Overview
Buying in Brentwood means choosing between two kinds of home. The first is a detached house from the 1960s, on streets whose names mostly begin with B. The second is an apartment in one of the condominium towers that went up beside Brentwood Station in the 2010s. Over the twelve months to August 2026, the houses sold at a typical $723,000 (66 sales) and the apartments at a typical $298,000 (29 sales). No semi-detached home and no townhouse sold at all.
They sell at different speeds too: half the houses sold within 18 days, and half the apartments within 50. A price or selling time taken across all of Brentwood, the $622,870 average and the 42-day average included, mixes houses with apartments, so it won’t tell you what either one did.
Brentwood is in Ward 4, and every address in it ends in NW. Crowchild Trail runs along its south-west side and John Laurie Boulevard along the north, with Nose Hill Park on the far side of John Laurie. In the middle of the community, a high school, a library, a City pool and the arena the community association runs share one block.
Brentwood’s public elementary designation is split between two schools inside the community, and 52 Avenue NW is the line between them.
David’s take
The vibe
Streets that start with B
The City’s station-area plan says Brentwood “was established as a new community in 1960,” and describes it as “primarily comprised of bungalows on wide lots.” The oldest houses here date from 1959, and half of the detached houses standing today were built by 1962. Building started in the south-east and moved toward the north-west, finishing with the Brenner streets and Breton Close by John Laurie Boulevard and Shaganappi Trail in 1971 and 1972. The land itself was annexed in stages between 1953 and 1961.
Most of Brentwood’s street names begin with B. Barrett, Blakiston, Boulton, Brisebois and Bulyea are among them.
Brentwood had 9,086 people in 1969, the highest figure in the City’s counts, which begin in 1968. The 2021 census counted 7,410.
The towers by the station
Nearly all of Brentwood’s condominium apartments are in four towers on Brentwood Road NW and Brentwood Common NW, beside Brentwood Village and the station. Together the four hold 707 units. The first two towers were completed in 2013 and the second two, which City permits name University City North, in 2015. Twenty condominium townhouses sit at the base of that second pair.
Two newer apartment developments are rentals. City building permits put them at 164 units at 50 Brentwood Common NW, completed in 2020, and 229 units at 5045 and 5055 Northland Drive NW, completed in 2023 and 2024. An older strip of low-rise apartment buildings from the 1960s runs along Brentwood Boulevard NW and Blakiston Drive NW, beside Blakiston Park.
Who lives here
The 2021 census counts the detached streets and the station towers together, and the two pull its figures in opposite directions. Owners were 56% of households and renters 44%, against 69% and 31% across Calgary. Median household income in 2020 was $85,000 (Calgary: $98,000). Residents in their twenties made up 24% of Brentwood, where the citywide share was 13%, and 14% were 65 or older (Calgary: 13%).
Among owners, 45% had a mortgage, well under Calgary’s 65%. In 2021, 49% of residents had been at their address for at least five years, against 58% across Calgary. For the trip to work, 14% took transit and 7% walked, against 9% and 4% citywide.
One block in the middle
Sir Winston Churchill High School, Captain John Palliser School and St. Jean Brebeuf School share one large block in the middle of Brentwood. So do three public buildings on Northmount Drive NW. The Sir Winston Churchill Aquatic & Recreation Centre, at 1520, is City-run, with a six-lane 25-metre pool, a dive tank, a hot tub, a steam room and a weight room. Nose Hill Library is at 1530. The Brentwood Sportsplex, at 1520B, is run by the Brentwood Community Association: an arena, with a banquet hall upstairs and meeting rooms. The City has four tennis courts on the same block.
Brentwood Village, the Co-op and Northland
Brentwood Village, at 3630 Brentwood Rd NW, has a FreshCo, a London Drugs, a HomeSense and a Dollarama. The Calgary Co-op and its gas bar are at 4122 Brentwood Rd NW. In the west, along Northland Drive NW, Northland Village and the stores beside it include a Walmart, a Best Buy, a Winners, the Italian Centre Shop and a GoodLife Fitness. Smaller strips sit on 52 Avenue NW and on Northmount Drive at Brisebois Drive.
