Overview

Saddle Ridge is a long rectangle in NE Calgary, wider than it is deep, with a main road on each side. Metis Trail NE is the west edge, with the Saddle Ridge Industrial area across it. Airport Trail NE runs along the west end of the north side, facing Cityscape, and 96 Avenue NE takes over further east, facing Cornerstone. Stoney Trail NE is the east edge, with Homestead across it in the south. 80 Avenue NE is the south side, with Martindale beyond its western stretch and Taradale beyond its eastern one. Its addresses all carry NE, and Ward 5 takes in all of it.

One piece reaches south of 80 Avenue. There the boundary runs south along Saddletowne Circle NE as far as Falconridge Boulevard NE, and that strip holds Saddletowne Station, the Saddletowne shopping centres and Fire Station 32. The Genesis Centre, the YMCA and the Saddletowne Library are across the road from it, in Martindale.

The houses went up from 1999, and building hasn’t stopped. Savanna, in the north-west, is the part still filling in. In the 2021 census Saddle Ridge had 24,365 people, and the average household was 4.1 people, against 2.6 across Calgary.

Four types of home here sell often enough to price. Of the 214 sales in the twelve months to August 2026, 126 were detached houses at a typical $618,500, 43 were townhouses at $405,000, 28 were apartments at $260,500 and 17 were semi-detached homes at $590,000.

David’s take

The vibe

Acreages, then a suburb

The City took in most of this land in 1961 and the rest in 1989. For decades it was acreages, and the population stayed between 107 and 291 people from 1968 to 1999, by the City’s count. A few of those acreage houses still stand in the west, on 80, 84, 88 and 89 Avenue NE and 52 Street NE, and the remaining acreage land there is the subject of multi-residential development applications.

The first houses went up in 1999. Saddle Ridge had 218 people in 2000 and 1,019 a year later, by the City’s count. Of today’s homes, 44.1% were built between 2000 and 2009, 33.5% between 2010 and 2019 and 21.7% from 2020 on, by the City’s 2026 assessments.

Two parts of Saddle Ridge carry a developer’s name. Savanna is Genstar’s, in the north-west, and holds 22.6% of the community’s homes by the City’s 2026 assessments. A typical detached house in Savanna is a 2020 build. Saddlestone is Genesis Land’s, in the south-east, and Genesis lists it as sold out. Neither is a separate community.

Big households, mostly owners

Households of five or more people were 36% of Saddle Ridge’s total in the 2021 census (Calgary: 10%), and 24% of residents were 14 or younger (Calgary: 18%). Residents 65 and over were 7%, against 13% across Calgary.

Owners made up 77% of households (Calgary: 69%), and 89% of those owners were paying off a mortgage, where Calgary’s figure was 65%. Half of households took in more than $104,000 in 2020 (Calgary: $98,000), and a typical owner’s shelter costs ran to $2,120 a month, where the Calgary figure was $1,720.

Saddletowne, on both sides of the line

The strip south of 80 Avenue is the shopping end of Saddle Ridge. The Saddletowne Circle centres had a Chalo FreshCo and a Shoppers Drug Mart as of October 2026, and Saddletowne Station sits beside them. North of 88 Avenue NE and in Savanna, smaller grocers, pharmacies and liquor stores fill a few newer commercial buildings.

The recreation side is just across the road. The Genesis Centre, the Saddletowne YMCA and the Saddletowne Library share one address on Falconridge Boulevard NE, and Nelson Mandela High School is on Saddletowne Circle. All four are in Martindale. Saddle Ridge itself has no library, pool, arena or community hall.

Wetlands, pathways and playing fields

Hugh Bennett Park holds Saddle Ridge Lake, a stormwater pond by Saddlecreek Way NE. The school sites and parks have soccer fields, basketball courts and ball diamonds. Saddle Ridge has no off-leash area of its own, and there is one on Martindale Boulevard NE, in Martindale. The City also maps five wetland areas across the community. Regional pathway runs through Saddle Ridge, part of it on the East Calgary Greenway. The ground is flat.

Where the airport map reaches

The City’s Noise Exposure Forecast map puts a strip down the whole west side of Saddle Ridge, beside Metis Trail NE, inside its NEF 25 contour. Most of the homes in that strip are on the Savanna streets, with some on the Saddlepeace streets and on 45 Street NE and 46 Street NE. No higher contour reaches the community, and everything east of the strip is outside the contours. If you’re looking at a lot near Metis Trail, check it on the City’s map.

An association without a building

Saddle Ridge has its own community association, apart from Martindale’s and Taradale’s. The association has no hall, and it uses the Community Wing of the Genesis Centre as its contact point. Membership is optional, and the association sets its own terms, so ask it directly.

Housing stock

Saddle Ridge has 5,150 detached houses, on a typical lot of 3,662 square feet, by the City’s 2026 assessments. Alongside them are 969 apartment condominium units, 649 condominium townhouse units, 545 half-duplexes with each half on its own title, and 218 freehold townhouses on lots of their own. Single-detached houses made up 68% of occupied homes at the 2021 census, a share Calgary as a whole put at 55%.

