A north Calgary community where the City's district line does more work than the street name. Hidden Valley recorded 129 residential sales over the twelve months ending August 31, 2026, at a blended median of $590,000, with 107 detached sales at a median of $604,000 and a median 21 days on market across the community. There is no known residents association or encumbrance fee anywhere in the City's Hidden Valley district. The pocket north of Beddington Trail that the City says is commonly known as Hanson Ranch is the part to read carefully: 73 of its Hidden Creek addresses sit inside the City's Panorama Hills district and inside the City's maintenance area for the Panorama Hills residents association, and only the title of a specific address says whether that association's fee is registered on it.

Overview

One hundred and twenty-nine homes sold in Hidden Valley over the twelve months ending August 31, 2026, at a blended median of $590,000. The middle half of those sales closed between $515,000 and $670,000, and the whole run went from $360,000 to $1,220,000.

Detached houses were 107 of the 129, 82.9% of everything that traded, at a typical price of $604,000. Row and townhouse homes, 15 sales, sold at a typical price of $422,000. Seven semi-detached homes sold, too few for a reliable price, so that type is named here but not priced. The two priced types together account for 122 of the 129 sales. No apartment sold in the twelve months.

Half the sales here closed within 21 days, and sellers typically kept 98.11% of asking. Put beside two of its neighbours, Panorama Hills and Evanston, Hidden Valley was the quickest and the firmest of the three over the same twelve months, and of the three it also carries the highest detached share and the oldest stock, with a typical build year of 1997.

The other thing to have straight before you read a listing here is what sits on the title, and for most of Hidden Valley the answer is nothing of the kind. There is no known residents association, encumbrance fee or City special tax anywhere in the City’s Hidden Valley district. The community association is a voluntary society. The exception is the pocket north of Beddington Trail that the City describes as “commonly known as Hanson Ranch”, where the City’s district line places 73 Hidden Creek addresses inside Panorama Hills, and inside the maintenance area of a residents association that calls its fee a mandatory encumbrance. Which side of that line an address falls on is one fact. What its title carries is a second fact, and it is the one a buyer needs.

The vibe

Hidden Valley is a 1990s community on former ranch land, and both halves of that description are still visible. Hidden Valley Drive is the loop that most of the community hangs off, and the two public schools, the Catholic school, the fire hall and the community building all sit on it. The Hanson Ranch pocket north of Beddington Trail has West Nose Creek along its east side and a constructed wetland beside the creek. The ranching families are remembered in two sets of statues: Gene Hanson on his horse at the top of the park space on Hidden Creek Road, and the horses at the entrance to Hidden Ranch Boulevard, which the community association’s own history says represent the Woolliams family’s stock. That history also records that Gene and Sally Hanson bought land here in 1943 and ranched it for 54 years before it was sold to developers.

Nothing on title in the Hidden Valley district, and the list behind that

For the City’s Hidden Valley district the finding is that there is nothing on title, and a finding of nothing is only as good as what was looked at. Here is the list. The City’s special tax page names twelve communities that pay for enhanced landscaping through a line on the property tax bill, and Hidden Valley is not among them, nor is it in the 2026 special tax bylaw, 2M2026, that sets those levies. The City’s map of landscape-maintenance agreements, the layer that shows where an association maintains parks and boulevards under an agreement with the City, has no Hidden Valley area, and eight addresses in the district were tested against it and fell inside none. The Hidden Valley Community Association’s bylaws define a member as a resident of a household for which a membership has been purchased, running one calendar year from the date of purchase, at a price its board sets by vote. Its site does not mention an encumbrance or a residents association, and the Federation of Calgary Communities lists the community association and nothing else. What was not done is a Land Titles search, so read this as the City’s and the association’s own account rather than as a title-by-title finding.

The association is a registered society, registered provincially on January 18, 1995, with a fiscal year that runs April 1 to March 31. Membership is $30 a year, a figure taken from its March 2024 membership appeal because the live sign-up form did not render. That same appeal was frank about uptake: “Out of 4,000 households, only a small fraction, around 100-150, currently hold HVCA memberships.” The City’s 2021 count for the district is 3,830 households, so the association’s 4,000 is its own round number. Its stated remit covers residents of Hidden Valley and Hanson Ranch both, and the Northern Hills Community Association on the Panorama Hills side excludes the Hanson Ranch area from its own boundaries and points it to Hidden Valley.

Hanson Ranch, and the line through it

The City’s own description is the best one available: “the community of Hidden Valley north of Beddington Trail, commonly known as Hanson Ranch.” Hanson Ranch has no boundary of its own in the City’s records, so it is a name for a place rather than a community of its own. Hopewell developed it, in three phases that the City’s stormwater register dates to 1999 and 2000 and files under Hidden Valley. The Hanson Ranch Wetland, a constructed storm pond built in 1999 beside West Nose Creek, is under City reconstruction from the third quarter of 2025 to the fourth quarter of 2026. The creek channel is being realigned, Hidden Creek Drive carries a detour while the work runs, and pathway and landscaping are scheduled for the second half of 2026.

