Overview
Ranchlands kept its hills. When the community was subdivided in 1976, four pieces of glacial hill ground that could have been built on were dedicated as City parks in their natural grass instead, and they are still there. The City’s heritage inventory counts them as the first case in Calgary of natural land kept as municipal reserve in a new subdivision.
The edges are four big roads, and every address inside them is NW. Silver Springs is across Crowchild Trail NW on the south-west side, and Dalhousie is across Sarcee Trail NW on the south-east. Hawkwood faces Ranchlands over John Laurie Boulevard NW, the longest side, which runs along the north-east, and Arbour Lake is across Nose Hill Drive NW, the short north-west side. Varsity, Edgemont and Scenic Acres touch Ranchlands at a single point each, where the big roads meet. Ranchlands is in Ward 2.
Detached houses and townhouses account for most sales. Of the 96 sales in the twelve months to August 2026, 49 were detached houses at a typical $580,000 and 36 were townhouses at a typical $356,950. The houses went faster: half of them sold within 18 days, where half the townhouses sold within 23.
The townhouses are a mix. Some are freehold, each on its own lot, and some are units in a condominium with a condo fee. Both public and Catholic elementary schools are inside, on one park block with the community association’s hall. There are three small shopping strips, no supermarket and no CTrain station.
David’s take
The vibe
Hills left as they were
The City’s heritage inventory entry for the Ranchlands Hills Parks describes “Knob and Kettle” glaciated terrain, with “native rough fescue grassland and aspen parkland vegetation”. Four park sites hold it, and the entry credits the idea of keeping them to the developer, Melcor Developments, and its consultants. The hills are on the City’s inventory of historic resources, a list of sites the City has evaluated, and carry no heritage designation.
Three City off-leash areas sit on that hill land: two off Ranch Estates Drive NW, the larger of them along John Laurie Boulevard and Sarcee Trail, and one off Ranchlands Boulevard NW. None of the three is fully fenced. The City also maps the hill sites as natural areas.
From Crowchild Trail up to John Laurie Boulevard the land rises about 60 metres, and the highest ground is in the north-east hills near Ranch Estates Drive.
Filled in by the early 1980s
Calgary annexed nearly all of this land in 1961, and the houses came in a rush once they started. Nearly all the homes standing today were built from 1976 to 1984, with 1979 the typical year. Ranchlands went from 742 residents in 1978 to 5,005 in 1980 and 7,945 in 1982. Its highest count, 8,727, came in 1991, and by the 2021 census it was 7,490.
Ranch Estates, Ranch Glen, Ranchero, Ranchlands, Ranchridge, Ranchview and Range: those seven names, with different endings, cover nearly every street. The exception is Storybook Terrace NW and Storybook Gardens NW, the addresses in one condominium townhouse complex.
Households and owners
The 2021 census found 7,490 people in 2,940 households, an average of 2.5 people each (Calgary: 2.6). Two households in three owned their home, 67% against Calgary’s 69%, and 69% of those owners had a mortgage, a little above the city’s 65%. Residents 65 and older were 13% of the community, the same share as across Calgary.
Ranchlands households had a median 2020 income of $89,000 (Calgary: $98,000). Most residents had been settled a while: 63% had not changed address in the previous five years, against 58% citywide.
The hall in the middle
Ranchlands Park is the City’s name for the big block between Ranchlands Boulevard NW and Ranchview Drive NW. Both elementary schools are on it, and so is the Ranchlands Community Association’s hall, at 7713 Ranchview Dr NW. The block also has the outdoor rink, two tennis courts, three ball diamonds and seven soccer fields, and the association’s volunteers shovel and flood the ice in winter.
The association runs the hall, rents it out with a discount for members, and runs a seniors’ club and a food pantry for residents who need a hand. It is a registered charity.
Membership is up to each household. A resident membership costs $20 a year, and in the association’s words it “includes everyone living at that residence”. A senior or fair entry membership is $10 a year, and a non-resident or business membership $40.
Errands inside and out
The shopping inside Ranchlands is small. There are two strip centres on Ranchlands Boulevard NW, at 1829 and at 735, and a retail condominium at 7750 Ranchview Dr NW. A 7-Eleven gas bar has its own lot on Ranchview Drive NW too. As of October 2026 they hold pharmacies, the Northwest Community Health Centre, restaurants and a pub, fitness and yoga studios, a liquor store and a veterinary clinic.
There is no supermarket. For groceries you leave the community: a Co-op and a Safeway are at Crowfoot, in Arbour Lake, and Dalhousie has a Co-op and a Safeway of its own. Crowfoot also has the library, the Melcor YMCA and Crowfoot Arena, all three in Arbour Lake. Inside Ranchlands there is no library, indoor arena, pool or recreation centre. Silver Springs Outdoor Pool is across Crowchild Trail in Silver Springs.
