Overview
Stoney Trail NE runs across the north side of Coventry Hills, with Livingston and Lewisburg beyond the freeway. Harvest Hills Boulevard N is the west side, with Panorama Hills across it. To the south-west the line follows Country Village Road NE and then Coventry Hills Boulevard NE, with Country Hills Village on the other side, and Country Hills Boulevard NE closes the south-east part, facing Harvest Hills. No road marks the east line. Industrial land lies past it, and Nose Creek past that. Every address is NE, and the whole community sits in Ward 3.
It is a community of houses. Single-detached homes made up 92% of what the 2021 census counted here, where Calgary’s share was 55%, and of the 194 homes sold in the twelve months to August 2026, 171 were detached houses (88.1%), at a typical $557,000. The rest were 13 townhouses and 10 semi-detached homes.
Five school buildings stand inside the community, North Trail High School among them, and so do a Real Canadian Superstore and a large shopping centre on Country Village Road NE. Transit is by bus.
David’s take
The vibe
Built from the south-east corner
Most of this land came into the city in 1979, and the rest in 1989. Building began in 1990, and the City’s 1991 count found 27 residents. By 2000 there were 5,459, and by 2008, 15,060.
The build started in the south-east corner, on the Covington and Coverdale streets and Coventry Close, Place and Boulevard, and worked north and west. The middle and east filled in through the late 1990s. The Covehaven, Covepark and Covemeadow streets in the west came between 2002 and 2006, the Covebrook streets in the north filled in from 2005 to 2007, and the Covecreek streets finished it off between 2007 and 2013. In the 2021 census, 39% of occupied homes had been built from 1991 to 2000 and 51% from 2001 to 2010, where the Calgary shares were 15% and 20%.
Who lives here, by the census
In the 2021 census, the average Coventry Hills household had 3.2 people, where Calgary’s had 2.6. Owners held 83% of households (Calgary: 69%), and 79% of owners were still paying a mortgage, against 65% across the city. The typical household income in 2020 was $114,000, against Calgary’s $98,000.
Shopping on Country Village Road
The big shopping is inside the south-west corner. The Real Canadian Superstore and its liquor store are on Country Village Road NE. On the same stretch, as of October 2026, were a GoodLife Fitness, a Dollarama, a Shoppers Drug Mart, a centre with Winners, Staples, Michaels and Mark’s, and a run of restaurants. The street name sounds like Country Hills Village, but that stretch of Country Village Road is in Coventry Hills.
A smaller strip on Coventry Drive NE had a gas station, a liquor store, a pharmacy and clinic and a restaurant at the same date.
Across the road in Country Hills Village are Vivo for Healthier Generations, the Country Hills Library and Fire Station 31. None of them is in Coventry Hills, which has no library, pool or recreation centre of its own.
Parks and the open east side
An unnamed City district park of 14.4 hectares runs along the east edge, with an 11.1-hectare natural area beside it. The sports fields and playgrounds are on the school grounds and the smaller parks, and regional pathways run through the community.
There is no lake or creek inside, and no off-leash area. The Northern Hills Community Association runs the Coventry Garden on Covepark Square NE, across from Nose Creek School, with plots at $40 or $50 depending on size.
The association you can join
Coventry Hills has no community hall. Its community association is the Northern Hills Community Association, the NHCA, and it represents five communities at once: Coventry Hills, Country Hills, Country Hills Village, Harvest Hills and Panorama Hills.
A household membership is $30, it runs for a year from the day you buy it, and buying one is up to you. It gets you a vote at the annual general meeting and a list of store discounts, and a plot in the Coventry Garden requires one. The NHCA also offers soccer and other programmes and holds events through the year.
Beyond that optional $30, a house here carries no association bill: Coventry Hills has no residents association or homeowners association fee. A townhouse in one of the condominium complexes is different. Its corporation sets a monthly condo fee, and on the 13 townhouses sold over the twelve months to August 2026 the typical one was $402. Anything registered against one particular lot is your lawyer’s to find in the title review, and the post on how HOA fees and condo fees differ in Calgary sets out what to ask about.
Housing stock
In the City’s 2026 assessments, Coventry Hills holds 5,069 detached houses, 268 condominium townhouse units and 176 duplex homes, and nothing else residential. There is no apartment, rental building or seniors’ residence.
