Overview

Stoney Trail NE wraps around two sides of Cornerstone, the north and the east, and the land beyond it is undeveloped. On the south, Saddle Ridge sits across 96 Avenue NE for most of the edge. North of Country Hills Boulevard NE, 60 Street NE runs along the west side, facing Skyview Ranch and, further north, Redstone. South of Country Hills Boulevard the west edge has no road on it for most of its length, first beside Skyview Ranch and then, in the south-west, beside Cityscape. Country Hills Boulevard crosses the middle from west to east. All of Cornerstone is in Ward 5, and every address ends in NE.

It covers about 1,890 acres inside the City’s boundary, and about 640 of those acres are still unbuilt, most of them in the south toward Airport Trail NE and along the Stoney Trail corridor. Walton is the master planner. Anthem has managed development since 2018, and inside the same boundary WestCreek Developments built CornerBrook, a set of streets north of Country Hills Boulevard against Stoney Trail.

David’s take

The vibe

From crops to a community, since 2016

The City annexed this land in 1989, and when it approved the Cornerstone Area Structure Plan (the City’s plan for how the community would be built out) in 2014, most of it was still in crops and grazing. Walton held its groundbreaking on August 26, 2015. The City counted 54 residents in 2017, 1,629 in 2018 and 2,655 in 2019.

By the City’s 2026 assessments, more of today’s homes went up in 2024 than in any other year, and a typical one dates from 2021. Anthem’s site gives 2030 as the year it expects full completion, and WestCreek describes CornerBrook as nearly sold out, both as of November 2026.

A young community at the 2021 census

Children made up a quarter of Cornerstone at the 2021 census, which was taken when it had about a third of today’s homes: 26% of residents were aged 14 and under (Calgary: 18%), and 3% were 65 or older (Calgary: 13%). The census counted 6,190 people here that year, in households averaging 3.4 people (Calgary: 2.6).

Owners were 83% of households at the 2021 census (Calgary: 69%), and 97% of them were still paying down a mortgage (Calgary: 65%). At the 2021 census, typical household income for 2020 was $99,000 (Calgary: $98,000).

Wetlands in the low ground

The City maps about 45 hectares of wetland and stormwater pond inside Cornerstone. Its largest piece, 14.45 hectares east of the Corner Glen streets in the north, is labelled the Cornerstone Wetland on the City’s map. The area structure plan describes slightly hummocky land that slopes generally from south to north, with wetlands in its low spots, and sets out to keep many of the significant ones, linked by a green corridor.

City park land covers about 56 hectares across 13 sites. Six of the sites have playground equipment. Two carry cricket fields with artificial-turf pitches, and the parks also hold soccer fields, tennis courts, basketball courts and a boarded outdoor rink.

No off-leash area, library, pool or recreation centre is inside. The nearest City off-leash area is on Martindale Boulevard NE in Martindale. Martindale also holds the Genesis Centre, on Falconridge Boulevard NE, which shares one address with the Saddletowne Library and YMCA.

Shopping on Cornerstone Boulevard

Groceries are inside the community. Highstreet at Cornerstone, at 1155 Cornerstone Blvd NE, had a FreshCo, a Shoppers Drug Mart, a Dollarama, a Tim Hortons and a run of restaurants as of November 2026. A second centre at 3870 Cornerstone Blvd NE had a meat and grocery shop, a pharmacy and a liquor store, and a smaller strip on the Corner Meadows streets had a Pharmasave and a liquor store. Fire Station 38 is on Cornerstone Heights NE.

The community association

Joining the Cornerstone United Community Association is optional, and it has no hall yet. The area structure plan sets aside two community association sites, one on each side of Country Hills Boulevard, for a future building.

Housing stock

Cornerstone has 2,739 detached houses on the City’s 2026 assessments, and a typical detached lot measures 3,378 square feet. With them are 931 half-duplexes, each half on its own title with a typical lot of 2,641 square feet. There are also 272 freehold townhouses on lots of their own (typically 2,233 square feet), 599 condominium townhouse units and 439 apartment condominium units. They were built from 2016 to 2026.

Single-detached houses were 45% of occupied homes at the 2021 census (Calgary: 55%), and semi-detached homes were 22%, against 6% across Calgary.

The apartment units are in two developments, 220 units finished in 2016 and 219 in 2024. Many condominium townhouse plans are small, three to eight units each, and the two largest, of 40 units each, are on the Corner Meadows streets. Since 2016 the City has taken 389 building permit applications for below-grade suites in Cornerstone. Anyone counting on suite rent should check the lot on the City’s map before going firm.

