Evanston

A northern community where the homes that sold carry a median build year of 2013 and where the community fee question has a short answer. Of 265 residential sales in the twelve months to August 2026, 175 were detached at a $675,000 median, 26 semi-detached at $573,000 and 58 row and townhouse at $397,000. There is no residents association: the Evanston-Creekside Community Association is a voluntary society at $30 a household, and the City's 2026 special tax bylaw does not list Evanston. September 2026 is also the month the public school ladder changed shape, with Evanston Heights open for grades 4 to 8, Kenneth D. Taylor now ending at grade 3, and grade 9 designated to Brentwood for this one school year.

Overview

Evanston recorded 265 residential sales over the twelve months to August 2026, and three of its four product types sold in enough volume for a reliable typical price. Detached houses were 175 of those sales, 66.0% of the market, at a typical price of $675,000. Semi-detached homes closed 26 sales at a typical price of $573,000. Row and townhouse product closed 58 at $397,000. The fourth type is apartments, and only six apartment sales closed over the past year, too few for a reliable price. The three priced segments add up to 259 sales against the community total of 265, and the six apartment sales are the difference.

The typical (median) price across all 265 sales was $620,000, half of everything closed between $509,500 and $708,000, and individual sales ran from $205,000 to $1,088,000. One caution on that range. The $1,088,000 top is a detached sale. The $205,000 low is one of the six apartment sales, the segment too small to price on its own. If you are shopping for a house, the detached figures further down describe your market, and the community floor belongs to a different segment.

The City of Calgary files Evanston under community code EVN in its North sector, in Ward 2, on land annexed in 1989 under Board Order 19137. The boundary runs along 144 Avenue NW on the north, down the 14 Street NW alignment on the east with Carrington across it, then southwest along Stoney Trail on a long diagonal to a southern tip at Beddington Trail, and back up Symons Valley Road on the west. Symons Valley Parkway is the main road through the middle, running east to west. Sage Hill shares the longest edge, on the west. Panorama Hills and Hidden Valley sit across Stoney Trail to the southeast and south, Kincora to the southwest, and Moraine and Ambleridge touch at the north across 144 Avenue.

Two things matter most here, and neither is a price. There is no residents association in Evanston, and nothing lists it in the City’s 2026 special tax bylaw, so the community fee question has a short answer, though it comes with one caveat about what was checked. And September 2026 is the month the public school ladder changed shape: a new middle school opened, the elementary school shortened by a grade, and grade 9 sits outside the community for one school year.

The vibe

Evanston is a Qualico community, and the City’s own drawings date it. Qualico Developments Ltd. filed the Stage 1A outline plan and land use redesignation for Evanston in May 2001, and Qualico Developments West Ltd. filed Stage 1B in June 2005, approved by the City on August 19, 2008. Both drawings state that the land sits within the Symons Valley Community Plan. The 2021 census fills in what followed: of 5,785 occupied private dwellings, 32% were built between 2001 and 2010, 43% between 2011 and 2015 and 23% between 2016 and 2021. The homes that sold over the twelve months behind this page carry a median build year of 2013, inside the largest of those bands.

Measured the same way over the same window, that is the newest sold stock among Evanston and the two communities across Stoney Trail from it: Evanston 2013, Panorama Hills 2007 and Hidden Valley 1997.

Build-out is complete. StreetSide Developments, a Qualico company, described the fourth phase of its Evanston Park townhome project, 79 homes with occupancy in summer 2023, as the final one, taking that project to 238 units. Qualico Communities no longer lists Evanston among its current communities. What is under construction now is public: a second CBE school for kindergarten to grade 4, a $46.4 million Alberta Infrastructure project for 650 students, listed as commencing in 2026, with no street address published yet.

The census profile reads like a young community because it is one. Evanston counted 18,710 people in private households in 2021, and 28% of them were under 15, against 18% citywide. Five per cent were between 65 and 84. Median household income before tax in 2020 was $127,000, against $98,000 for Calgary. Single-detached houses were 76% of occupied dwellings, row houses 11%, semi-detached 9% and apartments in buildings of five or more storeys 3%. Owner households were 88% of the total, against 69% citywide, and 24% of households spent 30% or more of income on shelter, against 23% across the city.

Which Evans- names are places

Fifteen street families inside the boundary start with Evans, and every one of them is a real City street name: Evansborough, Evansbrooke, Evanscove, Evanscreek, Evanscrest, Evansdale, Evansfield, Evansford, Evansglen, Evansmeade, Evanspark, Evansridge, Evanston, Evansview and Evanswood. Evanston Drive alone carries 340 addresses. One of those families doubles as a marketing sub-area. EvansRidge, covering the Evansridge streets and the Evansborough streets, is a name a listing will use and a name with streets behind it. Evansview and Evanspark are street families rather than districts. Evanston Park is the StreetSide townhome project at Evanscrest Common NW, not a neighbourhood. Evanston Rise is a single street of 29 addresses.

