A northwest community inside the curve of Stoney Trail, built out from 1991 to 2003. In the twelve months to August 2026, 133 homes sold at a typical $635,000, detached houses at $665,000, and half sold within 22 days. Owners pay no residents or homeowners association fee, and extra landscaping comes from a City special tax of $68.96 a year on the property tax bill. Citadel Green and Citadel Grove, east of Sarcee Trail, follow a different Catholic school pathway.

Overview

Citadel sits inside a curve of Stoney Trail, which runs along its north and west edges, with Country Hills Boulevard along the south and Sarcee Trail on the east. The community is in Ward 2. It was built out in one run, from 1991 to 2003, and every residential street in it carries the Citadel name.

Over the twelve months to August 2026, 133 homes sold in Citadel at a typical price of $635,000. Detached houses made up 100 of them, 75.2% of the market, at a typical $665,000. Row and townhouse homes accounted for 24 more, with a typical price of $414,250. Detached houses and townhouses together were 124 of the 133 sales, and apartments the other nine. No semi-detached home sold.

In the twelve months to August 2026, half of Citadel’s homes sold within 22 days, while in nearby Hawkwood half sold within 23 days and in Edgemont half sold within 26 days. Of the three, the typical Citadel sale came closest to asking, at 98.20%, with Edgemont at 98.00% and Hawkwood at 97.56%. Citadel’s homes were the newest of the three as well, with a typical build year of 1999 for what sold.

Nobody in Citadel pays a residents or homeowners association fee. A City special tax pays for the upkeep of its boulevards and entrances beyond the City’s standard level. It was $68.96 for 2026 and comes on the property tax bill. Community association membership is voluntary and separate from that tax.

The vibe

Built from 1991 to 2003

Apex Developments’ own history says it started developing Citadel in 1991, the year the company was founded, and names the builders: Beattie Homes, Homes by Avi, Jayman Master Built and Shane Homes. The land joined the city in two annexations, the southern part in 1976 and a northern strip in 1989. The City’s 1992 count found Citadel’s first 141 residents.

Construction started in the southeast, around Citadel Hills, Citadel Pass and Citadel Terrace, and finished in the northwest, around Citadel Meadow, Citadel Mesa, Citadel Estates and Citadel Point. By the City’s 2026 property assessments, about 55% of Citadel’s homes were built in the 1990s and about 45% between 2000 and 2003, with very few since.

The Citadel Drive loop

Citadel Drive runs in a closed loop around the middle of the community. Inside the loop are Citadel Park School, at 808 Citadel Drive NW, and the community hall site at 870 Citadel Drive NW, with an outdoor rink and two tennis courts beside the hall. The tennis courts, though not the rink, are closed for renovation, and the Citadel Community Association expects them to reopen in spring 2027.

The hall is 1,166 square feet, and the association rents it out for birthday parties, club meetings and seminars. The association also runs fitness and yoga classes, a book club, seniors’ events and a community garden of raised beds, one per household. The City lists four ball diamonds and three soccer fields in the community.

St. Brigid School sits outside the loop to the west, at 730 Citadel Way NW. Citadel Way serves the western half of the community, and Citadel Boulevard runs east to Sarcee Trail.

East of Sarcee Trail

Sarcee Trail forms most of Citadel’s east edge, but partway along it the community reaches across to the other side. Citadel Boulevard crosses Sarcee Trail and becomes Citadel Green, and Citadel Grove runs off Citadel Green. Those two streets make up the whole pocket east of Sarcee Trail, which the community association calls Morningside. The back of the pocket meets Hamptons.

On the City’s map the pocket is part of Citadel. It pays the same City special tax and shares the same public schools, but CSSD’s attendance map puts it with Hamptons for Catholic school instead of St. Brigid.

The landscaping tax and the community association

Citadel owners do not pay into a residents association or a homeowners association. The City of Calgary levies an enhanced landscape maintenance tax on residential properties in Citadel instead, under Bylaw 2M2026, which Council passed on February 24, 2026. Owners see it as its own item on the property tax bill. The City’s notice to Citadel owners puts it at $68.96 for 2026, the same as in 2025, and it was also $68.96 in 2024.

The community association asked for the tax. A petition went to residents in September 1999, two-thirds of property owners backed it, and the City first charged the tax in 2000. Council renews it one year at a time, by bylaw, and the owners get a reaffirmation vote every fifth year. Any owner can begin a petition to discontinue it. The Citadel Community Association runs the program, which in the City’s words allows for “more grass cutting, supplying and planting of flowers, shrub maintenance, bed weeding and watering within Citadel.”

The City’s notice says the tax “is not associated with the Citadel Community Association membership fees.” Membership is voluntary and costs $30 a year for a resident household with GST included, according to the association. The association does require a membership for children registering in organised sports through it.

Townhouse and apartment owners pay condo fees to their own condo corporations. Across the 24 row and townhouse sales, the typical condo fee was $400 a month.

Shopping, and walking the dog

Inside Citadel, retail comes down to two small convenience and fuel sites, one on Country Hills Boulevard and one on Citadel Way. For bigger shopping you cross into a neighbouring community: the Real Canadian Superstore on Country Hills Boulevard is in Edgemont, and Costco on Sarcee Trail is in Sherwood. The Sobeys that trades under the Royal Oak name is actually in Royal Vista. The Crowfoot grocery and drug stores are in Arbour Lake, and Calgary Co-op has a store on Hamptons Drive in Hamptons.

There is no off-leash area in Citadel. The closest are across Country Hills Boulevard in Hawkwood.

Who lives here

The 2021 census counted 10,180 people in Citadel’s private households. Married couples with children made up 53% of families here and 44% across Calgary, and the average household held 2.9 people to the city’s 2.6. Owners made up 87% of households (69% citywide), and the median household income was $119,000, compared with $98,000 for Calgary. Residents move less, too: in the five years before the 2021 census, 29% of them had moved, compared with 42% citywide.

