Overview

Rocky Ridge sits on the north-west edge of Calgary, and two of its four sides are the city limit: Country Hills Boulevard NW along the north, and Twelve Mile Coulee Road NW on the west, from Country Hills Boulevard down to Crowchild Trail. Crowchild Trail NW makes the long diagonal on the south-west side, with Tuscany across it. Rocky Ridge Road NW is the east side, with Royal Oak across it. Every address is NW and the whole community is in Ward 1. Rock begins almost every street name.

The land became part of Calgary in 1989, and the first houses of the subdivision went up in 1995. Most of Rocky Ridge was built between then and 2007, and the north-east end is still filling in.

Tuscany CTrain Station, the north-west end of the Red Line, sits in the Crowchild Trail median on the community’s south-east edge. Its Rocky Ridge Terminal bus loop is inside Rocky Ridge.

Many Rocky Ridge titles carry an annual fee to the Rocky Ridge Ranch Homeowners Association, which pays for a members-only park called the Ranch, with a small lake, a winter rink and courts. One group of condominiums belongs to a second association, the Lakes at Rocky Ridge, with its own clubhouse and its own monthly fee.

The typical home in Rocky Ridge sold for $665,000 in the twelve months to August 2026, across 121 sales. The 59 detached houses among them went for a typical $826,500, and the rest were townhouses, apartments and half-duplexes.

David’s take

The vibe

What the Ranch fee pays for

The Ranch, at 10709 Rocky Ridge Bv NW, is a park owned by the Rocky Ridge Ranch Homeowners Association and open to its members. Its small lake has canoes, kayaks and rowboats that members use free with a membership card, and life jackets are supplied. In winter the lake turns into an outdoor rink, usually from December to March, depending on the weather.

There is also a wading pool, tennis courts with two pickleball courts on the lower one, basketball hoops, a playground and two halls that members and non-members can rent at different rates. The park is open all year from 9 a.m. to 9 p.m. An adult member can bring up to five guests a day, and bicycles, alcohol, glass and pets stay outside.

By the association’s own list, the fee also covers upkeep of green spaces outside the Ranch (corners, entrances, boulevards and soccer fields), snow clearing, member events and park staff in the busy seasons.

The fee and the title

Each January the association invoices every home whose title carries its encumbrance: $250 plus GST, $262.50 in all, due January 31. In the association’s wording, “there is no opt-out option”. An unpaid account draws 2% interest a month from February 1 and loses access to the park until it is paid, and an account still unpaid on May 31 goes to collections.

To complete the sale of one of those homes, the association makes the law offices submit its Encumbrance Status Request form. Each property gets one access card, and the card goes with the house when it changes hands. If the home is rented out, either the owner or the tenant can use the Ranch, not both.

Not every Rocky Ridge title carries the encumbrance. In October 2024 the association wrote to Rocky Ridge and Royal Oak homeowners offering a limited number of $300 yearly park passes, “specifically for homeowners who cannot access the Ranch due to being unencumbered HOA members”. For any one home, the title gives the answer.

The Lakes at Rocky Ridge

A second homeowners association covers a group of condominiums. In its own description, the Lakes at Rocky Ridge is about 600 households and “comprises five individual Condo Corporations and the Manor Village Life Center”. Its fee for 2026 is $25 a month, or $300 a year, and each condo corporation charges its own condo fee on top.

The fee pays for the Lake Club, which has a games room, a theatre, a fitness centre and an activity room, and for the association’s entrance garden and signs, a waterfall and a lookout. The parks, ponds and courts around its condominiums belong to the City. The association is plain that its residents “do not have access to The Rocky Ridge Ranch”.

From 1995 to the streets still going up

In 1990 the City counted 115 people here, in 42 homes. The subdivision started five years later, and by 2006 the count was 6,043. In 2026, close to nine in ten of the City’s 3,317 residential assessments date from 1995 to 2007.

