Overview
Beddington Heights sits on both sides of Centre Street in north Calgary, and the address suffix changes at that street. Every address west of Centre Street ends in NW. Every address east of it ends in NE. About three quarters of the community’s addresses are NW and a quarter are NE.
The street names tell you which side you’re on. West of Centre Street, almost every local street begins with Ber or Bea: Berkley, Bermuda, Berwick, Bernard, Beaconsfield. East of it almost every one begins with Bed: Beddington, Bedford, Bedwood, Bedridge, Bedfield. On Centre Street itself the odd numbers are NW and the even numbers are NE. If you’re browsing listings by quadrant, tick NE as well as NW, or everything east of Centre Street drops out.
Both sides of Centre Street are designated to the same schools, apart from public elementary in one pocket at the south-east corner (the streets are listed under Schools).
Over the twelve months to August 2026, 157 homes sold here at a typical price of $517,000. Detached houses were 89 of them, 56.7%, at a typical $589,000. Another 42 were semi-detached homes at a typical $448,500, and 23 were row and townhouse homes at a typical $350,000. Three apartments sold as well.
Almost all of the homes went up between 1977 and 1983. Two shopping centres and a MAX Green stop are inside the community, and Nose Hill Park is across 14 Street NW. The eight condominium townhouse complexes and the apartment condominiums carry condo fees.
David’s take
The vibe
Beddington Heights is a community of late-1970s and early-1980s houses, half-duplexes and townhouses. Centre Street runs north to south through the middle of it, with a shopping centre on each side.
Built between 1977 and 1983
The City’s population counts show 12 residents in Beddington Heights in 1978, 1,381 in 1979 and 10,970 by 1982. The count peaked at 13,237 in 1991, and the 2021 census put it at 11,295. Most of the land was annexed to Calgary in 1975.
City assessment data dates 94.9% of the homes here to the years 1977 to 1983, and 1980 is the typical build year for a home sold here in the twelve months to August 2026. The ground falls about 100 metres from the Nose Hill side in the west to the Beddington Trail side in the east.
The community association says Beddington Heights takes its name from a suburb of south London, England, and that Beddington was once a Canadian Pacific Railway station.
Who lives here
In the 2021 census, 72% of households owned their home, against 69% across Calgary, and 61% of those owners had a mortgage (Calgary: 65%). Of all residents, 64% were at the same address they’d had five years earlier, compared with 58% citywide. The average household was 2.7 people (Calgary: 2.6), and 15% of residents were 65 or older (Calgary: 13%). The median household income for 2020 was $90,000 here and $98,000 in Calgary as a whole.
What attached means here
Four homes in ten in Beddington Heights are not detached, and that covers two different kinds of ownership.
The larger group is the half-duplex. The City counts 861 of them, and they are not condominium units. Each half sits on its own lot with its own title, so there is no condo corporation and no condo fee. Of those 861, 94% are west of Centre Street, and the streets with the largest numbers are Berkley Drive NW, Bermuda Drive NW and Berwick Drive NW. East of Centre Street they are on Centre Street NE itself and on Bedford Circle NE.
The other group is the townhouse. Beddington Heights has 746 condominium townhouse units in eight complexes, and the largest, on Bedridge Place NE and Bedridge Way NE, holds 310 of them. Each complex has a condo corporation, and its owners pay it a monthly condo fee, typically $452 on the 23 townhouses that sold over the twelve months to August 2026. Owners of the apartment condominiums pay a condo fee as well.
Beddington Heights has no residents association or homeowners association fee. The Beddington Heights Community Association is optional and costs $20 a year, for a resident household or for someone outside the community who joins as a Friend of Beddington.
The title still gets read on every purchase. On a half-duplex, ask your lawyer to look for a party wall agreement and anything else registered against the lot. On a townhouse, go through the condo documents as well. The post on HOA fees in Calgary covers what to look for on a title.
The hall is a theatre now
The community association no longer runs the hall. The building at 375 Bermuda Drive NW is the Beddington Theatre Arts Centre, operated by Calgary Community Theatre Ltd. The operator lists a theatre of about 180 seats, rehearsal studios and a community hall. The association keeps office space there and runs its before-and-after-school programme from the building. Its community garden is behind the centre.
