NE Calgary

Cityscape

A NE Calgary community Mattamy Homes has been building since 2013, between Country Hills Boulevard, Metis Trail and Airport Trail NE, around a City environmental reserve of wetland. Of 78 residential sales in the twelve months to August 2026, 39 were detached houses at a typical $685,000 and 28 were townhouses at a typical $448,500. Cityscape Square, a cricket field and cricket pitches are inside, and the City's NEF 25 airport noise contour covers the west quarter. There is no school building, hall or chain supermarket inside, and both boards list a future Cityscape school.

Overview

Cityscape is laid out around a wetland. A City environmental reserve of about 47 hectares takes up the middle of the community, and the streets, nearly all of them named Cityscape, Cityside, Cityline or Cityspring, wrap around it.

Three main roads make three of its sides. Country Hills Boulevard NE runs along the north, with Skyview Ranch across it. Metis Trail NE is the west edge, with the Stoney 3 industrial area on the far side and Calgary International Airport further west. Airport Trail NE closes the south, facing Saddle Ridge. On the east, Cityscape meets Cornerstone on a straight line that no street follows for most of its length, crossed by Cityline Gate NE. In the north-east corner, Skyview Ranch takes a notch out of the square along Skyview Parkway NE. Every address ends in NE, and all of Cityscape is in Ward 5.

Mattamy Homes has built nearly all the houses, and its page for Cityscape still reads “Now Selling” as of November 2026. Half of the 78 sales in the twelve months to August 2026 were detached houses, 39 at a typical $685,000, and 28 were townhouses at a typical $448,500.

David’s take

The vibe

The reserve at the centre

The City’s Northeast Community ‘A’ Area Structure Plan called for “two large wetlands and smaller supportive wetlands which are to be conserved.” The environmental reserve in the middle of Cityscape holds the largest wetland inside the community.

Mattamy describes “the 115-acre environmental reserve with a walking path all around the perimeter,” linked to the Rotary/Mattamy Greenway, and a stretch of the City’s Greenway pathway does run through the community. The City’s park site around the reserve carries most of Cityscape’s playground equipment. That site’s name in the City’s parks list is Cornerstone Park, a name that can mislead: the site is inside Cityscape, and Cornerstone the community is to the east.

Smaller wetlands and ponds sit elsewhere in Cityscape, and City park sites make up about 30% of it. One park site has cricket pitches, a batting cage and a cricket field, along with three soccer fields. The ground is flat.

Built from the west, still selling

The City annexed the land in 1989. The first houses date from 2013, and 2015 brought the City’s first count of people living here: 627. By 2019 the count was 3,073.

The first streets went up in the west and north-west, the ones named Cityscape. The Cityside and Cityspring streets followed, and the Cityline streets in the south-east, near Airport Trail, are the latest. Lots on Cityscape Drive NE and the Cityline streets were still vacant as of November 2026. A typical home sold in the twelve months to August 2026 was a 2022 build.

Cityscape in 2021

Census day in 2021 came partway through the build, before roughly half of today’s homes and before any of the condominium apartments. At the 2021 census, 5,085 people lived here in 1,315 households, which averaged 3.9 people against 2.6 across Calgary.

Children 14 and under were 29% of residents at the 2021 census (Calgary: 18%), and people 65 and older were 5% (Calgary: 13%). Owners held 89% of homes at the 2021 census, against 69% citywide, and 94% of those owners still owed on a mortgage (Calgary: 65%). The 2021 census put the typical household income for 2020 at $108,000, above Calgary’s $98,000.

Cityscape Square and across the edges

Cityscape Square, on Cityscape Drive NE, is the shopping inside the community. As of November 2026 it had an independent grocery store, a pharmacy, a Dollarama, a 7-Eleven with gas and a car wash, a Starbucks, a McDonald’s, an eye-care clinic, a meat shop and restaurants. There is no chain supermarket. Highstreet at Cornerstone, over the east edge, in Cornerstone, has a FreshCo.

There is no school building, library, pool, recreation centre, arena, off-leash area, fire station or community hall inside. The Saddletowne YMCA and the Saddletowne Library are both at the Genesis Centre in Martindale, and Martindale has a City off-leash area as well.