The line matters because of where the City draws it. The City places 63 addresses on Hidden Creek Boulevard, numbers 363 to 520, and 10 addresses on Hidden Creek Way, numbers 1561 to 1597, inside the Panorama Hills district. Every other Hidden Creek street, along with the rest of the Boulevard (numbers 120 to 335) and the rest of the Way (numbers 1609 to 1776), is in the Hidden Valley district. Those 73 addresses also fall inside the area the City’s landscape-maintenance layer labels PANORAMA, under an agreement with Northstar Residents Association Ltd., which now goes by Panorama Hills RA Ltd.

That association is explicit about what it is. In its own words its annual fee “is a mandatory encumbrance on land titles, placed there by the original developers, Genstar Canada,” and its catchment “includes most of Panorama Hills and Hanson Ridge (Excluding Panorama Hills Estates)”. The single-family figure in its March 2026 member booklet is $250 plus GST a year, with $200 plus GST for multi-family titles, and it states that an Encumbrance Fee Request Form is required on every sale in Panorama Hills. “Hanson Ridge” is the association’s own label; no City street or community carries that name, so treat it as the association’s term rather than a place. What can be said is this: the 73 addresses sit in the Panorama Hills district and inside the City’s maintenance area for the association, the association describes its catchment as including “Hanson Ridge”, and the title of the specific address is what settles whether the encumbrance is registered on it. “Most of” is the association’s own qualifier, and nothing narrows it further.

One more item for the same title review. Some titles on the Hidden Creek streets carry a restrictive covenant, and a covenant is a condition on the land rather than a fee, so have your lawyer read the instrument on the title you are buying.

Rinks, parks and the building next door

The community building is the Hidden Hut at 10504 Hidden Valley Dr NW, and in winter it is the reason to know the address. The Hidden Valley Community Association floods two outdoor ice surfaces there with volunteers: a main rink of about 3,200 square feet with boards, nets, player benches and lights on until 8:30 in the evening, and a pleasure rink of about 960 square feet where sticks and pucks stay off the ice. The season is weather dependent and generally runs from mid-December to late February. The building itself is not available for booking. The association runs a hockey programme on the main rink for children aged 6 to 16 from member households, at $70 per child with a further $50 charge for households that do not volunteer.

The association counts 15 playgrounds and 27 park spaces across Hidden Valley and Hanson Ranch, on its own tally. The City lists two off-leash areas inside the district, both open: one at Hidden Valley Drive and Shaganappi Trail, with only a partial post and cable fence and none along Shaganappi Trail or Country Hills Boulevard, and one at 9900 Hidden Valley Dr NW. Fire Station 36 is inside the community at 10071 Hidden Valley Dr NW. The association lists two small retail nodes, which it calls Hidden Valley Centre and Hanson Ranch Plaza; their tenant lists are not covered here.

The building next door is the one to be clear about. The Panorama Hills Community Centre at 88 Panamount Hill NW belongs to the Panorama Hills residents association and is for its members, and membership there runs with the encumbrance on title. It is not available to residents of the City’s Hidden Valley district. Larger shopping sits in named neighbours: Beddington Towne Centre in Beddington Heights, Country Hills Town Centre in Country Hills Village and Sage Hill Crossing in Sage Hill.

Housing stock

The City’s 2021 census puts 77% of the district’s occupied dwellings in the 1991 to 2000 construction period and another 15% in 2001 to 2010, with 5% from 1981 to 1990. The record agrees. Residents first appear in the City’s historical census in 1990, 15 people in 7 dwellings, and the phases with stormwater reports run from Carma Developers in 1993 and 1994, through United Inc. in 1998, to Hopewell’s Hanson Ranch phases in 1999 and 2000. The land had been annexed in 1979 under Board Order 10272. The homes that sold in the twelve months ending August 31, 2026 carried a typical build year of 1997, and so did the detached houses among them.

What that produces is a community of detached streets. The 2021 census has 89% of dwellings single-detached and 87% of households owning, with a median household income of $121,000 against $98,000 citywide, an average household of three people against 2.6, and 17% of households spending 30% or more of income on shelter against 23% across the city. Population was 11,540 in 3,830 households.

The sales follow the stock. Detached houses were 107 of the 129 sales, 82.9% of the market, at a typical price of $604,000 and half selling within 20 days, with individual sales from $445,000 to $1,220,000. Row and townhouse homes were the second type with enough sales to price, 15 of them: a typical price of $422,000, half selling within 31 days, sales from $360,000 to $497,500, a typical build year of 1999, and a typical monthly condo fee of $483.84. Only 7 semi-detached homes sold, too few for a reliable price. No apartment sold in the twelve months.