The newer part is in the north and north-east, toward Country Hills Boulevard, on the Rock Lake, Rockcliff, Rockford, Rockhaven and Rockyvale streets. Houses built since 2008, most of them on those streets, sit on a typical lot of 5,724 square feet, against 4,775 for the houses of 1995 to 2007. Some lots there are still empty, and nearly all the houses going up since 2024 are on those streets.

From Crowchild Trail north to Country Hills Boulevard, the land rises about 60 metres.

Eamon Road and the old highway stop

Beside Crowchild Trail, Eamon Road NW is a frontage road with older homes on it: a strip of 21 acreage houses built between 1948 and 1977, most of them on lots of about half an acre to three quarters of an acre, from before the land joined the city.

Eamon’s Bungalow Camp, built in 1952 and a stop on the highway to Banff, stood on Crowchild Trail here. The camp is gone. By the City’s account, its refurbished sign was moved to the park and ride on the north side of Tuscany Station.

Owners and families in the 2021 census

Rocky Ridge’s private households held 8,195 people at the 2021 census, and 82% of those households owned their home, a higher share than Calgary’s 69%. Of the owning households, 64% still had a mortgage, about level with the city’s 65%. Median household income in 2020 came to $118,000, set beside $98,000 for Calgary as a whole.

At 2.7 people, the average household ran a little bigger than Calgary’s 2.6. Married couples with children were half of all census families, a larger share than the city’s 44%, and 63% of residents were living at the same address as in 2016, next to 58% citywide.

Errands, parks and what is across the boulevard

The one grocery store inside is a Calgary Co-op on Rockyvalley Drive NW. The same centre has the Co-op’s liquor store and gas bar and, as of October 2026, a Subway, a Bento Sushi and a pet hospital.

The City’s parks here include a district park beside the storm pond off Rockyledge Street NW and a community park on Rockywood Circle NW with two ball diamonds and six soccer fields. Wetlands and small ponds sit in several of the parks, and a public tennis court and basketball court are in the park on Rocky Vista Drive NW. There is no off-leash area inside Rocky Ridge, no school building and no community hall, though the Ranch rents out its two halls.

The Rocky Ridge Royal Oak Community Association, separate from both homeowners associations, covers the two communities together, and joining is up to you at $30 per household for the calendar year. It runs spring soccer and softball and community events, and its rink park and community garden are both in Royal Oak.

Several places with Rocky Ridge in their names are just north of the community, across Country Hills Boulevard. The Shane Homes YMCA at Rocky Ridge, the Rocky Ridge Library and the Rocky Ridge Skatepark share one address on Rocky Ridge Road NW, and Butterfield Acres Children’s Farm is north of the boulevard as well. Tuscany’s community centre is across Crowchild Trail NW.

Housing stock

Most of Rocky Ridge’s homes are detached houses. The City’s 2026 assessments list 2,008 of them, about six in ten of its residential assessments here, on a typical lot of 4,943 square feet. In the 2021 census, single-detached houses were 62% of occupied homes here and 55% of Calgary’s. The community has almost no back lanes.

The attached homes include 669 condominium townhouse units under 31 condominium plans, built between 1998 and 2014, and 15 more row units in one group. There are 134 half-duplex homes, each on its own title, most of them on Rockyspring Grove NW and the rest on Rockledge Terrace NW, Rockmont Court NW and Rockhaven Green NW. And there are apartment condominiums, 386 units in three low-rise buildings, plus a fourth low-rise building of 105 units. In the 2021 census, no Rocky Ridge household lived in a building of five storeys or more.

On the townhouses that sold in the twelve months to August 2026, the typical condo fee was $468 a month, and on the apartments $453. Eleven of the 13 half-duplexes that sold carried a condo fee as well, typically $481 a month on those that carry one.

The Ranch fee and the Lakes fee, where they apply, come on top of those. To find charges like these on a title, read the post on homeowners association fees in Calgary.