Cityscape has its own community association, registered in 2025, with no building of its own. Joining is optional, and the association can tell you what a membership costs.

Housing stock

Detached houses make up most of Cityscape, 1,435 of them by the City’s 2026 assessments, on a typical lot of about 3,360 square feet. Beside them are 557 freehold townhouses, each on a lot of its own, 85 half-duplexes held one half to a title, and a condominium townhouse complex of 110 units on Cityscape Court NE and Cityscape Row NE.

The apartments are newer. Truman built two condominium projects on Skyview Parkway NE, Cavallo and The Arthur, with 422 units between them. On Cityside Road NE, Carlisle Developments’ City Scape Plaza is two six-storey rental buildings.

Two in three occupied homes, 66%, were single-detached houses at the 2021 census (Calgary: 55%), and row houses made up 32% (Calgary: 10%). No home in an apartment building was counted that year.

Expect the title to a Cityscape house or freehold townhouse to carry an encumbrance for the Cityscape Residents Association, registered by Mattamy. It secures a yearly charge of $100 a home plus GST, due by June 29. The association may raise it each year by up to Calgary’s inflation rate, and a special resolution can raise it further or add a special assessment. The money is for upkeep above the City’s standard on the reserves, walkways, boulevards, medians and entrance signs. Ask the seller what the association last billed and whether it’s paid, because an unpaid charge carries 18% interest and is secured against the home.

A unit in one of the condominium plans, an apartment on Skyview Parkway or a townhouse in the complex on Cityscape Court, pays a monthly condo fee to its corporation. On a house, you can get a copy of the title and the documents registered on it while the offer is still conditional, and your lawyer’s title review goes over them again before possession. Homeowners association fees in Calgary covers the charges a Calgary title or condo plan can carry.

The City’s map shows, lot by lot, whether a basement suite is allowed.

The west quarter on the City’s noise map

The City’s Noise Exposure Forecast map puts about a quarter of Cityscape inside its NEF 25 contour. The contour follows Metis Trail NE up the west side, only a short way in from the corner at Airport Trail and reaching further east by Country Hills Boulevard. Cityscape Drive, Cityscape Gardens, Cityside Grove and Cityscape Common NE have homes inside it. Cityscape has no land in the NEF 30 contour.

On its airport vicinity page, the City says new higher-density residential development “is currently restricted in the NEF 30+ areas.” Before you write an offer here, open the City’s noise map and find the lot.

Recent sales

Detached houses were 39 of the 78 sales in the twelve months to August 2026, exactly half. Their typical price was $685,000, from $510,000 to $825,000, and half of them sold within 45 days. A typical one was built in 2022.

The 28 townhouses went for a typical $448,500, in a range of $346,500 to $525,000, and they took longer: half sold within 51 days. A typical townhouse dated from 2019. Six apartments and five semi-detached homes also sold.

The bottom of the community range, $262,000, came from one of the six apartment sales and says nothing about a house or a townhouse here. All 78 sales ran from that figure up to $825,000, and the middle half fell between $447,000 and $685,000. Half of all the homes sold within 48 days, and a typical seller got 97.15% of the asking price.

The 78 sales average $558,601, $29,601 more than the typical price. Houses and the other types split the sales evenly, so the middle of the 78 lands at $529,000, between the townhouses’ $448,500 and the houses’ $685,000, and the houses’ higher prices pull the average above it. Price a house against houses and a townhouse against townhouses.

Saddle Ridge, across Airport Trail, sold 126 detached houses at a typical $618,500 in the twelve months to August 2026, against $685,000 for Cityscape’s 39. Its 43 townhouses sold at a typical $405,000, below Cityscape’s $448,500, and they sold faster: half sold within 37 days, against 51 days for Cityscape’s.

If you own here, a home valuation of your own house gives a closer number than a community figure. Buyers can follow the buyer’s guide from the offer through to removing conditions.

Getting around

Cityscape Drive NE is the main street through the community, and Cityscape Boulevard NE and Cityscape Gate NE are the other through streets. Country Hills Boulevard, Metis Trail and Airport Trail run around three sides.

