Overview
Martindale sits in a block of NE Calgary between four main roads. 80 Avenue NE is the north side, with Saddle Ridge across it, and at the north-east corner the line curves around Saddletowne Circle NE to meet Falconridge Boulevard NE. Falconridge Boulevard is the east side, with Taradale beyond it. 64 Avenue NE closes the south, facing the Westwinds industrial area at its western end and Castleridge along the rest. Metis Trail NE is the west side, with Saddle Ridge Industrial on the far side. Every address is NE, and Ward 5 covers the whole community.
Martindale holds the Genesis Centre, with the Saddletowne YMCA and the Saddletowne Library on the same site at its north-east corner, and Nelson Mandela High School is beside them. Martindale Station, on the Blue Line CTrain, is inside the west side by Metis Trail.
The houses went up from the early 1980s into the 2000s, with the 1990s the busiest decade. At the 2021 census, 14,540 people lived in Martindale’s private households.
Of the 112 homes sold in the twelve months to August 2026, 105 were detached houses, at a typical $485,000. The other seven were five townhouses and two semi-detached homes.
David’s take
The vibe
Built street by street, from the south up
The City annexed this land in 1961. The Federation of Calgary Communities gives 1983 as the year Martindale was established, and the City’s own count shows 86 residents that year. The oldest houses are in the south and south-east, on the Martingrove streets, Martinview Road NE and parts of Martindale Drive NE and Martindale Close NE.
Building picked up in the late 1980s and ran through the 1990s. The City counted 2,099 residents in 1990 and 8,095 in 2000. The Martin Crossing streets in the middle date mostly from the late 1990s, and the north, along the Martha’s, Martha’s Meadow and Martinvalley streets, filled in around 2000. By the 2021 census, 43% of Martindale’s occupied homes dated from 1991 to 2000, where across Calgary the 1990s account for 15%.
Household size and mortgages
At the 2021 census, Martindale’s households averaged 3.7 people against Calgary’s 2.6, and 29% of them held five or more people, against 10% of households across Calgary. Of the owners, 82% were carrying a mortgage, a share Calgary put at 65%.
The Genesis Centre and who runs it
The Genesis Centre is on a large site at 7555 Falconridge Blvd NE, in Martindale’s north-east corner, and the site holds the Genesis Centre of Community Wellness, the Saddletowne YMCA and the Saddletowne Library. The N.E. Community Skatepark and the Genesis artificial turf fields are on the same site, and indoors there are soccer fields and basketball and badminton courts. No Martindale home pays a fee toward any of it.
The Genesis Centre describes itself as a not-for-profit organization, and the library is a branch of Calgary Public Library. The Martindale Community Association says it helped plan and seed-fund the centre, in partnership with the Taradale and Saddle Ridge communities.
The association has no hall of its own. A community membership is $10.00 for 12 months, and joining is optional.
Martindale has no residents association or homeowners association fee. There is no City special tax here either. The condominium townhouse units each pay a condo fee to their corporation, and what that fee covers is set out in the condo documents. For how those charges compare, the explainer on Calgary HOA fees goes through each one.
School fields, cricket pitches and an off-leash area
Martindale has no pond, creek or lake, and the ground is flat. City parks cover about 17% of the land, most of it attached to the school sites. The biggest is the district park around Nelson Mandela High School and the Genesis Centre, and the Crossing Park and Manmeet Singh Bhullar school parks are the next largest.
Both of those school parks have cricket fields with pitches, and the community has 11 soccer fields, two ball diamonds, batting cages and basketball courts. The off-leash area, on Martindale Boulevard NE, covers 1.74 hectares and opened in 2011. Regional pathways run through the community.
Shops inside and just outside
As of October 2026, a strip on Martindale Boulevard NE had a grocery store, a restaurant, a hair salon and a liquor store. A convenience store with fuel was on Martindale Gate NE, and a pharmacy on Martindale Drive NE. There is no supermarket in Martindale. Two were just outside at the same date: a Chalo FreshCo on Saddletowne Circle NE, in Saddle Ridge, and a Real Canadian Superstore on Westwinds Drive NE, in Westwinds.