The community holds 20 City park sites, 12 of them with playground equipment, and about 4.7 kilometres of paved pathway.
Housing stock
The City’s 2026 assessments list 1,470 detached houses in Ranchlands, on a typical lot of 5,737 square feet. Ranchlands’ occupied homes in the 2021 census were 49% single-detached houses, below Calgary’s 55%, and 28% row houses, nearly three times the city’s 10%. Part of the community has back lanes, and most of it does not.
Freehold or condominium
Ranchlands’ 243 freehold townhouses were built from 1976 to 1979. Each one stands on its own titled lot, with no condominium corporation, on Ranchview Court NW, Ranchview Drive NW, Ranchlands Road NW, Ranchlands Way NW, Ranchero Road NW or Ranchlands Place NW. The 264 half-duplexes are each on their own title too.
The condominium townhouses number 439 units in six complexes from 1978 to 1982: two on Ranchview Drive NW, one on Storybook Terrace and Storybook Gardens NW, one on Range Gardens NW, one on Ranch Estates Place NW, and one split between Ranchlands Boulevard NW and Ranchview Road NW. Among the townhouses that sold in the twelve months to August 2026, those with a condo fee paid a typical $454 a month.
A freehold owner pays no condo fee, and with no residents association or homeowners association fee anywhere in Ranchlands, nothing takes its place. The roof, siding, windows and fence are the owners’ to repair instead, so ask when each was last done. The title says which kind of townhouse you’re buying. How a condo fee differs from an association fee registered on a title is laid out in the post on the charges Calgary buyers call an HOA fee.
Apartments, rentals and what is new
Apartments are a small part of the market. The only homes built in Ranchlands after 1993 are in one four-storey apartment condominium on Ranchview Drive NW, with 56 units, which the City lists as completed in 2010. The City also lists ten rental townhouse complexes and a townhouse co-operative in the community.
No new detached house has had a City building permit here since mid-1999. From January 2024 to the start of October 2026, none of the development permit applications in Ranchlands proposed a new townhouse, semi-detached home, duplex or apartment building.
When Council’s repeal of citywide rezoning came into force on August 4, 2026, most of the lots rezoned in 2024 went back to their earlier districts. On the City’s current zoning map, most of Ranchlands’ residential land is R-C1, the district for single detached houses, or R-C2, which allows semi-detached homes and duplexes as well. Before you count on a suite or an addition, look up the parcel itself on the City’s map.

Getting around
Ranchlands Boulevard NW is the main road. It comes in from John Laurie Boulevard and from Nose Hill Drive and loops through the community. Ranchview Drive NW, Ranch Estates Drive NW, Ranchero Drive NW and Range Drive NW are the other through roads inside.
No CTrain station, MAX stop or BRT stop is inside Ranchlands or on its edge. Three regular bus routes run through, and each one reaches a CTrain station. Route 97 South Ranchlands/Scenic Acres uses Ranchlands Boulevard and Ranchview Drive every day of the week and runs to Crowfoot Station. Route 113 North Ranchlands/Scenic Acres covers Ranchview Drive and Ranchero Drive on weekdays only, also to Crowfoot. Route 76 Hawkwood crosses on Ranchview Drive and Ranchlands Boulevard every day, between Crowfoot Station and Dalhousie Station. Crowfoot Station is in the Crowchild Trail median, in Scenic Acres.
Weekday school routes to St. Francis and St. Jean Brebeuf also stop here, one trip each school day.
Getting to the University of Calgary takes 13 minutes by car from the middle of Ranchlands with no traffic, as of October 2026. Allow 15 minutes for Foothills Medical Centre, 23 minutes for the Municipal Building downtown and 24 minutes for Calgary International Airport. Rush hour makes all four longer.

Schools
Each board’s pathway for Ranchlands begins on Ranchlands Park, the block with the community hall. Ranchlands School and St. Rita School both stand there, and every address in Ranchlands starts at one or the other, depending on the board.
As CBE publishes it in October 2026, a Ranchlands child spends kindergarten to grade 6 at Ranchlands School, 610 Ranchlands Blvd NW. Junior high, grades 7 to 9, is over Sarcee Trail in Dalhousie, at H.D. Cartwright School (5500 Dalhart Rd NW). For senior high, grades 10 to 12, students go to Robert Thirsk High School on the Arbour Lake side of Nose Hill Drive, at 8777 Nose Hill Dr NW.
