Overview
Homestead is a long, narrow strip on the north-east edge of Calgary, several times longer north to south than it is wide. Stoney Trail NE runs down the whole west side, with Taradale across it in the south and Saddle Ridge in the north. On the east side, 84 Street NE is also the city limit: the City’s plan for the area describes the land as “bordering Rocky View County.” North and south of Homestead is undeveloped City land that belongs to no community yet. Every address here ends in NE, and all of Homestead is in Ward 5.
Partners Development Group is the developer, and in a 2022 post it called Homestead “our first community.” As of November 2026, it describes Homestead as “a 12-phase master-planned community” and says “The first five phases are sold out.” The first houses went up in 2020, and building is still going on.
Almost every street takes the community’s name with a word after it, from Homestead Drive NE and Homestead Grove NE to Homestead Terrace NE and Homestead Mews NE. The full suffix matters when you look up a home.
Over the twelve months to August 2026, Homestead’s 52 residential sales split into 41 detached houses, seven semi-detached homes and four townhouses.
David’s take
The vibe
Twelve phases on the edge of the city
The City annexed all of this land in 1989. Council approved the East Stoney Area Structure Plan in 2017, setting out one new neighbourhood east of Stoney Trail, and among its goals is to “preserve the wetland complexes in the area.”
Of today’s homes, 14 date from 2020 and 100 from 2021, and the pace rose from there, to 251 in 2024, the busiest year so far. The developer’s posts track the phases moving north, and Partners Homes was advertising “Phase 7 Duplexes Now Selling” in November 2026.
The builders on the developer’s list in November 2026 are Partners Homes for the duplexes, Excel Homes and Trico Homes for laned and front-drive houses, and Genesis Builders Group for front-drive houses.
Homestead Landing
The shopping is at Homestead Landing, the commercial site at Homestead Gate NE and 84 Street NE, near the entrance. As of November 2026 it had a gas bar with a convenience store, a Tim Hortons, a liquor store and restaurants.
The City has also issued building permits for a grocery store and a medical centre at the site. Neither had opened as of November 2026, so groceries still mean a drive to a supermarket across Stoney Trail in Saddle Ridge.
The wetland and pond at the south end
The south end of Homestead is the community’s biggest open space. A City district park takes in a stormwater pond and a wetland held as environmental reserve, which the developer described in November 2026 as a “19-acre natural wetland with gazebo and surrounding pathways.” The ground is lowest here and rises gently toward the north. Regional and local paved pathways run through the community, and the playground equipment is on one park site in the south half.
Between the homes and Stoney Trail, a band of land the province holds for the highway corridor runs the length of the west side, and no houses stand on it.
Planned, not built yet
As of November 2026, the developer’s community page lists several things still to come: “One future school site within the community”, a “3-acre community association site for gatherings and events”, a cricket pitch and soccer fields, and “Future pickleball and basketball courts.” It also says “Future phases will also include a multi-family site.” In the same month, Partners Homes’ page said “Cricket Pitch Arriving in 2026.”
None of them was open as of November 2026. Homestead has no school, community hall, library, recreation centre, off-leash area or CTrain station inside it today.
What’s across Stoney Trail
For a recreation centre, a library or the CTrain, you cross the highway. In Martindale are the Genesis Centre, with its YMCA, and the Saddletowne Library on Falconridge Boulevard NE. Saddletowne Station and the Saddletowne Circle shops are in Saddle Ridge. A fenced City off-leash area is in Taradale, and Coral Springs holds the Don Hartman North East Sportsplex.
The community association
Homestead has a community association of its own, the Calgary Homestead Community Association, with no building yet. The Federation of Calgary Communities’ listing for it says to “call the community association directly to obtain information on availability, registration and costs.” Membership is optional.
Housing stock
On the City’s 2026 assessments, Homestead has 682 detached houses, 166 half-duplexes and 62 freehold rowhouses. The half-duplexes, which Partners Homes builds, are on Homestead Drive NE, Homestead Gate NE and Homestead Pass NE. The 62 rowhouses are all on Homestead Boulevard NE, built from 2020 to 2022.