Recent sales

The 121 residential sales in Rocky Ridge over the twelve months to August 2026 fell into four types: detached houses, townhouses, apartments and half-duplexes.

Detached houses were 59 of the 121, or 48.8%. They sold for a typical $826,500, from $635,000 to $2,025,000, and half sold within 25 days. The typical one was built in 2002.

The 25 townhouses went for a typical $385,000, from $276,000 to $525,000, with half sold within 29 days. The 24 apartments sold in a narrower band, from $220,000 to $347,500, at a typical $305,000, and half of them went within 22 days. The typical townhouse and the typical apartment were both 2004 builds.

The 13 half-duplexes sold for a typical $665,000, from $530,000 to $750,000, and they moved the fastest of the four types: half sold within 15 days. The typical one was also built in 2004.

That $665,000 is also the typical price across all 121 sales. The middle half of the community’s sales ran from $348,500 to $820,000, half of all homes sold within 24 days, and a typical sale fetched 97.89% of its asking price. The typical home sold, of any type, dated from 2004.

Getting around

Rocky Ridge Boulevard NW loops through the middle of the community, and Rocky Ridge Drive NW and Rockyvalley Drive NW are the community’s other main streets. Eamon Road NW runs alongside Crowchild Trail. Crowchild Trail meets Stoney Trail at an interchange at the south-east corner.

At Tuscany CTrain Station, the northbound platform is on the Rocky Ridge side of Crowchild Trail, and so are the Rocky Ridge Terminal bus loop and the park and ride on Eamon Road.

Four regular bus routes use the terminal, all of them seven days a week. Route 169 Rocky Ridge is the loop through the community, on Rocky Ridge Boulevard, Rocky Ridge Drive and Rockyvalley Drive. Route 158 Royal Oak stops on Rocky Vista Drive, Eamon Road and Rocky Ridge Road, and Route 115 Symons Valley Parkway on Rocky Ridge Road. Route 138 Citadel stops at Rocky Ridge Road and Rocky Vista Drive, and also runs to Crowfoot Station. Five school routes run one to three trips a day for Robert Thirsk, St. Jean Brebeuf and St. Francis.

Driving from the centre of Rocky Ridge to the Municipal Building downtown takes 26 minutes on a clear road. On the same terms, the drive takes 25 minutes to Calgary International Airport, 18 minutes to Foothills Medical Centre and 17 minutes to the University of Calgary. All four times are from October 2026.

Schools

Rocky Ridge has no school of its own. Its six designated schools are in five other communities, and they are the same for every Rocky Ridge address, the newer north-east streets included. No street is divided between schools.

As CBE publishes it in October 2026, public students go to two schools in Royal Oak: Royal Oak School, at 9100 Royal Birch Blvd NW, from kindergarten to grade 4, and then William D. Pratt School, at 9850 Royal Oak Way NW, for grades 5 to 9. Grades 10 to 12 are at Robert Thirsk High School, 8777 Nose Hill Dr NW in Arbour Lake.

The Catholic schools are spread wider. As CSSD publishes it in October 2026, a Rocky Ridge student starts at St. Maria Goretti School in Hawkwood (375 Hawkstone Drive NW) for kindergarten to grade 6, moves to St. Jean Brebeuf School in Brentwood (5030 Northland Drive NW) for grades 7 to 9, and finishes in Collingwood at St. Francis High School (877 Northmount Drive NW). CSSD offers Rocky Ridge no option school.

That last step changes in 2027. CSSD’s 2027-2028 high school boundaries send Rocky Ridge students on the regular programme in grades 10 and 11 to a new school, St. Pier Giorgio Frassati High School, going up in Aspen Woods for September 2027. A Rocky Ridge student due to start grade 12 in 2027-2028 should check with CSSD where that year is spent.

The schools resource explains how Calgary’s two boards draw their boundaries.