Two shopping centres on Centre Street
Beddington Towne Centre, at 8120 Beddington Boulevard NW, is on the west side of Centre Street, and the centre at 8220 Centre Street NE is on the east side. As of October 2026 the first has Safeway, London Drugs and Anytime Fitness among its tenants, and the second a Dollarama, a Fit4Less, Zheng Supermarket and a Co-op gas bar and liquor store. The Co-op grocery store that used to be in the east-side centre closed in 2023.
MAX Green stops between the two, at Beddington Towne Centre Station on Centre Street.
Nose Hill Park and five off-leash areas
Nose Hill Park is across 14 Street NW, along the whole west side of the community. The City says the park “was created in 1980 and covers over 11 square kilometres.”
Inside Beddington Heights the City has five off-leash areas. The one on Berkshire Boulevard NW has a post-and-cable fence around part of it and none along the boulevard. Of the two on Berkley Drive NW, one has a post-and-cable fence. The one on Bermuda Drive NW is open along that street. The City notes no fence for the fifth, on Bernard Close NW, or for the second Berkley Drive NW area, and lists none of the five as fully fenced. West Nose Creek Park, across Beddington Trail NE, has a fully fenced off-leash area.
The City keeps 8 soccer fields, 6 ball diamonds and a basketball court inside the community, and playground equipment at 18 park sites.
There is no pool, arena or library inside Beddington Heights, and no tennis or pickleball court. Thornhill Aquatic & Recreation Centre, Murray Copot Arena and the Judith Umbach Library are in Huntington Hills, and Vivo and the Country Hills Library are in Country Hills Village.
Housing stock
Single-detached houses were 59% of occupied homes in the 2021 census (Calgary: 55%). Semi-detached homes were 23%, where Calgary’s share is 6%, and row houses 12% (Calgary: 10%). A typical detached lot is 4,892 square feet and a typical half-duplex lot 2,749.
Three of the eight condominium townhouse complexes are east of Centre Street: one on Bedridge Place NE and Bedridge Way NE together, one on Bedford Manor NE and one on Beddington Gardens NE. The other five are west of it: one on Bermuda Lane NW, one on Bergen Road NW, one that takes in both Berwick Drive NW and Beacham Way NW, one on Bermuda Drive NW and one on Berwick Crescent NW. Three more townhouse complexes, on Berkley Way NW and Berkley Drive NW, are rentals. Apartment condominiums are a small part of the stock: 37 units.
Between January 2024 and September 2026, the City received 42 development permit applications for secondary suites in Beddington Heights, 12 of them for backyard suites. No application in that time was for a new house, duplex, rowhouse or apartment building.
The typical detached house, semi-detached home and townhouse that sold over the twelve months to August 2026 were each built in 1980.

Getting around
On the west side, 14 Street NW is the edge, with Nose Hill Park across it. Berkshire Boulevard NW runs along the north-west, with Sandstone Valley on the other side. Beddington Trail is the north and north-east edge, NW to the west of Centre Street and NE to the east of it. Country Hills is across it on the north and Aurora Business Park on the north-east.
Huntington Hills is the neighbour to the south. From 14 Street NW the line follows a green strip behind the Bermondsey and Berkley lots on the NW side, and the strip and its off-leash areas belong to Huntington Hills. Further east the edge is Beddington Boulevard, NW and then NE once it crosses Centre Street, as far as 4 Street NE. There it turns up 4 Street NE and along Bedfield Gate NE, which leaves the Bedfield streets inside Beddington Heights. The community is in Ward 4.
Inside, Beddington Boulevard NW cuts diagonally across the west half from Berkshire Boulevard NW to Centre Street, and Centre Street runs through the middle to Beddington Trail. Berkley Drive NW, Bermuda Drive NW and Bernard Drive NW carry the west side, and Beddington Drive NE and Bedford Drive NE the east.
MAX Green runs between North Pointe Terminal and the city centre and stops at Beddington Towne Centre Station on Centre Street. Route 500 Airport Express stops there too, on its way between the city centre and the airport terminal. Route 3 Sandstone/Elbow Dr SW runs on Beddington Boulevard NW and on through downtown to Heritage LRT Station. Route 46 MacEwan serves Bergen Road NW, Bermuda Drive NW and Berkshire Boulevard NW, and Route 47 Sandstone serves Beddington Drive NE, Bedford Drive NE and Centre Street. Routes 86 Coventry and 114 Panorama stop on Centre Street on the way to North Pointe Terminal, and Route 503 Symons Valley Express runs to the city centre. Routes 64 MacEwan and 109 Harvest Hills are weekday expresses that each run one trip a day in each direction.

