Overview
Four roads box Sandstone Valley in, and each has a different community on its far side. Hidden Valley is north of Country Hills Boulevard NW, and MacEwan Glen is west of 14 Street NW. Beddington Heights is across Berkshire Boulevard NW, which wraps the south and south-east sides. On the north-east, past Beddington Trail NW, is the community of Country Hills. All of Sandstone Valley is in Ward 3 with NW addresses, and its residential streets all begin with San: Sandalwood, Sandarac, Sanderling, Sandpiper, Sandringham, Sandstone or Santana.
About a third of the homes that sold here in the twelve months to August 2026 were townhouses: 21 of 59, at a typical $430,000. Detached houses were 37 of the 59, or 62.7%, at a typical $629,500, and the remaining one was a semi-detached home. The typical price over all 59 was $592,000, and half of them sold within 23 days. No apartment building stands anywhere in the community.
Both elementary schools designated for Sandstone Valley are inside it, side by side on Sandarac Drive NW. So are the two outdoor rinks and the garden run by the community association it shares with MacEwan Glen. A community hall, a pool, an indoor arena, a library and a supermarket are not.
Almost everything was built between 1982 and 1999. Most of the townhouses are condominiums with a condo fee, and one group of them is freehold.
David’s take
The vibe
Sandstone streets first, Sandalwood last
The oldest houses are in the south-east, on the Sandstone streets beside Berkshire Boulevard NW, where a typical detached house dates from 1984. From there the houses get newer toward the west and north-west, and on the Sandalwood streets by 14 Street NW a typical one is from 1991.
Most of this land has been part of Calgary since 1979. The first houses went up in 1982, and a year later the City counted 220 residents. About six homes in ten date from the 1980s and nearly all of the rest from the 1990s.
Two outdoor rinks and a garden, no hall
The boarded hockey rink sits between the two schools on Sandarac Drive NW. It was rebuilt in 2024 and reopened in January 2025, and it has basketball nets. The second rink, in the park on Sandstone Drive NW, has no boards and is for pleasure skating. Volunteers maintain both.
The Sandstone MacEwan Community Association runs the rinks, and it is MacEwan Glen’s association too. It also runs the community garden behind the church on Sandarac Drive NW, where a bed rents for $25 a year to a household with a current membership. The association has no hall. Its two rinks and its garden are outdoors, and all three are on the Sandstone Valley side of 14 Street.
Nobody has to join. The association’s membership page prices a year at $30 a household.
Long-time residents, fewer mortgages
In the 2021 census, 69% of the people living here had been at the same address five years earlier, where Calgary’s figure was 58%. More than one resident in five, 22%, was 65 or older (Calgary: 13%), and 38% of households were two people (Calgary: 32%).
Owners made up 83% of households (Calgary: 69%), and most of them had no mortgage: 44% carried one, where 65% of owners across Calgary did. Household income was near the city’s, a median of $101,000 for 2020 with Calgary at $98,000.
Errands, parks and what is outside
Everyday errands go to one strip centre on Sandarac Drive NW, which as of October 2026 has fast food, a liquor store and hair and nail salons. Two gas stations are on Sandarac Drive too. There is no supermarket, pharmacy or bank in Sandstone Valley. Beddington Towne Centre, in Beddington Heights, has a supermarket.
Playgrounds are spread over six of the community’s 15 parks. The biggest park is the block the two schools share, which has two soccer fields, a ball diamond, the hockey rink and two tennis courts, one of them also marked for pickleball.
Three City off-leash areas are inside: one on the north side by Country Hills Boulevard, one in the greenbelt along Berkshire Boulevard at the south-west corner, and one off Sandarac Drive in the middle. By the City’s listing, none of the three is fully fenced.
Nose Hill Park touches Sandstone Valley only at its south-west corner, on the far side of the intersection of 14 Street NW and Berkshire Boulevard NW, and no home here has the park behind it or across the street.
Sandstone Valley has no pool, indoor rink or library. The City’s Thornhill pool and the Judith Umbach Library are in Huntington Hills. Vivo and the Country Hills Library are at one address in Country Hills Village.
Housing stock
Nearly every home in Sandstone Valley is one of three things: a detached house on its own lot, a unit in a townhouse condominium, or an attached home on its own titled lot. There is no apartment building.
The City’s 2026 assessments list 1,679 detached houses, on a typical lot of 5,083 square feet, and a detached house here comes with no condo fee. In the 2021 census, single-detached houses were 78% of the occupied homes in Sandstone Valley and 55% of Calgary’s.
The condominium townhouses number 319, in six complexes built between 1989 and 1999. Three of the complexes are on Sandarac Drive NW or just off it, two are in the Sandpiper streets and one is on Sandstone Drive NW. Each unit’s owner pays a condo fee to the complex’s condo corporation, typically $466 a month on the ones that sold in the twelve months to August 2026.
Nearly all of the remaining attached homes stand on their own titled lots, with no condominium. That covers 54 townhouses, all on Sandringham Road NW and Sandringham Place NW, and 54 half-duplexes: 12 on those same two streets and 42 on Sandarac Way NW and Sandstone Road NW. A half-duplex is what the sales figures call a semi-detached home.