What a Cornerstone purchase carries

On its page on the developer’s site, the Cornerstone Homeowner Association sets its annual fee at “$50.00 plus GST ($52.50),” and the developer says the obligation to pay it is registered on title by way of a restrictive covenant. The association says the money goes to “general maintenance of the community that is not covered by the City of Calgary municipal programs,” to entry signs and to a capital reserve fund. Fees are due by April 1 each year. Unpaid fees carry interest at 18% a year, and the association says that “at the time your home is sold, unpaid fees to the HOA will be deducted from the sale proceeds.” Astoria Asset Management administers it.

On a resale, an unpaid balance would come out of the seller’s proceeds, so have your lawyer confirm with Astoria that the account for that house is paid up. On the CornerBrook streets, built by WestCreek Developments, confirm from the seller’s documents whether the fee applies to that house, and have your lawyer read what is registered on the title.

A condo fee is a different charge, paid to the condominium corporation. In the twelve months to August 2026, townhouses that sold with one carried a typical $272 a month, and apartments a typical $386. Homeowners association fees in Calgary puts the two charges side by side.

Recent sales

Fewer than half the sales were detached houses: 79 of 180 in the twelve months to August 2026, or 43.9%. They sold at a typical $689,900, between $476,000 and $1,100,000, and half sold within 42 days. The typical one was built in 2022.

The half-duplexes sold fastest. The 44 that sold went for a typical $541,250, from $480,000 to $596,500, and half sold within 35 days. A typical one dated from 2021.

The 45 townhouses sold at a typical $425,775, from $328,000 to $590,000, and they took the longest: half sold within 50 days. Where a condo fee came with the sale, the typical figure was $272 a month. The 12 apartments sold at a typical $254,950, from $175,000 to $310,000, with half sold within 43 days and a typical condo fee of $386 a month.

All 180 sales together had a typical price of $555,000, and the middle half sold between $468,000 and $662,500. The full range ran from $175,000 to $1,100,000. Half of all homes sold within 41 days, sellers typically got 97.53% of their asking price, and 2021 was the typical year built for everything sold.

Detached houses sold for more here than across 96 Avenue in Saddle Ridge: a typical $689,900 against $618,500 in the twelve months to August 2026, for a typical house built in 2022 rather than 2006. Half-duplexes reverse that order, with Saddle Ridge’s 17 at a typical $590,000 and Cornerstone’s 44 at $541,250. Cityscape’s 39 detached houses and Cornerstone’s 79 sold at about the same typical price, $685,000 there and $689,900 here.

An owner thinking of selling gets a closer number from a home valuation of the house itself. The buyer’s guide walks a buyer from the first offer through to removing conditions.

Getting around

Country Hills Boulevard NE crosses Cornerstone from west to east, and 128 Avenue NE crosses the north half. Cornerstone Boulevard NE is the long north-south street through the middle. Stoney Trail runs along the north and east sides, and the area structure plan notes that it limits access on the north, east and south sides to overpasses.

Two regular bus routes run inside, every day of the week. Route 136 Corner Meadows / Cornerbrook uses Cornerstone Boulevard, Cornerstone Avenue NE, Cornerstone Way NE and Corner Meadows Avenue NE, and Route 128 East Skyview Ranch / Redstone uses Country Hills Boulevard and 128 Avenue. No stop is north of 128 Avenue, so the Corner Glen streets and the north end of the Cornerstone streets have no bus on them. At the 2021 census, 7% of employed residents took transit to work (Calgary: 9%).

There is no CTrain station in Cornerstone. The closest is Saddletowne Station, at the end of the Blue Line in Saddle Ridge. On extending the line north, the City says: “There are plans for future extensions of the Blue Line LRT with stations at Country Hills Boulevard, 128th Avenue NE and Stonegate. However, they are currently unfunded.”

A trip to Calgary International Airport takes 14 minutes by car from the middle of Cornerstone, without traffic, as of November 2026. Downtown’s Municipal Building takes 25 minutes, Foothills Medical Centre 32 and the University of Calgary 30.

Schools

Neither CBE nor CSSD has a school building in Cornerstone yet. Each designated school is somewhere else, and on the public side that means Falconridge first.

As CBE publishes it in November 2026, every Cornerstone address, CornerBrook included, is designated to Grant MacEwan School, at 180 Falshire Dr NE in Falconridge, for kindergarten to grade 6, and to Terry Fox School, at 139 Falshire Dr NE, also in Falconridge, for grades 7 to 9. Grades 10 to 12 go to James Fowler High School, 4004 4 St NW in Highland Park.

CBE has had overflow schools in place for new Cornerstone students at Grant MacEwan since September 23, 2022, and at Terry Fox since January 15, 2024. When Grant MacEwan can’t take a new kindergarten to grade 6 student, CBE’s overflow list goes to O.S. Geiger School in Castleridge, then Catherine Nichols Gunn School in Huntington Hills, then James Short Memorial School (kindergarten to grade 3) or G.W. Skene School (grades 4 to 6), both in Penbrooke Meadows. For grades 7 to 9, Terry Fox’s Cornerstone overflow is Ian Bazalgette School in Dover. CBE puts overflowed students on a call-back list for the designated school and provides busing to eligible students.

