with the least expensive detached house at the bottom of that stretch and the dearest townhouse at the top.

The typical price over the full 119 was $599,900. Half of them sold for somewhere from $459,000 to $727,500, and sellers came away with a typical 98.05% of what they had asked.

Sherwood, across Symons Valley Parkway, sold its detached houses for a typical $800,000 in the twelve months to August 2026, against $680,250 in Nolan Hill. Its townhouses went the other way: a typical $414,000 there and $449,000 here.

Owners in Nolan Hill can get a home valuation built on their own house rather than the community’s typical sale. The buyer’s guide goes through writing an offer and the conditions that go with it.

Getting around

The main streets are Nolan Hill Boulevard NW, a loop through the community, and Nolan Hill Drive NW, which comes up from Symons Valley Parkway NW on the south side. Nolan Hill Avenue NW is the way in from Sarcee Trail on the west. Stoney Trail is not one of the edge roads.

Transit is bus only. There is no CTrain station or MAX stop inside Nolan Hill or on its edge. Route 82 Nolan Hill is the all-day route through the community, running seven days a week and ending at Brentwood Station on the Red Line. Route 115 Symons Valley Parkway runs every day too, with two westbound stops on Symons Valley Parkway at the south edge, headed for Tuscany. Weekday school routes also stop in the community, but each makes only one or two trips in each direction. Driving was how 83% of Nolan Hill commuters got to work in the 2021 census (Calgary: 77%), and transit carried 5% of them, against 9% citywide.

The drive from Nolan Hill to Calgary International Airport took 22 minutes with no congestion in October 2026, the same as the drive to Foothills Medical Centre. Driving to the University of Calgary took 21 minutes, and driving to the Municipal Building downtown, the longest of the four, took 28 minutes.

Downtown 28 min
University of Calgary 21 min
Foothills Hospital 22 min
Airport (YYC) 22 min

Schools

Nolan Hill has no open school yet. For every grade, on the public board and the Catholic one, a child here is designated to a school in another community, and the designation is the same across the whole of Nolan Hill.

Public school for a Nolan Hill child, as CBE publishes it in October 2026, starts at Belvedere Parkway School in Bowness (4631 85 St NW) for kindergarten to grade 6, then moves to H.D. Cartwright School in Dalhousie (5500 Dalhart Rd NW) for grades 7 to 9 and Robert Thirsk High School in Arbour Lake (8777 Nose Hill Drive NW) for grades 10 to 12.

Mother Mary Greene School in Edgemont (115 Edenwold Drive NW) takes Nolan Hill’s Catholic students from kindergarten to grade 6, as CSSD publishes it in October 2026. Grades 7 to 9 are across Symons Valley Parkway at Blessed Marie-Rose School in Sherwood (999 Sherwood Boulevard NW), a kindergarten to grade 9 school whose younger grades serve other addresses. Grades 10 to 12 are at St. Francis High School in Collingwood (877 Northmount Drive NW), with no other school listed as an option, and CSSD’s 2027-2028 high school boundaries keep Nolan Hill at St. Francis.

New schools are on the way, and none has a designation yet. CSSD lists a kindergarten to grade 9 school in Nolan Hill with an opening date of fall 2027, and it has not yet published the school’s name or attendance area. CBE lists Nolan Hill Elementary School, at 590 Nolan Hill Blvd NW, and a Sherwood / Nolan Hill middle school, at 485 Sherwood Blvd NW, as approved. Both are targeting completion in 2029-2030, and CBE says designation areas will be set closer to opening.

A few streets sit right at the community’s edge. On the north side that is Nolanlake Villas NW, Nolanlake Cove NW, the north end of Nolan Hill Boulevard NW, Nolanhurst Heights NW and Nolanhurst Bay NW, and on the west side Nolancrest Circle NW, Nolancliff Bay NW and Nolanhurst Crescent NW. A buyer on one of those streets should confirm the address with both boards.