The west side and the airport map
The City calls its airport noise contours “a development constraint for properties that are within the contours,” so they matter most if your plans for a lot include building on it or changing what is there. In Martindale, the City’s noise exposure forecast map for Calgary International Airport puts the west side in its NEF 25 band. Homes on every Martinglen street, Martinpark Way NE, Martin Crossing Court NE, Martha’s Haven Park NE, parts of the other Martha’s Haven streets and the western stretch of Martindale Boulevard NE are in it. A thin edge right along Metis Trail NE falls in the NEF 30 band, with no homes on it.
Before an offer on a west-side house, find its lot on the City’s noise exposure map.
Housing stock
Martindale has 3,556 detached houses by the City’s 2026 assessments, a little over nine homes in ten. A typical lot is 3,412 square feet, and the middle half of those houses were built between 1990 and 2000. The 2021 census counted 85% of occupied homes as single-detached houses, against 55% across Calgary. Martindale has no apartment building.
There are also 248 condominium townhouse units in three places: a 1994 complex of 92 units on Martin Crossing Court NE, a 1999 complex of 56 units on Martha’s Haven Park NE, and a newer site on Falconridge Boulevard NE. That site has 116 units, built from 2018 to 2021, 100 of them in condominium plans and 16 freehold townhouses on titles of their own. Martindale also has 52 half-duplex homes, each on its own title, built in 1991 and 1992 on Martinglen Way NE and Martindale Boulevard NE.
| Type | Median sale price | Sales |
|---|---|---|
| Detached | $482,500 | 77 |
| Row / townhouse | $341,500 | 5 |
| All home types | $475,000 | 83 |
Recent sales
Martindale sold 112 homes in the twelve months to August 2026, and 105 of them were detached houses, or 93.8%. Those houses sold at a typical $485,000, from $350,000 to $740,000, and half of them sold within 39 days. The typical one was a 1995 build. Five townhouses and two semi-detached homes made up the other seven sales, too few of either type to put a price on.
All 112 sales had a typical price of $483,500, and the middle half went between $426,000 and $530,000. Half of the homes were sold within 39 days, and the typical sale closed at 96.68% of the asking price.
The overall range was $322,500 to $740,000, but its low end came from one of those seven townhouse and semi-detached sales, too few to say much about what a house costs. For a house, the range to use is $350,000 to $740,000.
Taradale’s typical detached house, across Falconridge Boulevard NE, sold for $540,000, and Saddle Ridge’s, north of 80 Avenue NE, for $618,500, against $485,000 in Martindale, all in the twelve months to August 2026. Saddle Ridge’s houses also took longer to sell: half of them sold within 47 days, against 39 in Martindale.
A home valuation works from one house and the sales near it, and the buyer’s guide walks through writing an offer and the conditions in it.
Getting around
Martindale Boulevard NE runs the length of the community. It starts at Martindale Gate NE, off 64 Avenue NE, passes Martindale Station and ends at Falconridge Boulevard NE.
Martindale Station, on the Blue Line CTrain, is inside the west side, off Metis Trail NE. Saddletowne Station, the end of the line, sits on the far side of Saddletowne Circle NE, in Saddle Ridge. MAX Orange, the bus rapid transit line to Brentwood, runs on Falconridge Boulevard NE, and its southbound platforms at Martindale Boulevard Station and Saddletowne Circle Station are on Martindale’s side of the road.
Route 60 Martindale is the bus through the community, every day in both directions, and it stops at Martindale Station. Route 61 Taradale also stops on Martindale Boulevard and Martindale Gate all week. Transit was the way to work for 13% of employed residents at the 2021 census (Calgary: 9%).
Anyone heading to Calgary International Airport has the shortest of the four drives: 13 minutes from the middle of Martindale, without traffic. The Municipal Building downtown is a 24-minute drive, the University of Calgary 28 minutes and Foothills Medical Centre 29.
| Downtown | 24 min |

| University of Calgary | 28 min |
| Foothills Hospital | 29 min |

Schools
Martindale has four school buildings: three CBE schools and a francophone school. Each board divides the community, and the two lines don’t match, so a house can be on one side for CBE and the other for CSSD.