The detached houses went up from 1990 into the early 2010s, with a handful later and half of them built between 1998 and 2004, on a typical lot of 4,003 square feet.
The duplex homes all date from 2002 to 2006, in the west part of the community: Covehaven Mews NE, Covehaven Crescent NE, Covemeadow Close NE, Covepark Square NE, Covemeadow Road NE, Covemeadow Crescent NE and Covehaven Link NE.
The 268 townhouse units are in four condominium complexes. The oldest is on Coventry Lane NE, from 1992. One on Covemeadow Manor NE, with units on Covemeadow Road NE and Coventry Hills Way NE, went up between 2004 and 2006. Two on Covecreek Circle NE, one of them running onto Coventry Hills Way NE, were built from 2010 to 2013. The condo documents for each one show what its fee covers and what its reserve fund holds.
| Type | Median sale price | Sales |

| Semi-detached | $470,000 | 7 |
| Row / townhouse | $330,400 | 8 |

Recent sales
In the twelve months to August 2026, 171 detached houses sold at a typical $557,000, from $370,000 to $848,000, and half of them sold within 25 days. The typical one changing hands was built in 2001.
The 10 semi-detached homes sold at a typical $479,875, in a tight span from $460,000 to $515,000, and half sold within 34 days. A typical one was built in 2005.
The 13 townhouses sold at a typical $335,000, from $290,000 to $365,000, with a typical condo fee of $402 a month. They took longest: half sold within 51 days, against 25 for the houses. The typical townhouse sold was a 2013 build.
All 194 sales together had a typical price of $544,500, with the middle half between $485,000 and $590,000. The lowest sale was $290,000 and the highest $848,000. Half of the 194 found a buyer within 26 days, and the typical seller got 98.04% of the asking price.
The average sale was $534,046, $10,454 less than the typical $544,500. The 10 half-duplexes and 13 townhouses all sold for $515,000 or less, against $557,000 for the typical house, and those lower prices pull the average below the typical price. A house is best measured against other houses.
Across Harvest Hills Boulevard in Panorama Hills, 163 detached houses sold at a typical $730,000 over the twelve months to August 2026, against $557,000 for the 171 here. South across Country Hills Boulevard, detached houses were 50.0% of Harvest Hills’ sales, against 88.1% of Coventry Hills’. Harvest Hills’ houses went for a typical $614,250, where Coventry Hills’ went for $557,000.
If you’re selling, a home valuation starts with the house itself and the sales on its own streets. If you’re buying, go through the buyer’s guide before your first offer goes in.
Getting around
Coventry Hills Way NE loops around the community as its main road, and Coventry Drive NE and Coventry Hills Drive NE are the other long streets through it. Coventry Boulevard NE comes in from Country Hills Boulevard on the south side. Stoney Trail runs along the whole north side.
Route 86 Coventry, named for the community, runs through its streets, with North Pointe at one end and the 78 Avenue Terminal at the other. Route 157 West Stoney Industrial runs on Coventry Hills Way and Coventry Boulevard toward North Pointe and Saddletowne. Routes 114, 115, 124 and 137 stop on the northbound side of Harvest Hills Boulevard at the west edge, and Route 100 Airport stops on westbound Country Hills Boulevard. Route 116 Coventry Hills is an express route.
Coventry Hills has no MAX stop and no CTrain station. MAX Green runs from North Pointe Terminal, just across the south-west edge in Country Hills Village, and the City’s Green Line plans show a future North Pointe station there, with its construction stage listed as to be determined.
Picking someone up off a late flight means 14 minutes in the car to Calgary International Airport, without traffic, from the middle of the community. The rest are longer: 22 minutes to the Municipal Building downtown, 24 to the University of Calgary and 27 to Foothills Medical Centre. Expect more time on each in weekday traffic.
| Downtown | 22 min |

| University of Calgary | 24 min |
| Foothills Hospital | 27 min |
| Airport (YYC) | 14 min |
Schools
Five school buildings are inside Coventry Hills, and four of them are the community’s public schools from kindergarten to grade 12.
As CBE publishes it in October 2026, grades 6 to 9 for the whole community are at Nose Creek School on Covepark Square NE (number 135), and grades 10 to 12 at North Trail High School (12500 Harvest Hills Blvd NE, though the school stands inside Coventry Hills). Kindergarten to grade 5 is split between two schools, both in the community. Northern Lights School, 711 Coventry Drive NE, takes the south-east corner: Coventry Boulevard, Circle, Close, Court, Crescent, Green, Lane, Mews and Place, every Coverdale and Covington street, and the south end of Coventry Drive. Coventry Hills School, 12350 Coventry Hills Way NE, takes everywhere else.