Housing stock

Detached houses are most of Citadel. The 2021 census counted 80% of occupied dwellings as single-detached, 12% as row houses and 5% as apartments under five storeys, and the sales follow that shape.

The townhouses sit in condominium complexes. The newer ones, from the last years of the build-out, are on Citadel Point, Citadel Meadow Gardens and Citadel Estates Manor. The older ones are on Citadel Lane and Citadel Drive, on Citadel Terrace and on Citadel Heights. The apartments are four low-rise buildings on Citadel Meadow Point.

Recent sales

Prices across all 133 sales in the twelve months to August 2026 ran from $185,000 to $1,008,000. The typical sale was $635,000, and the middle half landed between $510,000 and $690,000. That $185,000 was an apartment, one of only nine that sold, which is too few for a reliable apartment price. Detached houses on their own sold from $435,000 to $1,008,000.

The typical Citadel sale, $635,000, sat $32,694 above the average of $602,306, and the 24 townhouses that sold at a typical $414,250 helped account for the gap. If you’re buying a detached house, work from $665,000. Time on the market averaged 34 days, though half the homes sold within 22 days.

Of Citadel, Edgemont and Hawkwood, Citadel had the lowest typical price over the twelve months to August 2026, at $635,000. Edgemont’s was $735,000 and Hawkwood’s $700,000. For a detached house the typical figures were $665,000 in Citadel, $730,000 in Hawkwood and $809,250 in Edgemont. A row or townhouse home typically sold for $414,250 in Citadel, with a typical condo fee of $400, and for $560,000 in Edgemont, where the typical fee was $512. Hawkwood had too few townhouse sales for a reliable price. Citadel’s special tax is the lowest of the three as well: $68.96 for 2026, compared with $86.52 in Edgemont and $79.94 across most of Hawkwood.

Getting around

The ways into Citadel are Citadel Gate, Citadel Link and Citadel Way from Country Hills Boulevard, and Citadel Boulevard and Citadel Green from Sarcee Trail. No Citadel street connects straight onto Stoney Trail.

Across Country Hills Boulevard, Arbour Lake faces the western part of the community and Hawkwood the eastern part, with Nose Hill Drive meeting the boulevard at the line between them. Hamptons lies across Sarcee Trail, and industrial Royal Vista sits across Stoney Trail to the northwest.

Citadel has no CTrain station and no MAX stop. Route 138 Citadel stops along Citadel Drive, Citadel Way and Citadel Gate, including Citadel Terminal near Country Hills Boulevard. It runs between Crowfoot Station and Tuscany Station on the Red Line, weekdays and weekends. Route 129 stops on Sarcee Trail at Citadel Boulevard and at Citadel Green, on its way between Dalhousie Station and Sage Hill. School specials to Robert Thirsk and St. Francis also stop inside the community. In the 2021 census, 82% of Citadel’s employed residents drove to work and 8% took transit, compared with 77% and 9% across Calgary.

With the roads clear, drives from the centre of Citadel measured in September 2026 came to 20.4 kilometres and 27 minutes to the Municipal Building downtown, 13.4 kilometres and 17 minutes to the University of Calgary, 14.5 kilometres and 19 minutes to Foothills Medical Centre, and 23.2 kilometres and 20 minutes to Calgary International Airport. Those are best-case numbers, so try your own commute on a weekday morning before you write an offer.

Schools

The public pathway, run by the Calgary Board of Education (CBE), is the same for every Citadel address. The Catholic one, run by the Calgary Catholic School District (CSSD), splits along Sarcee Trail.

As CBE publishes it in September 2026, every Citadel address, the pocket east of Sarcee Trail included, is designated to Citadel Park School for kindergarten to grade 5, at 808 Citadel Drive NW inside the community. Arbour Lake School at 27 Arbour Crest Drive NW is the designation for grades 6 to 9, and Robert Thirsk High School at 8777 Nose Hill Drive NW for grades 10 to 12, both in Arbour Lake, across Country Hills Boulevard.

As CSSD publishes it in September 2026, St. Brigid School at 730 Citadel Way NW, inside the community, is the Catholic school from kindergarten to grade 9 for Citadel. Citadel Green NW and Citadel Grove NW, the two Citadel streets east of Sarcee Trail, are the exception: CSSD’s attendance map sends them to St. Dominic School, 4820 Dalhart Road NW in Dalhousie, for kindergarten to grade 6, and to St. Jean Brebeuf School, 5030 Northland Drive NW in Brentwood, for grades 7 to 9. Edgemont recorded 163 residential sales over the twelve months to August 2026 at a typical price of $735,000: 120 detached at $809,250, 18 apartments at $217,500, 13 row and townhouse homes at $560,000 and 12 semi-detached at $499,000. There is no residents association or homeowners association fee. Every residential property pays $86.52 a year for 2026 toward enhanced landscaping. It is a City special tax, collected with property tax, and it applies whether or not the owner joins the voluntary community association that runs the program. Condo fees are a separate charge.

A northern community where the homes that sold carry a median build year of 2013 and where the community fee question has a short answer. Of 265 residential sales in the twelve months to August 2026, 175 were detached at a $675,000 median, 26 semi-detached at $573,000 and 58 row and townhouse at $397,000. There is no residents association: the Evanston-Creekside Community Association is a voluntary society at $30 a household, and the City's 2026 special tax bylaw does not list Evanston. September 2026 is also the month the public school ladder changed shape, with Evanston Heights open for grades 4 to 8, Kenneth D. Taylor now ending at grade 3, and grade 9 designated to Brentwood for this one school year.