Sandstone Valley has no community-wide residents association or homeowners association fee. Recent listings of the townhouses and half-duplexes on Sandringham Road and Sandringham Place, though, have shown a monthly association fee for landscaping and snow removal, mostly at $125 a month. If you’re buying one of those, ask the seller for the association’s documents and its latest statement, and have your lawyer check whether and how the fee is registered against the lot. A half-duplex on Sandarac Way or Sandstone Road has no condominium and so no condo fee.
On every purchase your lawyer reads the title, and a condominium purchase adds the corporation’s documents. The post on homeowners association fees in Calgary explains what to look for.
| Type | Median sale price | Sales |
|---|---|---|
| Detached | $655,000 | 29 |
| Row / townhouse | $414,250 | 14 |
| All home types | $597,000 | 43 |
Recent sales
Townhouses were 21 of the 59 homes sold in Sandstone Valley in the twelve months to August 2026, a little over a third. Their typical price was $430,000, in a range from $290,000 to $537,000, and half of them sold within 29 days. A typical townhouse sale was a 1992 build.
Detached houses were 37 of the 59. They sold for a typical $629,500, in a range from $405,600 to $845,000, and half sold within 21 days. A typical one was built in 1988. The one remaining sale was a semi-detached home.
The ranges overlap: a townhouse sold for as much as $537,000 and a detached house for as little as $405,600.
Put the three types together and the typical price was $592,000. A quarter of the 59 homes sold for $455,000 or less and a quarter for $677,000 or more. Half of the 59 sold within 23 days, and the typical seller got 97.90% of the asking price. Sellers averaged $567,569 a sale and 34 days from listing to sale. The typical sale was $24,431 higher than that average price.
MacEwan Glen is across 14 Street, and its typical detached house sold for $630,000 in the twelve months to August 2026, about the same as the $629,500 here. Beddington Heights is across Berkshire Boulevard, and its typical townhouse sold for $350,000 in the twelve months to August 2026, where Sandstone Valley’s sold for $430,000.
If you’re selling, a home valuation starts from your own house and not from the community’s midpoint. If you’re on the buying side, the buyer’s guide takes you through an offer and its conditions.
Getting around
Streets inside reach two of the four edge roads, Berkshire Boulevard NW and 14 Street NW. Sandstone Drive NW starts at Berkshire Boulevard, by the bus terminal, and runs north and west through the middle. Country Hills Boulevard NW and Beddington Trail NW meet at an interchange at the north-east corner, and Berkshire Boulevard runs from 14 Street along the south side and up to Beddington Trail.
Sandstone Terminal is inside the community, on Sandstone Drive NW at Berkshire Boulevard NW. Route 3 Sandstone/Elbow Dr SW begins there, goes through downtown and ends at Heritage LRT Station. Route 503 Symons Valley Express calls at the terminal on its way into the city centre. Route 47 Sandstone is the all-day route through the middle, on Sandstone Drive and Sandarac Drive. One end of it is Sage Hill and the other is the MAX Green stop at 78 Avenue on Centre Street.

Schools
Two schools stand in Sandstone Valley, side by side on Sandarac Drive NW with the hockey rink between them. Each is the designated elementary school for every address in the community on its own board. Simons Valley School, at 375 Sandarac Dr NW, is the public one. As CBE publishes it in October 2026, it is the designated school from kindergarten to grade 5. Monsignor Neville Anderson School, at 327 Sandarac Drive NW, is the Catholic one. As CSSD publishes it in October 2026, it is the designated school from kindergarten to grade 6.
Everything after that is outside the community. Public students from Sandstone Valley move in grade 6 to Valley Creek School in Hidden Valley (10951 Hidden Valley Dr NW) and stay through grade 9. They finish in Huntington Hills, at John G. Diefenbaker High School (6620 4 St NW).
Catholic students move in grade 7 to St. Helena School, 320 64 Avenue NW in Huntington Hills. For senior high CSSD designates Notre Dame High School, 11900 Country Village Link NE in Country Hills Village, and its current list also has St. Francis High School, at 877 Northmount Drive NW in Collingwood, as an option. Notre Dame is also where CSSD’s 2027-2028 high school boundaries put Sandstone Valley.
No street in Sandstone Valley is divided between schools. A few houses at the south-east end of Sandstone Rise NW are right at the Beddington Heights line, though, and a buyer there should confirm the address with CBE.
School designations can change from one year to the next. CBE’s Find a School and CSSD’s school finder show the current ones for any address. The schools resource has more on attendance areas and programmes of choice.
Simons Valley School
Public, K-5
Every Sandstone Valley address has this school for public kindergarten to grade 5, as CBE publishes it in October 2026. It is one of the two schools on Sandarac Drive NW, at number 375. CBE's Find a School confirms it house by house.

Sandstone Valley's public students start here in grade 6 and stay to grade 9, as CBE publishes it in October 2026. The school is north of Country Hills Boulevard in Hidden Valley, at 10951 Hidden Valley Dr NW. CBE answers by street address, so have the house number ready.