The apartments are in low-rise condominium buildings, mostly along 80 Avenue NE on the south edge, with others on the Saddlestone streets, in Savanna and on Saddletree Court NE. The condominium townhouses run from the mid-2000s complexes on Saddlebrook Point NE and Saddletree Court NE to large plans in Savanna and on 46 Street NE built since 2017. Savanna has the largest share of both the half-duplexes and the freehold townhouses.

In the 2021 census, 12% of occupied homes here fell in the “apartment or flat in a duplex” category, against 4% across Calgary. Saddle Ridge had 261 development permit applications for secondary suites between January 2024 and October 2026.

Buying in the newer part

Savanna is where Saddle Ridge is still building, and Genstar’s page for it says it holds “architectural guidelines, how to submit your plans and any restrictive covenants that may apply to your phase (for example, fencing).” A restrictive covenant is a rule attached to the lot, about what can be built on it or how. It isn’t a fee, and nobody bills you for it. It can still govern the fence you were planning, which is Genstar’s own example, so ask your lawyer to read any on the lot before you firm up.

Saddle Ridge has no residents association or homeowners association fee, in Savanna or anywhere else. The monthly charge a buyer here may meet is a condo fee, set by each condominium corporation: typically $301 a month on the townhouses that sold in the twelve months to August 2026, and $415 on the apartments. The post on homeowners association fees in Calgary explains how those charges differ.

Type Median sale price Sales

Recent sales

Detached houses were 126 of the 214 sales in the twelve months to August 2026, or 58.9%. Their typical price was $618,500, with sales running from $370,000 to $970,000, and half sold within 47 days. Their typical build year was 2006.

The 43 townhouses sold at a typical $405,000, from $215,000 to $544,000, and they moved the quickest of the four types: half sold within 37 days. A typical one was built in 2020 and carried a condo fee of $301 a month.

The 28 apartments sold at a typical $260,500, from $200,000 to $352,500, with a typical condo fee of $415 a month, and a typical one went up in 2014. They took the longest to sell: half sold within 60 days.

The 17 semi-detached homes sold at a typical $590,000, from $421,000 to $629,000, and half sold within 48 days. A typical one was a 2020 build, like the townhouses.

All 214 sales together had a typical price of $540,000, and the middle half sold between $430,000 and $635,000. The lowest sale was $200,000 and the highest $970,000. Half of all homes sold within 48 days, the typical home went for 96.91% of its asking price, and 2013 was the typical build year across all of them.

Taradale, across 80 Avenue NE and Saddletowne Circle NE, sold its detached houses at a typical $540,000 in the twelve months to August 2026, against $618,500 in Saddle Ridge. Its townhouses went for a typical $325,000, against $405,000 here.

If you own in Saddle Ridge, a home valuation that starts with your house and its street gives you a truer number than any community figure. If you’re buying, the buyer’s guide walks through making an offer and setting its conditions.

Getting around

88 Avenue NE crosses the middle of Saddle Ridge from west to east. The north-south roads through it are 52 Street NE and 60 Street NE. Metis Trail, Stoney Trail and Airport Trail carry traffic around the outside.

Saddletowne Station, inside the strip south of 80 Avenue, is the north-east end of the Blue Line CTrain. MAX Orange buses, which run west to Brentwood, stop once in Saddle Ridge, at the Saddletowne terminal beside the station. Route 59 Savanna, Route 159 Saddlebrook, Route 61 Taradale and Route 100 Airport run through the residential streets, and Route 80 Homestead runs along 80 Avenue. In the 2021 census, 11% of employed residents took transit to work, against 9% across Calgary.

The City’s Blue Line extension would carry the line from Saddletowne Station to a new 88th Ave NE Station at 88 Avenue and 60 Street NE, inside Saddle Ridge. Engineering design started in spring 2024, and the City lists the start of construction as “To be confirmed.”

If anyone in the household works at Calgary International Airport, it’s a 13-minute drive from the centre of Saddle Ridge when the roads are empty, as of October 2026. Downtown’s Municipal Building is 26 minutes, the University of Calgary 30 and Foothills Medical Centre 32.

Schools

Saddle Ridge has six school buildings. Four belong to CBE or CSSD, and all four are designated schools for its homes. The other two are run by neither board.

The public side splits only for the first years. As CBE publishes it in October 2026, two schools inside the community share kindergarten to grade 4. Saddle Ridge School, 368 Saddlecrest Blvd NE, has the west side, including all of Savanna and the acreage streets, and the north side, along the Saddlecrest streets and most of the Saddlebrook streets. Hugh A. Bennett School, 40 Saddlelake Way NE, has the south-east: the Saddlemead, Saddlemont, Saddleland, Saddlelake, Saddlefield and Saddlestone streets, Saddlebrook Drive and its cul-de-sacs, and the homes on 80 Avenue NE. The line runs through Saddlehorn Drive NE and Saddlebrook Common NE, so on either street, confirm the house with CBE.