CSSD's boundaries for 2027-2028 put regular-programme grades 10 and 11 at St. Pier Giorgio Frassati High School instead, a new school in Aspen Woods. Where grade 12 goes that year is CSSD's to confirm, as is any single address in its school finder.

Frequently asked questions

What do homes sell for in Rocky Ridge?

That turns on whether it’s a house, a half-duplex, a townhouse or an apartment. In the twelve months to August 2026, 59 detached houses sold for a typical $826,500, from $635,000 to $2,025,000. The 13 half-duplexes went for a typical $665,000, the 25 townhouses for $385,000 and the 24 apartments for $305,000. The typical price across all 121 was $665,000, with the middle half between $348,500 and $820,000. Condo fees on the townhouses and apartments that sold were typically $468 and $453 a month. To price a house you own here, start from a home valuation.

Does every Rocky Ridge home pay the Rocky Ridge Ranch fee?

Only the homes whose titles carry the Rocky Ridge Ranch Homeowners Association’s encumbrance. Those pay $250 plus GST, $262.50 in all, every year, due January 31, and the association says there is no opt-out. Not every Rocky Ridge title carries it. In 2024 the association offered a limited number of $300 park passes, in a letter to Rocky Ridge and Royal Oak homeowners, for those whose titles do not carry the encumbrance. The street doesn’t tell you which kind of home you’re looking at. The title does, so have your lawyer read it and ask the association for the account’s status before you remove conditions.

What is the Lakes at Rocky Ridge fee?

It is a second homeowners association, for one group of condominiums. In its own words it “comprises five individual Condo Corporations and the Manor Village Life Center”. For 2026 its fee is $25 a month, or $300 a year, on top of each unit’s condo fee, and it runs the Lake Club, with a games room, a theatre, a fitness centre and an activity room. Its residents do not get into the Ranch. If you’re buying a condo, ask the seller and the condo corporation whether the unit is part of the Lakes.

Is Tuscany CTrain Station in Rocky Ridge?

It is on the edge. The station is in the Crowchild Trail median, on the line between Rocky Ridge and Tuscany, and it is the north-west end of the Red Line. The northbound platform, the Rocky Ridge Terminal bus loop and the park and ride are on the Rocky Ridge side of Crowchild. Routes 169, 158, 115 and 138 all use the terminal, every day of the week.

Where do Rocky Ridge children go to school?

Every one of its designated schools is outside Rocky Ridge, and every street has the same ones. As CBE publishes it in October 2026, public students go to Royal Oak School for kindergarten to grade 4 and William D. Pratt School for grades 5 to 9, both in Royal Oak, then Robert Thirsk High School in Arbour Lake. As CSSD publishes it in October 2026, Catholic students go to St. Maria Goretti School in Hawkwood, St. Jean Brebeuf School in Brentwood and St. Francis High School in Collingwood. For 2027-2028, CSSD has redrawn its high school boundaries, and regular-programme grades 10 and 11 go to St. Pier Giorgio Frassati High School, a new school in Aspen Woods. Grade 12 that year is something to ask CSSD about.

Is the YMCA in Rocky Ridge?

No. The Shane Homes YMCA at Rocky Ridge, the Rocky Ridge Library and the Rocky Ridge Skatepark share one address on Rocky Ridge Road NW, just north of the community across Country Hills Boulevard. Butterfield Acres Children’s Farm is north of the boulevard too. Inside Rocky Ridge are a Calgary Co-op, City parks and ponds, and the members-only Ranch.

How old are the homes in Rocky Ridge?

Most were built between 1995 and 2007, and the north-east end, on the Rock Lake, Rockcliff, Rockford, Rockhaven and Rockyvale streets, has had houses going up since 2008 and still has empty lots. The detached houses that sold in the twelve months to August 2026 were typically 2002 builds, and the townhouses, apartments and half-duplexes 2004 builds. The oldest homes are the acreage houses on Eamon Road NW, built between 1948 and 1977.