John G. Diefenbaker High School
Public, 10-12
The last three public grades, 10 to 12, as CBE publishes it in October 2026. No Sandstone Valley street is designated to a different high school. The building is at 6620 4 St NW in Huntington Hills. If the school matters to your purchase, ask CBE about the exact address.

Notre Dame High School
Catholic, 10-12
Catholic students from Sandstone Valley are designated here for grades 10 to 12, as CSSD publishes it in October 2026, and CSSD's 2027-2028 high school boundaries do not change that. The address is 11900 Country Village Link NE, Country Hills Village. CSSD's current list also gives families the option of St. Francis High School in Collingwood. Confirm that option with CSSD if St. Francis is the one you want.
Frequently asked questions
What do homes sell for in Sandstone Valley?
There are two answers, because about a third of the sales are townhouses. In the twelve months to August 2026 the typical townhouse price was $430,000 (21 sales, from $290,000 to $537,000) and the typical detached price was $629,500 (37 sales, from $405,600 to $845,000). The condominium townhouses carried a typical condo fee of $466 a month. One semi-detached home sold as well. Across the whole community the typical sale was $592,000, and the middle half of sales ran from $455,000 to $677,000. If you own here, a home valuation prices your house and not the community.
Is there a monthly fee on a home in Sandstone Valley?
On a detached house, no. Sandstone Valley has no community-wide residents association or homeowners association fee, and a detached house has no condo fee. A condominium townhouse has a condo fee, typically $466 a month on the ones that sold in the twelve months to August 2026. The townhouses and half-duplexes on Sandringham Road NW and Sandringham Place NW are on their own lots with no condominium, and recent listings of them have shown a monthly association fee for landscaping and snow removal. If you’re buying one, ask the seller for the association’s documents and its latest statement, and have your lawyer check whether and how the fee is registered against the lot. The Sandstone MacEwan Community Association is separate from all of that. Joining is a choice, and its membership page prices a year at $30 a household.
Are the townhouses in Sandstone Valley condominiums?
Most of them are. The City counts 319 condominium townhouse units in six complexes, on Sandarac Drive, Sandarac Circle, Sandarac Villas, Sandpiper Lane and Sandpiper Link, Sandpiper Court and Sandstone Drive NW. Each complex has a condo corporation, a condo fee and condo documents to read. Another 54 townhouses are not condominiums. Each sits on its own titled lot with no condo corporation, and so do the community’s half-duplexes.
Where do Sandstone Valley children go to school?
They start inside the community. Two schools stand next to each other on Sandarac Drive NW, and each is the designated elementary school for every Sandstone Valley address on its own board: Simons Valley School for public kindergarten to grade 5, as CBE publishes it in October 2026, and Monsignor Neville Anderson School for Catholic kindergarten to grade 6, as CSSD publishes it in October 2026. The later schools are in other communities. On the public side, grades 6 to 9 are at Valley Creek School in Hidden Valley and grades 10 to 12 at John G. Diefenbaker High School in Huntington Hills. On the Catholic side, grades 7 to 9 are at St. Helena School in Huntington Hills and grades 10 to 12 at Notre Dame High School in Country Hills Village, and CSSD lists St. Francis High School in Collingwood as an option now.
Is Sandstone Valley on Nose Hill Park?
Only at one corner. The park and the community touch at the south-west corner of Sandstone Valley, diagonally across the intersection of 14 Street NW and Berkshire Boulevard NW. No home in Sandstone Valley has the park behind it or across the street from it. Both 14 Street and Berkshire Boulevard lie between the park and the nearest homes.
Is there a community hall or a pool in Sandstone Valley?
No. The Sandstone MacEwan Community Association has no hall, and Sandstone Valley has no pool, indoor arena or library. The association’s two rinks and its garden are outdoors, and all three are inside Sandstone Valley: a boarded hockey rink between the two schools on Sandarac Drive NW, a second rink for pleasure skating in the park on Sandstone Drive NW, and a community garden behind the church on Sandarac Drive NW. For the rest you go to another community: in Huntington Hills, the City’s Thornhill pool, Murray Copot Arena and the Judith Umbach Library, and in Country Hills Village, Vivo and the Country Hills Library.
What transit serves Sandstone Valley?
Buses only. No CTrain station and no MAX stop is inside Sandstone Valley. Sandstone Terminal, on Sandstone Drive NW at Berkshire Boulevard NW, is the north end of Route 3, which runs through downtown to Heritage LRT Station. Route 47 Sandstone crosses the middle of the community on Sandstone Drive and Sandarac Drive every day of the week. Route 503 Symons Valley Express stops at the terminal on its way to the city centre, and on weekdays Route 89, which runs between Lions Park station on the Red Line and North Pointe Terminal, stops on 14 Street.
How old are the homes in Sandstone Valley?
Almost all of them were built between 1982 and 1999. The oldest streets are the Sandstone ones in the south-east, and the houses get newer toward 14 Street NW. Homes sold in the twelve months to August 2026 had a typical build year of 1990 in Sandstone Valley and 1997 in Hidden Valley, across Country Hills Boulevard.