On the public side, the split is at kindergarten to grade 6, between two schools inside Martindale, as CBE publishes it in October 2026. Crossing Park School, 500 Martindale Blvd NE, takes the Martin Crossing streets apart from Martin Crossing Place, the Martinbrook, Martinridge, Martinview and Martinglen streets, Martinpark Way NE and Martindale Close, Crescent and Gate, along with the west side of Martindale Drive NE and Martingrove Drive NE. Manmeet Singh Bhullar School, 1027 Martindale Blvd NE, takes every Martha’s street, the Martinvalley, Martinwood and Martingrove streets, Martin Crossing Place NE and Martindale Court and Mews, along with the east side of Martindale Drive and Martingrove Drive. Martindale Boulevard NE, Martindale Drive NE and Martingrove Drive NE are divided, so on any of the three, confirm the house with CBE.
Every Martindale address then goes to Crossing Park School for grades 7 to 9, and on to Nelson Mandela High School, 45 Saddletowne Circle NE, for grades 10 to 12. All three CBE schools are in Martindale. CBE’s overflow list says a new grade 7 to 9 registrant Crossing Park cannot accommodate may be placed at Clarence Sansom School, 5840 24 Ave NE in Pineridge, and that one Nelson Mandela cannot take may go to James Fowler High School, 4004 4 St NW in Highland Park.
No Catholic school building is in Martindale. As CSSD publishes it in October 2026, most of the community, including the Martha’s, Martin Crossing, Martinvalley and Martinglen streets, is designated to Our Lady of Fatima School, 6320 Taralea Park NE in Taradale, for kindergarten to grade 6, and to Father Scollen School, 6839 Temple Drive NE, in Temple, for grades 7 to 9. The south-east, including the Martingrove and Martinview streets, Martindale Close, Court, Crescent, Gate and Mews and Martinbrook Place and Road, goes to St. John Paul II School, 119 Castleridge Drive NE in Castleridge, and then St. John XXIII School, 1420 Falconridge Drive NE in Falconridge.
CSSD’s line runs through Martindale Boulevard, Martindale Drive, Martinwood Road NE, Martinwood Way NE, Martin Crossing Grove NE, Martinbrook Link NE and Martinridge Road NE, and behind some lots on Martin Crossing Crescent NE and Martinbrook Road NE. CSSD’s own list asks Martindale families to phone the school for the boundary. For grades 10 to 12, every Martindale home goes to Bishop McNally High School, 5700 Falconridge Blvd NE in Falconridge, and CSSD’s high school boundaries for 2027-2028 leave Martindale with Bishop McNally.
École La Mosaïque, at 199 Martindale Blvd NE, is a school of FrancoSud, the Southern Francophone Education Region. It is not a CBE or CSSD school.
Boards revise their areas, so put the address through each board’s own tool, CBE’s Find a School and CSSD’s school finder, before you count on any of this. The schools resource explains attendance areas, overflow and choice programmes.
Crossing Park School
Public, K-9
Kindergarten to grade 6 for the Martin Crossing streets apart from Martin Crossing Place, the Martinbrook, Martinridge, Martinview and Martinglen streets, Martinpark Way and Martindale Close, Crescent and Gate, as CBE publishes it in October 2026, and grades 7 to 9 for all of Martindale. It is at 500 Martindale Blvd NE, inside the community. CBE lists Clarence Sansom School in Pineridge as the overflow for grades 7 to 9. Martindale Boulevard, Martindale Drive and Martingrove Drive are divided streets, so a house on one of them goes through CBE's Find a School by its full address.
Manmeet Singh Bhullar School
Public, K-6
Every Martha's street comes here for kindergarten to grade 6, along with the Martinvalley, Martinwood and Martingrove streets, Martin Crossing Place and Martindale Court and Mews, as CBE publishes it in October 2026. The school stands at 1027 Martindale Blvd NE, in Martindale. Children here move to Crossing Park School for grade 7. A home on a divided street needs its own answer from CBE's Find a School.