Two timing figures appear on this page and they do not agree. Half the sales in Hidden Valley closed within 21 days over the twelve months ending August 31, 2026. The average across all 129 sales was 34 days, the number in the stat block at the top. An average well above the typical figure means a group of listings sat past the typical one, and the breakdown by home type shows where: detached houses sold in a median of 20 days and row and townhouse homes in 31.

On price, sellers typically kept 98.11% of asking. The average sale price in the stat block, $601,989, sits above the typical price of $590,000, which is what happens when the top of the detached range reaches $1,220,000 while the middle of the market sits at $590,000. Neither number prices a specific house. The home type does, and the specific street after that.

Against Panorama Hills and Evanston over the same twelve months, the picture holds together. Hidden Valley’s 21 days beat both at 30, and its 98.11% of asking beat Evanston’s 97.78% and Panorama Hills’ 97.57%. Its detached typical price, $604,000, was the lowest of the three against $675,000 in Evanston and $730,000 in Panorama Hills, and its stock was the oldest, 1997 against 2013 and 2007. Its row and townhouse typical price, $422,000, was the highest of the three against $399,000 in Panorama Hills and $397,000 in Evanston, on 15 sales.

On the selling side, a home valuation is the first step.

Getting around

The district is bounded by Stoney Trail on the north-west, Country Hills Boulevard on the south and Beddington Trail on the south-east, and Beddington Trail also runs through it, separating the Hanson Ranch pocket to its north from the rest. Shaganappi Trail runs just outside the west edge. Inside, Hidden Valley Drive is the loop that most streets connect to, and in the Hanson Ranch pocket Hidden Creek Road, Hidden Creek Boulevard, Hidden Creek Way and Hidden Creek Drive do that work, with Hidden Creek Drive crossing West Nose Creek.

Three of those Hidden Creek corridors, the Drive, the Boulevard and the Way, were the subject of City traffic calming in the summer of 2024: curb extensions bringing the roads to one lane in each direction, a posted limit of 40 km/h, speed humps, and a temporary roundabout made permanent that summer and fall. The City planned to report on how the measures have worked in the summer of 2026.

The bus, and the train it connects to

There is no CTrain station in Hidden Valley or next to it. The rail connection is Route 8, North Pointe Terminal to Foothills Medical Centre, which stops at Brentwood LRT Station and Alberta Children’s Hospital on the way, and inside the community stops along Hidden Valley Drive and Hidden Valley Link and on Hidden Creek Way, Hidden Creek Boulevard and Hidden Creek Drive. One route, both halves of the community, and the CTrain at Brentwood. At the other end, North Pointe Terminal is in Country Hills Village and is where MAX Green runs to downtown along Centre Street North.

Route 46 MacEwan runs along Hidden Valley Drive between 14 Street and Shaganappi Trail on its way between Sage Hill and Centre Street North. Route 62, the Hidden Valley Express along Hidden Valley Drive, 14 Street and Centre Street to downtown, was reduced to one weekday trip in each direction in the service changes that took effect on August 31, 2026, as Calgary Transit’s fall 2026 page states it. Route 118 Hidden Valley was removed in the same changes and folded into Routes 46 and 47. Route 114 Panorama stops at Panamount Boulevard and Panatella Boulevard on the edge of the Panorama Hills-district addresses of Hanson Ranch.

Looking further out, the City’s Shaganappi Trail Transit Study recommends upgrading service on Shaganappi Trail to bus rapid transit with stations at locations including Hidden Valley. That is a study’s recommendation and nothing more yet.

The drive times here were measured in September 2026 from the middle of Hidden Valley, without traffic: 18.1 kilometres and 19 minutes to the Municipal Building downtown, 13.3 kilometres and 18 minutes to the University of Calgary, 14.9 kilometres and 20 minutes to Foothills Medical Centre, and 10.5 kilometres and 14 minutes to Calgary International Airport. They are free-flow figures and read as a floor. Take the drive yourself, at the time of day you would actually be making it, and treat that as the number that matters.

Schools

Both public schools below the high school level stand inside the community on one site, the Catholic school covers kindergarten to grade 9 from inside the community as well, and none of the designations is split by address.

As CBE publishes it in September 2026, the public pathway starts at Hidden Valley School for kindergarten to grade 5, at 10959 Hidden Valley Dr NW. It continues at Valley Creek School for grades 6 to 9, at 10951 Hidden Valley Dr NW on the same site. It finishes at North Trail High School for grades 10 to 12, at 12500 Harvest Hills Blvd NE in Coventry Hills, outside the community.

As CSSD publishes it in September 2026, St. Elizabeth Seton School at 10845 Hidden Valley Drive NW holds the Catholic designation at both the elementary and junior high tiers, so kindergarten to grade 9 in one building inside the community. Notre Dame High School at 11900 Country Village Link NE in Country Hills Village holds the senior high designation. St. Elizabeth Seton also holds the CSSD junior high designation for Panorama Hills, and the elementary designation for one edge of that community, so it draws its students from two communities rather than one.

Whether a school stands inside or outside the community is a matter of its actual location, not its street name.
