A 1980s NW Calgary community of mostly detached houses between Country Hills Boulevard and John Laurie Boulevard. Of 86 residential sales in the twelve months to August 2026, 69 were detached at a typical $730,000, and no other home type had enough sales for a reliable price. Most of Hawkwood pays for enhanced landscaping through a City special tax, $79.94 for 2026, charged with the property tax. The Uplands, 198 homes on Hawkside Close, Hawkside Mews and Hawkside Road, is left out of that tax and has a homeowners association instead, with its own pool and dues of $110.00 plus GST a month.

Overview

Eighty-six homes sold in Hawkwood over the twelve months to August 2026, and 69 of them were detached houses. That is 80.2% of the market. The typical detached price was $730,000, and half of those houses sold within 24 days. The other 17 sales were 8 apartments, 6 row and townhouse homes and 3 semi-detached homes, too few of any one type for a reliable price.

Across all 86 sales the typical price was $700,000, the middle half of sales closed between $585,000 and $778,000, and individual sales ran from $252,800 to $1,176,500. The $252,800 at the bottom was one of the 8 apartments. Detached houses sold for between $530,000 and $1,176,500.

Hawkwood is in Ward 2, with Citadel across Country Hills Boulevard to the north, Edgemont across Sarcee Trail to the east, Ranchlands across John Laurie Boulevard to the south and Arbour Lake across Nose Hill Drive to the west. Hamptons and Dalhousie touch it at the north-east and south-east corners.

The community pays for its enhanced landscaping in two ways. Most of Hawkwood pays a City of Calgary special tax, which shows up on the property tax bill. The Uplands, 198 homes on Hawkside Close, Hawkside Mews and Hawkside Road, is left out of that tax and has a homeowners association instead, with monthly dues and a recreation centre of its own.

The vibe

Hawkwood is a 1980s community that filled in through that decade and the next, then stayed put. Its first 168 residents arrived in 1981, and by 1998 the City counted 11,165 people here. In the 2021 census, 63% of Hawkwood’s homes were built between 1981 and 1990 and another 29% between 1991 and 2000. Building started roughly on the south and west side and worked north.

A community of long-time owners

Since the late 1990s the number of homes has stayed at about 3,300 while the population fell from that 1998 peak to 9,115 in the 2021 census. In 2021, 74% of residents lived at the same address as five years earlier (Calgary: 58%), and 46% of owners carried a mortgage (Calgary: 65%). Residents aged 65 or older were 21% of the community (Calgary: 13%). Owners made up 92% of households (Calgary: 69%), and the median household income was $123,000 (Calgary: $98,000).

Two ways to pay for the landscaping

Most of Hawkwood pays for enhanced landscaping through a City of Calgary special tax. The City describes it as “a separate line item on your property tax bill”, and it exists because of “a successful community petition”: two-thirds of homeowners have to sign before the City will levy it. Hawkwood’s dates from 2005, and it carries on only while Council passes a new bylaw for it each year. Council passed the 2026 one, Bylaw 2M2026, on February 24, 2026. The owners also vote every five years on whether it continues, and they can petition to stop it. The landscaping itself is run by the Hawkwood Community Association, under an agreement with the City. Each year it may propose a rate change of up to five per cent, and Council has the final say.

The schedule to Bylaw 2M2026 lists Hawkwood’s 2026 rate at $79.94 per parcel, charged on every residential property outside the Uplands. The rate for 2025 was $76.13. The tax pays for landscape work beyond the City’s base level of service, and the bylaw names that work: mowing, trimming, tree well, shrub and flower bed maintenance, litter control, and snow and ice control.

The exception is the Uplands, whose 198 detached homes on Hawkside Close, Hawkside Mews and Hawkside Road have The Uplands in Hawkwood Homeowners’ Association Ltd. instead. In the association’s own words, “As a homeowner in the Uplands, you are automatically a member of the UHA.” The dues are “$110.00 + GST” a month, due on the first, and its payment form shows them as $115.50 with the GST. Owners can pay monthly or pay the year at once on December 1. The association also publishes what happens to a late account: a $25 administrative fee for each month it is behind, facility access that may be revoked, and interest at prime plus 2% from the third month.