Three regular bus routes stop inside, all of them every day of the week: Route 145 West Skyview Ranch / Redstone and Route 128 East Skyview Ranch / Redstone on Cityscape Boulevard and Cityscape Drive, and Route 136 Corner Meadows / Cornerbrook on Cityscape Boulevard and Country Hills Boulevard. At the 2021 census, 11% of employed residents went to work by transit (Calgary: 9%).

Cityscape has no CTrain station. Saddletowne Station, at the north-east end of the Blue Line, is in Saddle Ridge. The City’s Blue Line extension project would run the line on to one new station at 88 Avenue and 60 Street NE, also in Saddle Ridge, and its project page lists construction as “To be confirmed.”

The drive to Calgary International Airport is the one from Cityscape that stays in single digits: 9 minutes by car, from the middle of Cityscape, without traffic, as of November 2026. Foothills Medical Centre is the longest of the four, at 29 minutes, then the University of Calgary at 28 and the Municipal Building downtown at 23.

University of Calgary 28 min
Foothills Hospital 29 min

Schools

Cityscape has no school building yet, on either board, and every school it is designated to is outside the community. No Cityscape street is split between two schools, public or Catholic.

As CBE publishes it in November 2026, every Cityscape address is designated to Rundle School, 4120 Rundlehorn Drive NE in Rundle, for kindergarten to grade 5. Grade 6 is at Bob Edwards School, 4424 Marlborough Drive NE in Marlborough, which takes Cityscape’s students through grade 9. CBE moved Cityscape’s grade 6 there in 2019. Forest Lawn High School, at 1304 44 Street SE in Forest Lawn, takes grades 10 to 12.

The Catholic path starts in Whitehorn. As CSSD publishes it in November 2026, Cityscape’s kindergarten to grade 6 school is St. Wilfrid School, 4225 44 Avenue NE. Grades 7 to 9 are at Father Scollen School, 6839 Temple Drive NE in Temple, and grades 10 to 12 at Bishop McNally High School on Falconridge Boulevard NE in Falconridge. CSSD’s high school boundaries for 2027-2028 leave Cityscape there.

Skyview Parkway NE runs through both Cityscape and Skyview Ranch, and the two communities have different Catholic schools. On that street, confirm which community the house is in before you read a school list.

CBE is building a Cityscape/Redstone middle school, grades 6 to 9 as approved, at 10577 Cityscape Drive NE, and gives it a target completion of 2029-2030. CBE also has a Cityscape elementary school, kindergarten to grade 5, at the planning stage, approved February 27, 2026. CSSD’s list of future schools includes a Cityscape kindergarten to grade 9 school, with the address and opening date to be determined. Neither board has published a designation area for any of them yet.

The schools resource explains how Calgary’s designated schools and choice programmes work.

Rundle School

Public, K-5

Kindergarten to grade 5 for every Cityscape address, as CBE publishes it in November 2026. Grade 6 is not here: Cityscape children move to Bob Edwards School for it. The school is at 4120 Rundlehorn Drive NE, in Rundle. CBE's Find a School gives the board's answer for one house.

Bob Edwards School

Public, 6-9

Cityscape's public school from grade 6 to grade 9, as CBE publishes it in November 2026, for every address in the community. It is at 4424 Marlborough Drive NE, in Marlborough. Run the street address through CBE's Find a School before registering.

Forest Lawn High School

Public, 10-12

Grades 10 to 12 for all of Cityscape, as CBE publishes it in November 2026. The building is at 1304 44 Street SE, in Forest Lawn. A family with a teen about to start grade 10 can check that address in CBE's Find a School.

St. Wilfrid School

Catholic, K-6

Catholic kindergarten to grade 6 for every Cityscape home, Skyview Parkway NE included, as CSSD publishes it in November 2026. It is at 4225 44 Avenue NE, in Whitehorn. On Skyview Parkway, confirm the house is in Cityscape first, then let CSSD's school finder give the answer for it.