Picking among the three is mostly a question of how much of the building and the yard belongs to you alone. A detached house stands apart on a lot of its own, typically 3,361 square feet. A half-duplex has one wall in common with the home beside it, a rowhouse inside the row has two, and both come on smaller lots.
Another 216 lots were still vacant, most of them on Homestead View, Homestead Gardens, Homestead Drive, Homestead Avenue and Homestead Way NE, where building is going on now. At the north end, about 26 undeveloped acres are the subject of a multi-residential development application, which the City lists as “In Circulation” (still under review).
There is no apartment building in Homestead and no condominium home.
Buying a half-duplex or rowhouse here
The half-duplexes and the Homestead Boulevard rowhouses are freehold. Each one is on its own lot, under its own title, not a unit in a condominium plan, so there is no condo corporation over them and no monthly condo fee. A detached house has none either. Partners Development Group, the developer, names no residents association or homeowners association for Homestead.
Ask the seller what has been agreed with the neighbours about the shared wall and roof. Your lawyer’s title review shows anything registered against the house. How a condo fee differs from an association fee is set out in homeowners association fees in Calgary.

Recent sales
Detached houses made up 41 of Homestead’s 52 sales in the twelve months to August 2026. They sold at a typical $696,000, from $595,000 to $1,140,000, and half sold within 35 days. The typical one was a 2025 build.
Seven semi-detached homes and four townhouses also sold, and no apartment did.
Across all 52 sales the typical price was $670,000, and the middle half sold between $605,000 and $742,000. The full range ran from $467,000 to $1,140,000. The low end was not a detached house. Detached houses alone ran from $595,000 to $1,140,000. Half of all homes sold within 37 days, and the typical sale reached 97.31% of the asking price.
Across Stoney Trail, Taradale’s 77 detached houses went for a typical $540,000 over the twelve months to August 2026, and the typical one there was a 2002 build. Homestead’s 41 had a typical price of $696,000 and a typical build year of 2025. Half of Taradale’s detached houses sold within 38 days, and half of Homestead’s within 35.
To price a Homestead house you own, a home valuation compares it with recent sales of similar houses close by. Before you write an offer, the buyer’s guide sets out what the deposit and each condition do.
Getting around
Traffic reaches Homestead by 84 Street NE and 80 Avenue NE, and Homestead Gate NE is the entrance off 84 Street. Homestead Drive NE runs through the middle.
Route 80 Homestead is the one bus route, every day of the week. Its stops are on Homestead Drive, Homestead Avenue, Homestead Boulevard and 84 Street NE at Homestead Gate, and the developer said in an April 2025 post that the route starts from the Saddletowne terminal. There is no CTrain station inside Homestead. For the CTrain, the Blue Line’s last stop, Saddletowne Station, is over in Saddle Ridge.
Homestead’s drive downtown, to the Municipal Building, runs 27 minutes without traffic from the centre of Homestead, as of November 2026. Of the four drives, the one to Calgary International Airport is the shortest, at 21 minutes. The two on the west side of the city take longest: 33 minutes to Foothills Medical Centre and 34 to the University of Calgary.
| Downtown | 27 min |

| University of Calgary | 34 min |
| Foothills Hospital | 33 min |

Schools
CBE sends Homestead children to schools in Temple and Rundle, then to Forest Lawn for high school, and CSSD sends them to Taradale and Saddle Ridge, then to Falconridge. No school has been built in Homestead yet, and each board sends every Homestead address to the same schools.
As CBE publishes it in November 2026, every Homestead address is designated to Guy Weadick School, 5612 Templehill Rd NE in Temple, for kindergarten to grade 6. Dr. Gordon Higgins School, 155 Rundlehill Dr NE in Rundle, follows for grades 7 to 9, and grades 10 to 12 go to Forest Lawn High School at 1304 44 St SE, in the community of Forest Lawn.
