Overview

Silver Springs runs from Crowchild Trail down to the Bow River. Crowchild Trail NW follows its north-east edge, with Ranchlands on the other side. The river is the south edge, with Bowness across the water. On the west, Nose Hill Drive NW and then 85 Street NW separate it from Scenic Acres. The east side starts as Silver Springs Gate NW, with Varsity beyond, and further south the line cuts through Bowmont Park to the river with no road on it. Dalhousie and Arbour Lake touch the two northern corners. The community is in Ward 1, and almost every street name begins with Silver.

In the twelve months to August 2026, 83 homes sold here. Detached houses were 55 of them, 66.3%, at a typical $795,000, and half those houses sold within 14 days. There were also 18 row and townhouse sales at a typical $454,250, plus 9 semi-detached homes and 1 full duplex. No apartment sold.

There is no residents association or homeowners association fee in Silver Springs, and the community is not on the City’s special landscaping tax. The community association is optional.

David’s take

The vibe

Built out in about eight years

The City’s population counts show 1,731 people in Silver Springs in 1974 and 10,043 by 1980, and the peak came in 1982, at 10,510. The first streets went in at the south-east, around Silverview and Silverdale, and building moved north toward Silvergrove and Silverstone by Crowchild Trail.

The 2021 census put 82% of the community’s homes in the 1961 to 1980 building era, against 26% for Calgary. It counted 8,570 people living in Silver Springs that year.

The people who live here

At the 2021 census, residents aged 65 and over made up 22% of Silver Springs, where Calgary’s share was 13%. Median household income was $106,000, next to $98,000 citywide. Most households, 82%, owned rather than rented (Calgary: 69%). Among owners, 48% had a mortgage, under Calgary’s 65%. And 72% of residents had not moved in the five years before the census, compared with 58% of Calgarians.

No homeowners association fee and no landscaping tax

Scenic Acres owners, on the other side of Nose Hill Drive, pay a City of Calgary special tax for enhanced landscaping, $66.83 for 2026. Silver Springs is not on that tax, and it has no residents or homeowners association fee either.

The Silver Springs Community Association is optional. A membership costs $30 a year for a Silver Springs family and $20 for a senior (55+), and the membership year runs September 1 to August 31. The association says membership helps pay for maintaining and flooding four community skating rinks each winter, its edible garden and a year-round bike and scooter track.

A townhouse owner pays a condo fee to the condo corporation, and that is separate from all of this. On any Silver Springs purchase, have your lawyer read the title, and the condo documents where there are some.

Bowmont Park and the river

Most of Bowmont Park lies inside Silver Springs, with a smaller piece in Varsity. The City describes it as “a large natural environment park that lies along the northern bank of the Bow River” and puts it at about 164 hectares, and says the name joins Bowness and Montgomery. In the City’s words, the park has “a steep cliff face that illustrates several chapters of the city’s geological history,” a formation called tufa, and “a three-metre-high waterfall.”

A regional pathway runs through Silver Springs, and part of it carries both the Greenway and the Trans Canada Trail. The CP main line follows the river through the park. Most of the City’s off-leash space in Bowmont is inside Silver Springs, and some of those areas are fenced along the train tracks. There is another off-leash area on the botanical gardens’ land, fenced only in part and open along Silver Springs Gate.

The Botanical Gardens of Silver Springs

The Botanical Gardens of Silver Springs are inside the community, on City park land, and volunteers run them through the Botanical Gardens of Silver Springs Society. The society describes “30 gardens and 8 forested areas” and a collection of “over 400 hardy roses.”

The association’s pool and hall

The community association’s site is at 5720 Silver Ridge Dr NW, and it includes an outdoor pool. The association lists it as 33 metres long, with a 1-metre board and a 3-metre platform, and says it reopens in 2027. The hall has a main room for up to 175 people and a commercial kitchen. The association’s edible garden has 36 boxes that members can rent by the season.

Silver Springs has nine ball diamonds and eight soccer fields, along with four tennis courts and one basketball court.

Shopping on Silver Springs Boulevard

The centre at 5720 Silver Springs Bv NW has a pharmacy, a Dollarama, a Value Village, a small grocer, an animal hospital, a pub and several places to eat. The strip at 8060 Silver Springs Bv NW has a Shoppers Drug Mart, a liquor store, a convenience store, a veterinary clinic and more restaurants. Fire Station 21 is on Silvergrove Drive, and St. Peter’s Catholic Church is there too.

Libraries, arenas and indoor pools are all outside the community. Arbour Lake has the Crowfoot Library and the Melcor YMCA at Crowfoot, and the Bowness Library is across the river in Bowness. Crowchild Twin Arena is next door in Scenic Acres, and the Shouldice Aquatic Centre is in Montgomery.

Housing stock

The 2021 census counted 71% of Silver Springs’ occupied homes as single-detached (Calgary: 55%) and 14% as row houses (Calgary: 10%). Over the twelve months to August 2026, detached houses were 55 of the 83 sales, 66.3%. The typical home that sold was built in 1976, and the typical detached house in 1974. A detached lot here is typically about 6,000 square feet.

Half-duplexes are on 54 Avenue NW, Silverdale Place, Silver Mead Road and Close, the first block of Silver Springs Drive, parts of Silver Springs Road and Silvergrove Road, 62 Avenue NW and Silver Creek Mews. Townhouse complexes are on Silver Crest Drive, Silver Springs Drive, Silvercreek Close, Silverdale Drive, Silver Springs Road, Silvergrove Close and Silvergrove Hill. The townhouse block at 8485 64 Avenue NW went up in 2018 and 2019, and it is the one piece of attached housing here built after 2000.

The apartments are two rental buildings, 152 Silvergrove Dr NW and 145 Silverthorn Rd NW, with 240 units between them.

Between January 2024 and early September 2026, the City received 9 development permit applications for backyard suites in Silver Springs and one for a rowhouse building.

Inside the community, Silver Springs Boulevard is the main road. The other main streets include Silvergrove Drive, Silver Springs Road and Silver Ridge Drive.

Route 120 Silver Springs is the main link to the CTrain.