Father Scollen School

Catholic, K-9

A kindergarten to grade 9 school that takes Cityscape's Catholic students for grades 7 to 9, as CSSD publishes it in November 2026. The school stands on Temple Drive NE in Temple, at number 6839. Putting the address into CSSD's school finder gives the board's own answer.

Bishop McNally High School

Catholic, 10-12

Every Cityscape address is designated to this Catholic high school, as CSSD publishes it in November 2026, and nothing changes under CSSD's 2027-2028 boundaries. Find it on Falconridge Boulevard NE in Falconridge, at number 5700. Check CSSD's school finder for a specific house.

Frequently asked questions

What do homes sell for in Cityscape?

Two types carry the market. In the twelve months to August 2026, 39 detached houses sold at a typical $685,000, from $510,000 to $825,000, and 28 townhouses sold at a typical $448,500, from $346,500 to $525,000. Six apartments and five semi-detached homes sold as well. All 78 sales together had a typical price of $529,000, with the middle half between $447,000 and $685,000. For what one house would fetch, start with a home valuation of that house.

Is Cityscape inside the airport noise contours?

Homes on the west side are. The City’s Noise Exposure Forecast map lays its NEF 25 contour along Metis Trail NE, narrow where it meets Airport Trail and wider by the time it reaches Country Hills Boulevard, so about a quarter of Cityscape is inside it. Cityscape Drive, Cityscape Gardens, Cityside Grove and Cityscape Common NE all have homes in that area. The NEF 30 contour never reaches Cityscape. On its airport vicinity page, the City says new higher-density housing is restricted from NEF 30 up.

Where do Cityscape children go to school?

Outside the community, on both boards. As CBE publishes it in November 2026, every Cityscape address goes to Rundle School in Rundle for kindergarten to grade 5, Bob Edwards School in Marlborough for grades 6 to 9 and Forest Lawn High School in Forest Lawn. As CSSD publishes it in November 2026, Catholic students go to St. Wilfrid School in Whitehorn for kindergarten to grade 6, Father Scollen School in Temple for grades 7 to 9 and Bishop McNally High School in Falconridge. No street in Cityscape is split between schools.

Will Cityscape get its own school?

Both boards have one on their lists, with no opening date yet. CBE is building a Cityscape/Redstone middle school for grades 6 to 9, as approved, at 10577 Cityscape Drive NE, with a target completion of 2029-2030, and has a Cityscape elementary school at the planning stage. CSSD lists a Cityscape kindergarten to grade 9 school with its address and opening date to be determined. Neither board has published which homes the new schools will serve.

Is there a CTrain station in Cityscape?

No. Saddletowne Station, at the north-east end of the Blue Line, is across Airport Trail in Saddle Ridge. The City’s Blue Line extension would add one station at 88 Avenue and 60 Street NE, also in Saddle Ridge, and the City has not set a start for construction. Inside Cityscape, Routes 145, 128 and 136 run every day of the week.

Is the City's Cornerstone Park in Cityscape?

Yes, despite the name. Cornerstone Park is the City’s name for the park site around the wetland reserve in the middle of Cityscape. The community of Cornerstone is a different place, east of Cityscape. Mattamy describes a walking path around the reserve, and the City’s park site there has playground equipment.

Is there a grocery store in Cityscape?

An independent one. Cityscape Square, on Cityscape Drive NE, had a grocery store, a pharmacy, a Dollarama, a 7-Eleven with gas and a car wash, a Starbucks and a McDonald’s as of November 2026, but no chain supermarket. For a chain supermarket, Highstreet at Cornerstone, outside the community, has a FreshCo. There is no library, pool, recreation centre or community hall inside Cityscape.

Is there a residents association fee in Cityscape?

On a house or freehold townhouse, expect one. Mattamy registered an encumbrance on title for the Cityscape Residents Association. It secures $100 a year per home plus GST, due by June 29, and the association can raise it each year by up to Calgary’s inflation rate, or by more with a special resolution. Ask the seller what the association last billed and whether it’s paid. A condominium unit pays condo fees to its own corporation, and its title shows whether the association’s charge applies as well. Membership in the Cityscape Community Association is separate and optional.