Since October 27, 2026, when Guy Weadick has no room for a new Homestead registrant in kindergarten to grade 6, CBE places the child at Monterey Park School, 7400 California Blvd NE in Monterey Park, and keeps them on a call-back list for Guy Weadick. Families still register at Guy Weadick first, as their designated school, and CBE says children from Homestead already attending it see no change. From the 2027-28 school year, CBE says it will use a lottery for kindergarten to grade 6.
On busing, CBE’s 2020 notice for Homestead says: “Until yellow school bus service is added to new communities, we provide a stop as close as possible in a neighbouring community.”
The Catholic path runs west. As CSSD publishes it in November 2026, a Homestead child starts at Our Lady of Fatima School (6320 Taralea Park NE, Taradale) for kindergarten to grade 6, moves to Light of Christ School (6270 Saddlehorn Drive NE, Saddle Ridge) for grades 7 to 9, and finishes at Bishop McNally High School, at 5700 Falconridge Boulevard NE, in Falconridge. Under CSSD’s high school boundaries for 2027-2028, Bishop McNally stays Homestead’s school.
As of November 2026, the developer shows a future school site inside Homestead, but neither board lists a Homestead school among its new projects. Run the address through both boards’ online tools before an offer goes in. How designations and overflow placement work is in the schools resource.

Frequently asked questions
What do homes sell for in Homestead?
Detached houses, for the most part: they were 41 of the 52 sales in the twelve months to August 2026. They went for a typical $696,000, in a range of $595,000 to $1,140,000, and half sold within 35 days. Seven semi-detached homes and four townhouses also sold. Across all 52 sales the typical price was $670,000, and the middle half sold between $605,000 and $742,000. To put a number on one house, ask for a home valuation.
Do Homestead homes pay a condo fee or an association fee?
The half-duplexes and the rowhouses on Homestead Boulevard NE are on titles of their own, not condominium units, so no condo corporation and no condo fee come with them. The same goes for the detached houses. Partners Development Group, the developer, names no residents association or homeowners association for Homestead. The Calgary Homestead Community Association is a separate, optional membership, and the Federation of Calgary Communities’ listing says to call it for its terms. On any purchase, your lawyer’s title review shows whatever is registered against the house.
Where do Homestead children go to school?
Outside Homestead, since no school building is inside it yet. As CBE publishes it in November 2026, every address is designated to Guy Weadick School in Temple (kindergarten to grade 6), then Dr. Gordon Higgins School in Rundle (grades 7 to 9), then Forest Lawn High School. Since October 27, 2026, CBE has placed new kindergarten to grade 6 registrants Guy Weadick cannot take at Monterey Park School, in Monterey Park, and families still register at Guy Weadick first. As CSSD publishes it in November 2026, the path is Our Lady of Fatima School in Taradale, Light of Christ School in Saddle Ridge, then Bishop McNally High School in Falconridge from grade 10.
Is there a school planned for Homestead?
As of November 2026, the developer’s community page shows “One future school site within the community”, and the City’s area structure plan has one joint use site, the kind of land set aside for a school. Neither CBE nor CSSD lists a Homestead school among its new or planned projects. Until a board does, plan around the designations an address has today.
Is there a grocery store in Homestead?
Not yet. Homestead Landing, on Homestead Gate NE at 84 Street NE, had a gas bar with a convenience store, a Tim Hortons, a liquor store and restaurants as of November 2026. The City has issued a building permit for a grocery store there, but the store has not opened. For now, groceries mean a drive to a supermarket across Stoney Trail in Saddle Ridge.
What transit serves Homestead?
One bus route. Route 80 Homestead runs through the community on all seven days, with its stops on Homestead Drive, Homestead Avenue, Homestead Boulevard and 84 Street NE at Homestead Gate, and the developer said in an April 2025 post that it starts from the Saddletowne terminal. There is no CTrain station in Homestead. The closest station is Saddletowne, where the Blue Line ends, in Saddle Ridge.
How new are the homes in Homestead?
Very new. The first houses date from 2020, the busiest year so far was 2024, and the typical home that sold in the twelve months to August 2026 was a 2025 build. In 2026, 216 lots on the streets being built now were still vacant, and about 26 acres at the north end have not been developed yet.