Two names you will see on realtor sites have nothing behind them at all. “Evanston Ridge” and “Evanston Valley” appear in no City record, no developer material and nothing the community association publishes. If a listing places a house in either, it is describing a search-page category, not a location.

No residents association, and nothing in the special tax bylaw

The community association is the Evanston-Creekside Community Association, a society incorporated under Alberta’s Societies Act in 2007. Its own bylaws make membership a purchase, not a condition of ownership: any family residing within the community boundaries may become a member by payment of the fee, and a member may withdraw by written notice. Household membership is $30.00 a year on the association’s register page as read on September 7, 2026, and it buys access to community events and a business discount programme. The association reported 140 members at its April 2026 annual general meeting.

The word encumbrance appears on no page the association publishes. The Federation of Calgary Communities lists no residents association for Evanston and records the association’s facilities as none. Schedule A of the City’s 2026 Special Tax Bylaw, 2M2026, names twelve communities that pay an enhanced landscape maintenance or similar levy on the property tax bill, and Evanston is not one of them. As a supporting signal only, all 25 active detached listings in Evanston sampled on September 7, 2026 carried an agent-entered association flag of no.

So on the association’s own account and in the City’s special tax bylaw, there is no residents association, no encumbrance and no special tax in Evanston. That is not a title search, so the last step for the house you are buying is the same as anywhere: have your lawyer pull the title while conditions are live.

Condominium fees are a separate matter and apply to specific complexes rather than to the community. Across the 58 row and townhouse sales over the past year, the typical monthly fee reported was $344.00. That is a property-level figure for those complexes, not a community charge.

What is inside the boundary and what is not

Evanston Community Park at 115 Evanston Drive NW sits on City-owned land, and in February 2026 the City transferred park maintenance, including snow removal and garbage collection, back to the community association. The association books the park for events, with electricity, extra seating, lighting and a custom firepit on site, runs a community garden of four boxes, and keeps a natural ice rink that opens and closes with the season. That park is the association’s amenity. It runs no hall and no building of its own, and no community hub is planned inside Evanston in anything the City or the association publishes.

The City-led facility that will serve Evanston is in Sage Hill. Symons Valley Centre, at 251 Sage Hill Boulevard NW, is a seven-acre City project. Its second phase includes a 15,000 square foot library, a community commons green space and parking. Construction is expected to continue through 2028 under a $43 million approved budget for the first two phases, with a Calgary Transit terminal planned beyond 2030. The City names Evanston among the five communities it is meant to serve, with Kincora, Sherwood, Sage Hill and Nolan Hill.

Retail inside the boundary comes in three pieces. Evanston Towne Centre at 2060 Symons Valley Parkway NW is a 10.77 acre centre that Qualico Properties built and holds, and its owner’s page, as read on September 7, 2026, names FreshCo and Shoppers Drug Mart as the anchors. Evanston Plaza sits across the parkway from it, a 3.48 acre site with a convenience store, two fast-food restaurants and a children’s learning centre. And Creekside Shopping Centre, the 41.1 acre Choice Properties site on Symons Valley Road, tests inside the Evanston boundary along the community’s west edge, not in Sage Hill or Kincora. Beacon Hill Centre at 11588 Sarcee Trail NW does not: the City’s boundary file puts it in Sherwood.

Beyond that, the City records 23 titled park sites inside the boundary, among them one district park, three community parks, six neighbourhood parks, twelve smaller sub-neighbourhood parks and one linear park. One neighbourhood off-leash area, EVN-001 at 12708 Evanspark Boulevard NW, is open, with no fencing recorded by the City. Two seniors’ residences stand inside the community, Evanston Grand Village at 40 Evanston Way NW and Evanston Summit.

Housing stock

Four product types sold and three had enough volume for a reliable typical price. The apartment segment did not, and the note on where that leaves the community’s low end is in the overview above.

Detached houses were 175 sales, 66.0% of the market, with a typical price of $675,000 and a full range from $488,600 to $1,088,000. The homes that sold had a typical build year of 2012 and sold within 27 days at the midpoint.

Semi-detached homes were 26 sales at a typical price of $573,000, with a full range from $480,000 to $690,000, a typical build year of 2014, and the fastest pace of the three priced segments: within 24 days at the midpoint.