The street names make it easy to guess wrong. Coventry Court is Northern Lights, but Coventry Road and Coventry Way, behind it, are Coventry Hills School, and Coventry Hills Drive and Coventry Hills Way are Coventry Hills School all the way along. On Coventry Drive, the split falls between Coverdale Road and Covette Green. If you’re buying on that stretch, or on a lot where Coventry Court backs onto Coventry Road or Coventry Way, confirm the school with CBE.
North Trail is in overflow. A new high school student who arrives after it fills is placed by CBE at Crescent Heights High School, on 1 St NW (number 1019) in Crescent Heights, with a spot on a call-back list. Families with a teenager close to grade 10 should ask CBE, before moving, how a new registration from the address would be handled.
On the Catholic side the answer is the same for every address. As CSSD publishes it in October 2026, Coventry Hills children start at St. Clare School, inside the community on Coventry Hills Way NE (number 12455), for kindergarten to grade 6. At grade 7 they cross into Harvest Hills, to Ascension of Our Lord School at 509 Harvest Hills Drive NE, and high school is Notre Dame High School, 11900 Country Village Link NE, over in Country Hills Village. CSSD lists no senior high option for Coventry Hills, and the 2027-2028 high school map CSSD has published still sends Coventry Hills to Notre Dame. The two boards change schools at different grades: the public side moves at grade 6, the Catholic side at grade 7.
A board can redraw its lines. While your conditions are still open, check the home’s address in CBE’s Find a School and CSSD’s school finder. The schools resource has more on Calgary’s attendance areas and on choice programmes.
Coventry Hills School
Public, K-5
Most of Coventry Hills starts school here, kindergarten to grade 5, as CBE publishes it in October 2026: every street outside the south-east corner that Northern Lights School takes. The school is inside the community at 12350 Coventry Hills Way NE. Coventry Drive NE is shared between the two elementaries, so on that street look the house up in CBE's Find a School before you count on either one.
Northern Lights School
Public, K-5
The south-east corner's school for kindergarten to grade 5, as CBE publishes it in October 2026: Coventry Boulevard, Circle, Close, Court, Crescent, Green, Lane, Mews and Place, every Coverdale and Covington street, and the south end of Coventry Drive. It is at 711 Coventry Drive NE, inside Coventry Hills. A street name that starts with Coventry doesn't decide it, so let CBE's Find a School read the full address.
Nose Creek School
Public, 6-9
Grades 6 to 9 for the whole of Coventry Hills are here, as CBE publishes it in October 2026. The school is in the community at 135 Covepark Square NE. One last look in CBE's Find a School, with the house number, confirms it for the home you're buying.
North Trail High School
Public, 10-12
Senior high for all of Coventry Hills, grades 10 to 12, as CBE publishes it in October 2026. The building is inside Coventry Hills, at 12500 Harvest Hills Blvd NE. North Trail is in overflow: once it is full, CBE assigns further new students to Crescent Heights High School and holds a call-back list for them. Before a move timed around grade 10, check the address against CBE's Find a School and ask CBE where a new registration would land.
St. Clare School
Catholic, K-6
St. Clare takes Catholic kindergarten to grade 6 from all of Coventry Hills, as CSSD publishes it in October 2026, in its building at 12455 Coventry Hills Way NE inside the community. CSSD's school finder takes a street address and answers for that house.
Ascension of Our Lord School
Catholic, K-9
Grades 7 to 9 for Coventry Hills are taught here, as CSSD publishes it in October 2026. The school runs from kindergarten to grade 9 and is at 509 Harvest Hills Drive NE in Harvest Hills, across Country Hills Boulevard. The house you have in mind goes into CSSD's school finder for its own result.
Notre Dame High School
Catholic, 10-12
This is the Catholic high school for Coventry Hills, grades 10 to 12, as CSSD publishes it in October 2026. CSSD offers no option school for the community. Under CSSD's high school boundaries for 2027-2028, Notre Dame remains the school for Coventry Hills. The building is in Country Hills Village, at 11900 Country Village Link NE, not in Coventry Hills. Before you firm up, try the full address in CSSD's school finder.