Calgary Transit runs weekday school routes named for Robert Thirsk, H.D. Cartwright, St. Francis and Blessed Marie-Rose that stop inside Nolan Hill. Whether a student at a given address rides one of them is the board’s to confirm. CBE’s Find a School and CSSD’s school finder give the current designation for one address, and the schools resource covers attendance areas across Calgary.

Frequently asked questions

What do homes sell for in Nolan Hill?

Nolan Hill sold only two kinds of home in the twelve months to August 2026: no apartment, semi-detached home or duplex changed hands. The 72 detached houses sold for a typical $680,250, from $518,000 to $992,000. The 47 townhouses sold for a typical $449,000, from $385,000 to $550,000, and those with a condo fee typically paid $316 a month. Put together, the 119 sales came to a typical $599,900, and the middle half sold for $459,000 to $727,500. A home valuation looks past the typical sale to your own house.

Is there a residents association fee in Nolan Hill?

Yes. The Nolan Hill Residents Association says the fee is mandatory and that every property owner in Nolan Hill has its encumbrance on their certificate of title. Its fee page sets the annual fee at $100.00 plus GST ($105.00) for single-family homes and $75.00 plus GST ($78.75) for multi-family homes. Invoices go out before March 31 and the fee is due April 30. The association does not say which rate a freehold townhouse pays, so ask it before you firm up. A condominium townhouse pays its condo fee to the condo corporation as well, and that is a separate charge.

What if a seller owes the Nolan Hill Residents Association money?

By the association’s own terms, an unpaid fee draws interest at 18% a year, applied as 9% on June 30 and 9% on December 31, and the balance is added to the land title. It says an owner who sells is responsible for everything outstanding, interest included, and that legal proceedings may be taken over arrears. The association also says it is your lawyer’s job, when you buy in Nolan Hill, to tell you about the residents association and its fee. Have your lawyer ask the association’s management company for the account statement and confirm any balance is paid at closing.

Is there a school in Nolan Hill?

Not one that is open. Every designated school for Nolan Hill is in another community. As CBE publishes it in October 2026, Nolan Hill’s public designations are Belvedere Parkway School in Bowness, H.D. Cartwright School in Dalhousie and Robert Thirsk High School in Arbour Lake. As CSSD publishes it in October 2026, its Catholic designations are Mother Mary Greene School in Edgemont, Blessed Marie-Rose School in Sherwood and St. Francis High School in Collingwood. CSSD lists a kindergarten to grade 9 school in Nolan Hill with an opening date of fall 2027, and CBE lists Nolan Hill Elementary School as approved, targeting completion in 2029-2030. Neither board has published who either new school will serve.

Are the townhouses in Nolan Hill condominiums?

Most are. The City counts 611 condominium townhouse units in 19 condominium plans, built from 2013 to 2018, and each comes with a condo corporation, a condo fee and condo documents. Another 96 townhouses, all on Nolan Hill Boulevard NW and all built in 2015, are freehold: each stands on its own titled lot with no condo corporation. Either way, the residents association says all property owners in Nolan Hill have its encumbrance on their title, and it does not say which of its two rates a freehold townhouse pays. A home’s certificate of title shows whether it is a condominium unit or a freehold lot.

What transit serves Nolan Hill?

Buses only. There is no CTrain station or MAX stop in Nolan Hill or on its edge. Route 82 Nolan Hill runs through the community seven days a week and ends at Brentwood Station on the Red Line. Route 115 Symons Valley Parkway stops twice on the south edge, westbound toward Tuscany, every day. A handful of weekday school routes also stop here, with one or two trips each way.

Is there an off-leash area or a community hall in Nolan Hill?

Neither. There is no City off-leash area inside Nolan Hill. The Nolan Hill Community Association, which is separate from the residents association, has no building, and there is no City recreation centre or library in the community. The temporary Sage Hill Library is across Shaganappi Trail in Sage Hill, and the City says a new library at Symons Valley Centre, also in Sage Hill, will open to residents in mid-2028.