The Catholic pathway, as CSSD publishes it in October 2026, runs from St. Rita School, 7811 Ranchview Drive NW, for kindergarten to grade 6, to St. Jean Brebeuf School for grades 7 to 9, which is in Brentwood at 5030 Northland Drive NW. For grades 10 to 12 the school is St. Francis High School in Collingwood (877 Northmount Drive NW), and CSSD lists no option. Its 2027-2028 high school boundaries do not move Ranchlands from St. Francis.
Every street in Ranchlands gets the same answer from each board. A board can move a designation for a later school year, so before your conditions come off, check the address in both CBE’s Find a School and the CSSD school finder. For how Calgary’s attendance areas and choice programmes work, see the schools resource.

Frequently asked questions
What do homes sell for in Ranchlands?
A detached house and a townhouse are different markets here. In the twelve months to August 2026, 49 detached houses sold for a typical $580,000, from $448,000 to $1,045,000, and 36 townhouses for a typical $356,950, from $230,000 to $450,000. The townhouses that carried a condo fee had a typical fee of $454 a month. Nine semi-detached homes and two apartments sold as well. All 96 sales together came to a typical $485,000, with the middle half between $373,000 and $587,500. A home valuation gives the figure for a single house.
Is there an association fee on a Ranchlands home?
Not on the freehold rows. Each freehold townhouse is its own titled lot, outside any condo corporation, so it pays no condo fee, and Ranchlands has no residents association or homeowners association fee. A condominium townhouse or apartment is different: it pays a monthly condo fee set by its corporation, and the townhouses that sold with one in the twelve months to August 2026 paid a typical $454 a month. A resident membership in the Ranchlands Community Association is optional, at $20 a year.
Are the townhouses in Ranchlands condominiums?
Some are and some aren’t. The City counts 439 condominium townhouse units in six complexes, on Ranchview Drive NW, Storybook Terrace NW and Storybook Gardens NW, Range Gardens NW, Ranch Estates Place NW, and Ranchlands Boulevard NW with Ranchview Road NW. Another 243 townhouses are freehold lots with no condo corporation, on Ranchview Court NW, Ranchview Drive NW, Ranchlands Road NW, Ranchlands Way NW, Ranchero Road NW and Ranchlands Place NW. The 264 half-duplexes are each on their own title. The title of the home you’re looking at tells you which it is.
Which schools serve Ranchlands?
Both boards send all of Ranchlands to one set of schools, and the two elementary schools are inside the community. In the public system, as CBE publishes it in October 2026, a child begins at Ranchlands School, changes to H.D. Cartwright School in Dalhousie for grade 7 and ends at Robert Thirsk High School in Arbour Lake. In the Catholic system, as CSSD publishes it in October 2026, a child begins at St. Rita School in Ranchlands, changes to St. Jean Brebeuf School in Brentwood for grade 7 and ends at St. Francis High School in Collingwood, and CSSD’s boundaries for 2027-2028 don’t change that last one.
What are the Ranchlands hills?
They are four City park sites that were kept in their natural state when Ranchlands was subdivided in 1976. The City’s heritage inventory describes the ground as “Knob and Kettle” glaciated terrain with “native rough fescue grassland and aspen parkland vegetation”, and counts the hill parks as the first case in Calgary of natural land kept as municipal reserve in a new subdivision. They are on that inventory but are not a designated historic resource. Three of the City’s off-leash areas are on the hill land, and none is fully fenced.
Is there a CTrain station in Ranchlands?
No. There is no CTrain station, MAX stop or BRT stop inside Ranchlands or on its edge. Route 97 South Ranchlands/Scenic Acres runs every day to Crowfoot Station, Route 113 North Ranchlands/Scenic Acres runs to Crowfoot Station on weekdays only, and Route 76 Hawkwood runs every day between Crowfoot Station and Dalhousie Station. Crowfoot Station is in the Crowchild Trail median, in Scenic Acres.
Is there a grocery store or a community hall in Ranchlands?
A hall, yes. A supermarket, no. The Ranchlands Community Association’s hall is at 7713 Ranchview Dr NW, on the central park block with the outdoor rink and the tennis courts. The shops inside are three small strips, two on Ranchlands Boulevard NW and one on Ranchview Drive NW, with pharmacies, restaurants and a liquor store, and a gas bar has its own lot on Ranchview Drive NW. For groceries, there is a Co-op and a Safeway at Crowfoot, in Arbour Lake, and another Co-op and Safeway in Dalhousie.
How old are the homes in Ranchlands?
Almost all of them were built from 1976 to 1984, and 1979 is the typical year. The detached houses and the townhouses that sold in the twelve months to August 2026 were both typically 1979 builds. The only homes built after 1993 are in one four-storey apartment condominium on Ranchview Drive NW, with 56 units, which the City lists as completed in 2010.