Row and townhouse product was 58 sales at a typical price of $397,000, with a full range from $295,000 to $499,300, a typical monthly association fee of $344.00, and the newest typical build year of the three priced segments, 2015. It was also the slowest-moving, at 43 days to sell at the midpoint.

Apartments were six sales, too few for a reliable price. The community’s $205,000 low sits inside this group.

Recent sales

Community-wide, half of Evanston’s 265 sales sold within 30 days. By segment: semi-detached sold within 24 days, detached within 27, and row and townhouse within 43. Both house types sold inside a month at the midpoint, and row and townhouse product, the least expensive of the three priced segments, took the longest.

Sellers held about 97.78% of asking at the midpoint. Measured the same way over the same twelve months, Hidden Valley’s figure was 98.11%, Evanston’s was 97.78% and Panorama Hills’ was 97.57%, so Evanston sits between its two neighbours across Stoney Trail on that measure.

The typical price across all sales was $620,000. Half of all sales closed between $509,500 and $708,000. That band sits above the row and townhouse typical price of $397,000 and above the detached typical price of $675,000, so it is a mixed-product band rather than a price for any single type.

Individual sales ran from $205,000 to $1,088,000. The top is a detached sale. The bottom is one of only six apartment sales, too few to price on their own. The range is true, but its low end says nothing about what a house, a half duplex or a townhouse costs here.

Getting around

No CTrain line reaches Evanston, and the community’s rail connection is by bus. Route 115 Symons Valley Parkway runs from Tuscany Station and the Rocky Ridge Terminal on the Red Line, through Sherwood, along Symons Valley Parkway across the whole of Evanston, and on to North Pointe Terminal. Route 124 Evanston is the local loop, on Evanston Way, Evanston View, Evanston Drive, Evanspark Boulevard and Symons Valley Parkway, then out along 144 Avenue, Carrington Boulevard and Harvest Hills Boulevard to North Pointe Terminal. North Pointe is where MAX Green, Route 301, starts its run to City Centre along Centre Street North, and North Pointe Terminal is in Country Hills Village, not in Evanston.

New for fall 2026 is Route 503 Symons Valley Express, the first of Calgary Transit’s 500-series express routes, running between downtown and Sage Hill. Its stops on the Evanston side are on Symons Valley Road at the community’s west edge, at Symons Valley Parkway and near Kincora Boulevard, with the route continuing by way of Sandstone Terminal and the Centre Street North stations, per the City’s transit data as of August 12, 2026.

School specials also stop inside the boundary, Route 734 Evanston/John G Diefenbaker among them, running on Symons Valley Parkway, Evanston Drive, Evanspark Boulevard, Evanston Way and Evanston Gate. Calgary Transit’s route names for the other Evanston specials pair the community with John G. Diefenbaker, Our Lady of Grace and Notre Dame, which is an independent check on the schools section further down. Those routes are timed to bells rather than to a work day. Longer term, the transit terminal the City plans for Symons Valley Centre in Sage Hill is dated beyond 2030 and tied to the 144 Avenue NW mobility upgrades.

By road, Stoney Trail runs the community’s southeast edge, Symons Valley Road its west edge, 144 Avenue NW its north edge and Beddington Trail its southern tip, with Symons Valley Parkway the main road through the middle. The drive times in the commute table were measured in September 2026 from the middle of Evanston, without traffic: 22.0 kilometres and 26 minutes to the Municipal Building downtown, 24.4 kilometres and 23 minutes to the University of Calgary, 26.2 kilometres and 25 minutes to Foothills Medical Centre, and 17.9 kilometres and 17 minutes to Calgary International Airport. Each is a floor, not a forecast. The route you would actually drive, at the hour you would actually be on it, is the measurement that counts, and you can take it before you decide.

Schools

This is the section to read slowly if you have children, because September 2026 is a transition year for the public ladder in Evanston and one Catholic school is under a capacity redirect. Every designation below is as CBE and CSSD publish it in September 2026.

The public ladder, and the one-year step to Brentwood

Kenneth D. Taylor School, at 30 Evanscove Circle NW, holds the CBE elementary designation and stands inside the community. It opened in September 2016 as a K-4 school. As CBE publishes it in September 2026 it runs kindergarten to grade 3, because grade 4 moved out when Evanston Heights opened.

Evanston Heights School, at 221 Evanston Drive NW, opened on August 31, 2026 with a capacity of 925 students and holds the designation for grades 4 to 8, inside the community. CBE calls it a middle school, and its opening notice is specific on two points that matter to a buyer. It will take only students living in the community of Evanston, with out-of-attendance-area students not accepted, because it is expected to be at capacity. And grade 9 is not in the building this year: the school runs grades 4 to 8 in its opening year and 4 to 9 in its second, with grade 9 added the following school year.