From grade 5 every home is together again. Peter Lougheed School, 148 Saddletree Close NE in Saddle Ridge, takes grades 5 to 9, and Nelson Mandela High School, 45 Saddletowne Circle NE in Martindale, takes grades 10 to 12.

On CBE’s overflow table, a new registrant Saddle Ridge School can’t accommodate may be placed at Hugh A. Bennett School and then at Pineridge School, in Pineridge, and Hugh A. Bennett’s own overflow is Pineridge School. Peter Lougheed overflows to Pineridge School for grades 5 and 6 and to Clarence Sansom School, also in Pineridge, for grades 7 to 9, and Nelson Mandela’s overflow is James Fowler High School in Highland Park.

CBE also lists a Saddle Ridge middle school for grades 5 to 9 as approved in its capital plan, in design, with no opening date, site or designation area published.

The Catholic side has no split. As CSSD publishes it in October 2026, every Saddle Ridge home, Savanna included, goes to Light of Christ School, 6270 Saddlehorn Drive NE in Saddle Ridge, for kindergarten through grade 9, and then to Bishop McNally High School in Falconridge, at 5700 Falconridge Blvd NE. CSSD’s 2027-2028 high school boundaries keep Saddle Ridge with Bishop McNally.

Boards redraw these areas from time to time, so type the house you’re buying into both CBE’s Find a School and CSSD’s school finder before you write an offer. The schools resource goes further into attendance areas, overflow and choice programmes.

The building is in Falconridge, at 5700 Falconridge Blvd NE. Before grade 10, confirm your address in CSSD's school finder.

Frequently asked questions

What do homes sell for in Saddle Ridge?

It depends on the type, and four types sold often enough to price. In the twelve months to August 2026, 126 detached houses sold at a typical $618,500, from $370,000 to $970,000. The 43 townhouses sold at a typical $405,000, from $215,000 to $544,000, with a typical condo fee of $301 a month. The 28 apartments sold at a typical $260,500, from $200,000 to $352,500, with a typical condo fee of $415 a month. The 17 semi-detached homes sold at a typical $590,000, from $421,000 to $629,000. Across all 214 sales the typical price was $540,000, and the middle half sold between $430,000 and $635,000. For a figure on your house, ask for a home valuation, which starts with the house itself.

Is there a homeowners association fee in Saddle Ridge?

No. Saddle Ridge has no residents association or homeowners association fee, Savanna included. Condominium townhouses and apartments carry condo fees set by their corporations, typically $301 a month on the townhouses and $415 on the apartments that sold in the twelve months to August 2026. In Savanna, Genstar says restrictive covenants may apply by phase, with fencing as its example. A covenant is a rule on the lot, not a charge, and your lawyer can read it before you firm up. The Saddle Ridge Community Association is optional, and it sets its own membership terms.

Are Saddletowne Station and the Genesis Centre in Saddle Ridge?

The station is, and the Genesis Centre isn’t. Saddletowne Station, the Saddletowne Circle shopping centres and Fire Station 32 are inside the strip of Saddle Ridge that runs south of 80 Avenue NE. The Genesis Centre, the Saddletowne YMCA, the Saddletowne Library and Nelson Mandela High School are across Saddletowne Circle and Falconridge Boulevard, in Martindale.

Where do Saddle Ridge children go to school?

As CBE publishes it in October 2026, kindergarten to grade 4 depends on the street. Saddle Ridge School has the west and north of the community, Savanna included, and Hugh A. Bennett School has the south-east. Homes on Saddlehorn Drive NE and Saddlebrook Common NE should confirm with CBE. Every home then goes to Peter Lougheed School for grades 5 to 9, and those three schools are all inside Saddle Ridge. High school is Nelson Mandela High School in Martindale. On the Catholic side, as CSSD publishes it in October 2026, every home goes to Light of Christ School, in Saddle Ridge, for kindergarten through grade 9, and Bishop McNally High School, over in Falconridge, takes grades 10 to 12.

Does the airport noise map reach Saddle Ridge?

Along the west side, yes. The City’s Noise Exposure Forecast map puts a strip beside Metis Trail NE inside its NEF 25 contour, taking in homes on the Savanna streets, some on the Saddlepeace streets and some on 45 Street NE and 46 Street NE. Nothing above NEF 25 touches Saddle Ridge, and east of that strip no contour applies. For a lot near Metis Trail, check it on the City’s map.

What transit serves Saddle Ridge?

The Blue Line CTrain ends at Saddletowne Station, inside Saddle Ridge’s strip south of 80 Avenue NE, and MAX Orange to Brentwood stops at the terminal beside it. Route 59 Savanna, Route 159 Saddlebrook, Route 61 Taradale and Route 100 Airport run through the residential streets. The City’s Blue Line extension would add an 88th Ave NE Station on 60 Street NE, and the City lists its construction start as “To be confirmed.”

Is Savanna a separate community from Saddle Ridge?

No. Savanna is the name Genstar gives its part of Saddle Ridge, in the north-west, and Saddlestone is Genesis Land’s name for a part in the south-east. Both are inside Saddle Ridge and share its community association. Savanna is the newer of the two and is still building.