Schools

The exception is three places: Bedfield Close NE, Bedfield Court NE and 8200 4 Street NE. Those go to Alex Munro School, also kindergarten to grade 6, at 427 78 Ave NE in Huntington Hills. After grade 6 the two groups are back together. Grades 7 to 9 are at Sir John A. Macdonald School, 6600 4 St NW, and grades 10 to 12 at John G. Diefenbaker High School, 6620 4 St NW. Notre Dame is the designated senior high and stays so under CSSD’s 2027-2028 high school boundaries. For senior high, CSSD lists St. Francis High School in Collingwood as an option as well.
Calgary Chinese Alliance School, at 150 Beddington Blvd NE, is a private school and not a designated school for the community.

Over the twelve months to August 2026, 157 homes sold in Beddington Heights, and the typical price was $517,000. The middle half of sales closed between $425,000 and $605,000, and the full range ran from $247,500 to $757,000. The $247,500 sale was an apartment, and apartments were only 3 of the 157 sales. The 23 row and townhouse homes sold for a typical $350,000, from $275,000 to $450,000, with a typical condo fee of $452 a month. For a number on your own address, start with a home valuation.
Is Beddington Heights in NW or NE Calgary?
Both. The community sits on both sides of Centre Street, and the address suffix changes there. Everything west of Centre Street is NW and everything east of it is NE, which works out to about three quarters of addresses NW and a quarter NE. On Centre Street itself, odd numbers are NW and even numbers are NE. A listing search filtered to NW addresses leaves out the part east of Centre Street, so set yours to both.
Are semi-detached homes in Beddington Heights condos?
The half-duplexes are not. The City counts 861 of them in Beddington Heights, each on its own lot with its own title, so there is no condo corporation and no condo fee. How a listing labels a home does not tell you how it is owned. On any semi-detached home, ask whether there is a condo corporation, and have your lawyer read the title for a party wall agreement. Most of the townhouses are condominiums: 746 units in eight complexes. The 23 townhouses that sold over the twelve months to August 2026 carried a typical condo fee of $452 a month.
Is there a homeowners association fee in Beddington Heights?
No, neither a residents association fee nor a homeowners association fee applies in Beddington Heights. The Beddington Heights Community Association is a separate, optional membership that costs $20 a year. A condo fee is a different charge: every unit in the eight condominium townhouse complexes, and every apartment condominium, pays one each month to its condo corporation. Before you buy, have your lawyer go through the title, and the condo documents too if the home is a condominium.
Why does the Beddington Heights price range start at $247,500?
That sale was an apartment, and only 3 apartments sold in the twelve months to August 2026. Among the other home types, the lowest townhouse sale was $275,000, the lowest semi-detached sale $321,378 and the lowest detached sale $423,000.
Which schools serve a Beddington Heights address?
Centre Street is not a school boundary, so NW and NE addresses share the same schools with one exception. As CBE publishes it in October 2026, the public elementary is Beddington Heights School (kindergarten to grade 6), inside the community. The exception is Bedfield Close NE, Bedfield Court NE and 8200 4 Street NE, which go to Alex Munro School in Huntington Hills. Every address then goes to Sir John A. Macdonald School (grades 7 to 9) and John G. Diefenbaker High School (grades 10 to 12), both in Huntington Hills. As CSSD publishes it in October 2026, the Catholic schools are St. Bede School (kindergarten to grade 6) inside the community, St. Helena School (grades 7 to 9) in Huntington Hills and Notre Dame High School (grades 10 to 12) in Country Hills Village. For senior high, CSSD also lists St. Francis High School in Collingwood as an option. Check your own address with CBE’s Find a School tool and the CSSD school finder while your offer is conditional.
Is there a CTrain station in Beddington Heights?
No. There is no CTrain station inside Beddington Heights or beside it. MAX Green, the bus rapid transit line between North Pointe Terminal and the city centre, stops inside the community at Beddington Towne Centre Station on Centre Street. Route 500 Airport Express stops there too. The City’s long-term Green Line plan draws a station on Centre Street here. The north extension is unfunded and has no date.
Does the community association run the hall in Beddington Heights?
Not any more. The former community hall at 375 Bermuda Drive NW is the Beddington Theatre Arts Centre, operated by Calgary Community Theatre Ltd. The Beddington Heights Community Association keeps office space there and runs its before-and-after-school programme from the building. Membership in the association is optional, at $20 a year.