That leaves grade 9 for 2026-2027, and CBE’s answer is Simon Fraser School in Brentwood, outside the community, for that grade only, which is exactly the shape of a one-year step. CBE’s notice covers the cohort directly: a student who was in grade 8 last year stays at their current school for grade 9 in 2026-2027. From 2027-2028, on CBE’s stated plan, grade 9 sits at Evanston Heights.

Senior high is John G. Diefenbaker High School, grades 10 to 12, in Huntington Hills, outside the community.

The Catholic ladder, and the capacity redirect

Our Lady of Grace School, at 736 Evanston Drive NW, opened in September 2016 to serve Catholic students from kindergarten to grade 9 in Evanston, and it has been under restricted enrolment since 2017. As CSSD publishes it in September 2026, the school holds the junior high designation, grades 7 to 9, for all of Evanston. It is also designated for part of the community’s elementary students, but the locator attaches a note: the school has limited resources and facilities, and families are asked to call about enrolment and waitlist options.

St. Josephine Bakhita School, at 3 Evansglen Close NW, opened in September 2021 as a K-6 school and is designated for part of Evanston’s elementary students, under a boundary CSSD names New Evanston Elementary Regular Attendance Area. On paper that reads as a split with Our Lady of Grace. In practice it is a capacity redirect, and the governing document is the letter the Our Lady of Grace principal published on January 26, 2026. For 2026-2027, Our Lady of Grace remains the designated junior high for all resident students in Evanston. New resident elementary students in grades 1 to 6 from within Our Lady of Grace’s regular attendance area are redirected to St. Josephine Bakhita. Kindergarten at Our Lady of Grace is restricted, with priority to siblings. The District will review the arrangement in spring 2027.

So a family buying in Evanston for 2026-2027 should expect kindergarten to grade 6 at St. Josephine Bakhita and grades 7 to 9 at Our Lady of Grace, whichever elementary area the address falls in, on the letter’s own terms and until the spring 2027 review says otherwise.

Senior high is Notre Dame High School at 11900 Country Village Link NE, in Country Hills Village, outside the community.

Both boards reset designations by address every year, and this year the map here moved more than a routine reset. The designated CBE senior high for Evanston as CBE publishes it in September 2026. The building stands in Huntington Hills, outside the community. Calgary Transit runs a school special named Evanston/John G Diefenbaker, Route 734, which confirms the same designation.

St. Josephine Bakhita School

At 3 Evansglen Close NW, inside the community, opened September 2021. As CSSD publishes it in September 2026, part of Evanston's elementary area is designated here, with the rest designated to Our Lady of Grace under a locator note about limited resources. The Our Lady of Grace principal's letter of January 26, 2026 settles what that means in practice: new resident elementary students in Our Lady of Grace's area are redirected here for 2026-2027, so a family arriving now should expect kindergarten to grade 6 at this school whichever elementary area the address falls in. The District reviews the arrangement in spring 2027.

Where does a grade 9 student from Evanston go this year?

To Simon Fraser School in Brentwood, for the 2026-2027 school year, as CBE publishes it in September 2026. Evanston Heights School opened on August 31, 2026 with grades 4 to 8 and adds grade 9 in its second year, so on CBE’s own notice a student who was in grade 8 last year stays at their current school for grade 9 this year, and from 2027-2028 grade 9 is at Evanston Heights. Can students from outside Evanston attend Evanston Heights School?

Does Evanston have a CTrain station?

No. No CTrain line runs to Evanston, and the nearest station named on a route serving the community is Tuscany Station on the Red Line, reached by Route 115 Symons Valley Parkway, which runs from Tuscany Station and the Rocky Ridge Terminal through Evanston along Symons Valley Parkway to North Pointe Terminal. Beacon Hill Centre at 11588 Sarcee Trail NW is not in Evanston: the boundary file places it in Sherwood. The City-led library and community commons planned to serve Evanston are at Symons Valley Centre, 251 Sage Hill Boulevard NW, in Sage Hill, with construction expected to run through 2028.

Across the twelve months to August 2026, half of Evanston’s sales sold within 30 days. By segment, semi-detached homes sold within 24 days, detached houses within 27 and row and townhouse product within 43, so the two house types sold inside a month at the midpoint and the townhouse segment took the longest. Sellers held about 97.78% of asking at the midpoint. The typical price across all sales was $620,000.

There is no residents association or homeowners association fee. Every residential property pays $86.52 a year for 2026 toward enhanced landscaping. It is a City special tax, collected with property tax, and it applies whether or not the owner joins the voluntary community association that runs the program. Condo fees are a separate charge.