The association lists what the dues pay for: running the recreation centre at 20 Hawkside Rd NW, daily pool testing, landscaping and the Uplands’ flowers and trees, snow clearing on community walkways, fitness classes, social events and enforcing the architectural guidelines. The centre has a swimming pool, a hot tub, a sauna, a squash court, workout equipment and an event room, with outdoor courts for tennis, pickleball and basketball. The pool, hot tub and sauna are private to members, their guests and fitness class participants, while the association also rents the event room to non-members. Residents can enter an annual lottery for one of 14 spaces in its secured RV lot on Hawkside Mews, at $385 plus GST a year.

The Uplands also has architectural guidelines, which the association says Melcor first prepared as part of a “Restrictive Covenant as to the Use of Land”. They set minimum house sizes and specify roofing materials and fence stain colours, and every house design and exterior renovation must be submitted for approval before a building permit application. The guidelines advise, “Please check your title.” What ties a particular Uplands house to the dues is also a question for its title and for the association, so both belong on your list before conditions come off.

The Hawkwood Community Association is a third body, and it is voluntary. Membership is $30 a year for a Hawkwood household, and its bylaws let a member withdraw at any time. Condominium fees, where a home has them, are separate again.

A park instead of a hall

Hawkwood has no community hall. The community association built Hawkwood Community Park instead, and runs it on a City park site by Hawkstone Drive and Hawkhill Road. It has a boarded rink that takes hockey and skating in winter and becomes two basketball courts the rest of the year, a tennis court, pickleball courts, a zip line, a fire pit, harvest tables and barbecues, and crokicurl. The park is free for anyone to use, and association members can book some of it. The association dates it to 2021.

The association’s community garden is on a former baseball diamond off Hawkwood Hill, with more than 30 raised beds, a cedar shed, a pergola and a food forest of apple, pear, cherry, saskatoon and haskap. It opened in 2017. Plots are $15 or $10 depending on the plot, and gardeners need an association membership.

The City runs four off-leash areas inside the community: one in Hawkcliff Ravine off Hawkhill Mews, two along Hawkwood Hill, and one off Hawkview Manor Circle. The Hawkcliff Ravine area has only a partial chain link fence next to Sarcee Trail, and one of the Hawkwood Hill areas has no fence along John Laurie Boulevard. Hawkcliff Ravine and the land along Hawkwood Hill are City natural areas.

Day-to-day shopping inside the community is small. The strip centre at 555 Hawkwood Boulevard NW, which the community association calls Hawkwood Village Shopping Mall, has a pharmacy, a liquor store, a dry cleaner, an acupuncture clinic and a couple of places to eat. There is a car wash and auto service on Hawksbrow Drive and a gas station with a convenience store on Hawkstone Drive. St. Thomas United Church is on Hawkwood Boulevard and Hawkwood Baptist Church on Hawkwood Drive. The bigger pieces are in Arbour Lake: the Crowfoot Library, the Melcor YMCA at Crowfoot, the Crowfoot Crescent shops and Robert Thirsk High School.

Housing stock

The 2021 census counted 91% of Hawkwood’s occupied homes as single-detached, 4% as apartments in buildings under five storeys and 3% as row houses. The sales lean the same way: over the twelve months to August 2026, 69 of the 86 sales, 80.2%, were detached houses. Of Hawkwood, Edgemont and Citadel, that is the highest detached share, ahead of Citadel at 75.2% and Edgemont at 73.6%.

The apartment condos are all on Hawksbrow Point NW, and the townhouse complexes are Hawkstone Manor NW and Hawkside Park NW. Each attached type had too few sales to price reliably.

The City’s development permit applications here since the start of 2024 have been almost all about existing houses: secondary suites, decks, additions, home businesses, accessory buildings and two backyard suites. None was for a new townhouse, semi-detached or apartment building.

Recent sales

Half of the 86 homes that changed hands in Hawkwood over the twelve months to August 2026 sold within 23 days, and the typical sale went for 97.56% of asking.