Catholic families start in Coral Springs. Cornerstone’s kindergarten to grade 6 school, as CSSD publishes it in November 2026, is Monsignor A.J. Hetherington School, 4 Coral Springs Blvd NE. From grade 7 the path moves to Falconridge: grades 7 to 9 are at St. John XXIII School, 1420 Falconridge Drive NE, and the high school years at Bishop McNally High School, 5700 Falconridge Blvd NE. Under CSSD’s 2027-2028 high school boundaries, Cornerstone stays with Bishop McNally.

CBE has two Cornerstone school sites with addresses: 1372 Cornerstone Blvd NE for Cornerstone Elementary School (approved for kindergarten to grade 5) and 43 Cornerbrook Manor NE for Cornerstone Middle School (approved for grades 6 to 9), each with a target completion of 2029-2030. Cornerstone High School is approved for construction, with no address or date yet. CSSD’s future-schools list has a kindergarten to grade 9 school at 1765 Cornerstone Blvd NE, with the opening date to be determined. The board says final designation areas for the new CBE schools will be determined closer to each school’s opening.

For the way designation and overflow work across the city, read the schools resource.

Frequently asked questions

What do homes sell for in Cornerstone?

The four types sit at very different prices, so the type you want comes first. In the twelve months to August 2026, 79 detached houses sold at a typical $689,900, from $476,000 to $1,100,000. The 44 half-duplexes sold at a typical $541,250, from $480,000 to $596,500. The 45 townhouses sold at a typical $425,775, from $328,000 to $590,000, with a typical condo fee of $272 a month. The 12 apartments sold at a typical $254,950, from $175,000 to $310,000, with a typical condo fee of $386 a month. Across all 180 sales the typical price was $555,000, and the middle half sold between $468,000 and $662,500. For a number on one specific house, a home valuation starts from the house itself.

Is there a homeowners association fee in Cornerstone?

Yes. The Cornerstone Homeowner Association’s annual fee is $50 plus GST, or $52.50, and the developer says the obligation to pay it is registered on title by restrictive covenant. The association’s page says fees are due by April 1, and that unpaid fees are taken out of the proceeds when a home sells. On the CornerBrook streets, built by WestCreek Developments, confirm from the seller’s documents whether the fee applies to that house. Condo fees are a separate charge, and the Cornerstone United Community Association is optional.

Where do Cornerstone children go to school?

At schools in other communities, until Cornerstone has its own. As CBE publishes it in November 2026, every Cornerstone address goes to Grant MacEwan School for kindergarten to grade 6 and Terry Fox School for grades 7 to 9, both in Falconridge, and then to James Fowler High School, which is in Highland Park. CBE has overflow schools set for new Cornerstone students the Falconridge schools cannot take. As CSSD publishes it in November 2026, Catholic students go to Monsignor A.J. Hetherington School in Coral Springs for kindergarten to grade 6, then St. John XXIII School and Bishop McNally High School, both in Falconridge.

When will Cornerstone's new schools open?

Neither board has an opening date yet. CBE lists Cornerstone Elementary School and Cornerstone Middle School with a target completion of 2029-2030, and Cornerstone High School as approved for construction with no date. On the Catholic side, a kindergarten to grade 9 school for Cornerstone is on CSSD’s list, opening date to be determined.

Is there a CTrain station in Cornerstone?

No. The closest is Saddletowne Station, at the end of the Blue Line in Saddle Ridge. The City says it has plans for future Blue Line stations at Country Hills Boulevard, 128th Avenue NE and Stonegate, and that they are currently unfunded. Inside Cornerstone, Route 136 and Route 128 run every day of the week, and no stop is north of 128 Avenue NE.

Is CornerBrook a separate community from Cornerstone?

No. CornerBrook is WestCreek Developments’ name for its streets north of Country Hills Boulevard NE, beside Stoney Trail, and they are inside Cornerstone. Corner Meadows and Corner Glen are street-name families inside Cornerstone, not separate communities. All of them have the same designated schools, and almost every residential street name here starts with Corner.

Is there a grocery store in Cornerstone?

Yes. Highstreet at Cornerstone, on Cornerstone Boulevard NE, had a FreshCo, a Shoppers Drug Mart and a Dollarama as of November 2026, with restaurants in the same centre. Two smaller centres had a pharmacy each, and one also had a meat and grocery shop. Both had a liquor store. Cornerstone has no library, pool or recreation centre, and its community association has no hall yet.