Nelson Mandela High School
Public, 10-12
At 45 Saddletowne Circle NE, in the community's north-east corner, this is the public high school for every Martindale address, grades 10 to 12, as CBE publishes it in October 2026. Under CBE's overflow table, James Fowler High School, a Highland Park school, is where a new student may be placed if Nelson Mandela cannot accommodate them. Ask CBE where a grade 10 registration from the house would go, and run it through Find a School.
Our Lady of Fatima School
Catholic, K-6
Most of Martindale comes here for Catholic kindergarten to grade 6, including the Martha's, Martin Crossing, Martinvalley and Martinglen streets, as CSSD publishes it in October 2026. Its building sits across Falconridge Boulevard at 6320 Taralea Park NE, in Taradale. CSSD asks Martindale families to phone the school about the boundary, and the full address goes into its school finder.
Father Scollen School
Catholic, K-9
Catholic grades 7 to 9 for the same part of Martindale that goes to Our Lady of Fatima, as CSSD publishes it in October 2026. It is at 6839 Temple Drive NE, in Temple. On a street CSSD's line divides, call the school or check the address in CSSD's finder.
St. John Paul II School
Catholic, K-6
At 119 Castleridge Drive NE, in Castleridge, this school takes the south-east of Martindale for Catholic kindergarten to grade 6, as CSSD publishes it in October 2026: the Martingrove and Martinview streets, Martindale Close, Court, Crescent, Gate and Mews, and Martinbrook Place and Road, among others. Near the line, the school itself or CSSD's finder settles one house.
St. John XXIII School
Catholic, K-9
At 1420 Falconridge Drive NE, in Falconridge, St. John XXIII takes Catholic grades 7 to 9 for the south-east streets that start at St. John Paul II, as CSSD publishes it in October 2026. On a divided street, ask CSSD for the answer on that one house.
Bishop McNally High School
Catholic, 10-12
CSSD's boundaries for 2027-2028 keep all of Martindale here, as the current ones do: Catholic grades 10 to 12 for every home, whichever side of the line it is on, as CSSD publishes it in October 2026. You'll find the school at 5700 Falconridge Blvd NE, in Falconridge. Before grade 10, put the house number into CSSD's school finder.
Frequently asked questions
What do homes sell for in Martindale?
Nearly every sale is a house, so the community figures are house figures. In the twelve months to August 2026, 105 of the 112 sales were detached houses, at a typical $485,000, from $350,000 to $740,000, and half of them sold within 39 days. The other seven were five townhouses and two semi-detached homes, too few to price. Across all 112 the typical price was $483,500, and the middle half sold between $426,000 and $530,000. A home valuation gives the number for one house, starting from that house and its street.
Is there a homeowners association fee in Martindale?
No. Martindale has no residents association or homeowners association fee, and it carries no City special tax. The Martindale Community Association is optional, with a membership listed at $10.00 for 12 months, and it has no hall of its own. The condominium townhouse units each pay a condo fee to their corporation. A detached house carries no condo fee, and no residents or homeowners association fee either.
Is the Genesis Centre in Martindale?
Yes. The Genesis Centre is at 7555 Falconridge Blvd NE, inside Martindale at its north-east corner, and the Saddletowne Library and the Saddletowne YMCA are on the same site. The N.E. Community Skatepark and the artificial turf fields share the site, and Nelson Mandela High School is beside them on Saddletowne Circle NE.
Where do Martindale children go to school?
The two boards each split Martindale, on different lines. As CBE publishes it in October 2026, the street decides whether kindergarten to grade 6 is Crossing Park School or Manmeet Singh Bhullar School, and both are in Martindale. Every address then goes to Crossing Park for grades 7 to 9 and to Nelson Mandela High School, also in Martindale. As CSSD publishes it in October 2026, most of Martindale goes to Our Lady of Fatima School in Taradale and Father Scollen School in Temple, and the south-east goes to St. John Paul II School in Castleridge and St. John XXIII School in Falconridge. All of Martindale goes to Bishop McNally High School in Falconridge. On Martindale Boulevard, Martindale Drive or any other divided street, confirm the house with the board.

A thin edge along Metis Trail NE is in the NEF 30 band, with no homes on it. The City calls the contours “a development constraint for properties that are within the contours.” Before an offer on a west-side house, find its lot on the City’s noise exposure map.