The average across all 86 sales was $675,342, falling $24,658 short of the typical $700,000. For a detached house, the better yardstick is that type’s own typical price, $730,000. The average time to sell was 32 days.

Over the twelve months to August 2026, Hawkwood’s $700,000 typical price sat between Edgemont’s $735,000, across Sarcee Trail, and Citadel’s $635,000, across Country Hills Boulevard. Half the homes in Citadel sold within 22 days and half in Edgemont within 26, with Hawkwood’s 23 between them. Of the three, Hawkwood’s 97.56% of asking was the lowest, against 98.20% in Citadel and 98.00% in Edgemont.

Getting around

Country Hills Boulevard NW runs along Hawkwood’s north side, Sarcee Trail NW its east, John Laurie Boulevard NW its south and Nose Hill Drive NW its west. Crowchild Trail runs beyond Arbour Lake, on the far side of Nose Hill Drive. Inside those four roads every street name starts with Hawk, and Hawkwood Boulevard, Hawkstone Drive, Hawkwood Drive and Hawksbrow Drive are the main routes through.

No CTrain station is inside Hawkwood, and no MAX route serves it. Route 76 Hawkwood is the community’s own bus. It runs from Crowfoot Station along Hawkwood Road, Hawkwood Drive, Hawkstone Drive, Hawkwood Boulevard, Hawksbrow Drive and Hawkwood Hill, then through Ranchlands to Dalhousie Station, with a turnaround at the Hawkstone Terminal on Hawkstone Drive. The fall 2026 service changes, which took effect on August 31, added weekday school trips to it.

Route 113 North Ranchlands/Scenic Acres also runs between Crowfoot and Dalhousie stations and stops at the south-west corner, on Hawkwood Road, on Hawkwood Drive at John Laurie Boulevard and on Nose Hill Drive at John Laurie Boulevard. Route 138 Citadel has one stop on the west edge, on Nose Hill Drive at Hawkstone Drive, on its way between Crowfoot Station and Tuscany Station. School routes run inside the community as well, among them 802 Brebeuf/Hawkwood and 816 St. Francis/E. Hawkwood/Citadel.

Measured in September 2026 with no traffic on the roads, a drive from the middle of Hawkwood reaches the University of Calgary in 12 minutes (10.6 kilometres) and Foothills Medical Centre in 14 (11.7 kilometres). Calgary International Airport takes 21 minutes (15.5 kilometres), and the Municipal Building downtown 22 (17.6 kilometres). Traffic only adds to them, so test your own trip when you’d normally be making it.

Schools

Every Hawkwood address has the same designated schools on both boards.

As CBE publishes it in September 2026, a Hawkwood address is designated to Hawkwood School for kindergarten to grade 5, at 650 Hawkwood Blvd NW inside the community. From there it is Arbour Lake School for grades 6 to 9, at 27 Arbour Crest Dr NW, and Robert Thirsk High School for grades 10 to 12, at 8777 Nose Hill Drive NW. Both of those are in Arbour Lake.

As CSSD publishes it in September 2026, Catholic schooling starts at St. Maria Goretti School for kindergarten to grade 6, at 375 Hawkstone Drive NW inside Hawkwood. Junior high, grades 7 to 9, is St. Jean Brebeuf School at 5030 Northland Drive NW in Brentwood. For grades 10 to 12 it is St. Francis High School in Collingwood, at 877 Northmount Drive NW. CSSD’s 2027-2028 high school boundaries, published in January 2026, keep Hawkwood with St. Francis.

Is there a CTrain station in Hawkwood?

Edgemont recorded 163 residential sales over the twelve months to August 2026 at a typical price of $735,000: 120 detached at $809,250, 18 apartments at $217,500, 13 row and townhouse homes at $560,000 and 12 semi-detached at $499,000. There is no residents association or homeowners association fee. Every residential property pays $86.52 a year for 2026 toward enhanced landscaping. It is a City special tax, collected with property tax, and it applies whether or not the owner joins the voluntary community association that runs the program. Condo fees are a separate charge.