What the station-area plan covers
The Brentwood Station Area Redevelopment Plan, approved by Council in 2009 and amended in March 2025, governs development on the land around the station. It names the Co-op lands and the Brentwood shopping centre among its “Areas of Change,” and lists the established residential communities around the station as “Areas of Stability.” Northland Village is handled separately, under its own direct control bylaw.
On the house streets, the applications are for suites and small buildings. Thirteen applications for backyard suites reached the City from Brentwood between January 2024 and late September 2026, along with six for a rowhouse or townhouse building with suites on a lot that had held one house. As of early October 2026, two of those six had an appeal pending.
Nose Hill Park and the parks inside
Nose Hill Park is across John Laurie Boulevard NW from Brentwood’s north edge. The City calls it “a natural environment park,” created in 1980, and gives its area as 1,129 hectares.
Inside Brentwood, Blakiston Park is the City park beside the towers. The City has two off-leash areas here, one in the strip along John Laurie Boulevard, partly fenced on the boulevard side, and one on Barrett Drive NW. The community association calls the natural area off Brenner Drive and Barrett Drive Whispering Woods.
Housing stock
The City’s 2026 property assessments show 1,979 detached houses in Brentwood and 707 condominium apartments in the four towers. They show no semi-detached home at all, and 20 condominium townhouse units. A townhouse complex at 3600 Brenner Drive NW, built in 1978, is held on a single title, so its homes aren’t sold one at a time. That’s why a Brentwood search turns up houses and apartments and very little in between.
The typical detached lot is 5,606 square feet. Most houses are original to the 1960s, and 31 were built in 2008 or later. Detached houses were 66 of the 95 sales in the twelve months to August 2026, or 69.5%.
The one monthly fee in Brentwood is a condo fee. It goes with a condominium unit, whether an apartment or one of the 20 townhouses, and never with a detached house. The 29 apartments that sold in the twelve months to August 2026 came with a typical condo fee of $479 a month, paid to the building’s condo corporation. If a listing site shows an “HOA fee” on a Brentwood apartment, that’s the condo fee under another label.
The Brentwood Community Association sells memberships for a year at a time, May 1 to April 30, and joining is optional. Its page lists a family membership at $35, a 55+ couple membership at $25 and an individual adult membership at $12.50. Beyond that, Brentwood has no residents association or homeowners association fee.
Your lawyer still goes through the title on any Brentwood purchase, and through the condo documents too when the home is a condominium unit. If you want to know what your lawyer is looking for there, the Calgary HOA fees post walks through it.
| Type | Median sale price | Sales |
|---|---|---|
| Detached | $721,000 | 59 |
| Apartment | $276,000 | 26 |
| All home types | $680,077 | 86 |
Recent sales
The 66 detached houses that sold in the twelve months to August 2026 went for a typical $723,000, from $555,000 to $1,565,000. Half sold within 18 days, and the typical one was built in 1962.
The 29 apartments went for a typical $298,000, from $230,000 to $389,000. Half sold within 50 days, the typical one was built in 2014, and the typical condo fee was $479 a month.
No apartment sold for more than $389,000, and no house for less than $555,000.
Put all 95 sales in one pile and the typical price comes out at $680,154, with the middle half between $333,000 and $754,000. The average is $622,870, which is $57,284 lower, because 29 apartments are averaged in with 66 houses. None of those figures tells you what houses sold for or what apartments sold for, so use the figures for the type you’re buying. The same goes for how long a sale took and how close it came to the asking price: across all 95 sales, half sold within 30 days, the average was 42 days, and the typical sale closed at 97.59% of its asking price.
A home valuation will put a number on your own address. If you’re buying, the buyer’s guide covers financing, offers and conditions in Calgary.
Getting around
Three major roads form the south-west, north-west and north sides. Crowchild Trail NW is the south-west edge, with Varsity across it. Shaganappi Trail NW is the north-west edge, facing Dalhousie, and John Laurie Boulevard NW is the north edge, facing Nose Hill Park. The east side is three streets in turn, Brisebois Drive NW in the north, then Capri Avenue NW, then Charleswood Drive NW, and the community of Charleswood is across all three. Northland Drive and Northmount Drive run through Brentwood.
Brentwood Station is in the median of Crowchild Trail on the community’s south-west edge, reached by a pedestrian bridge from the Brentwood Village side. The bus loop and the park-and-ride are across Crowchild Trail. The station is on the Red Line, and MAX Orange starts there. There is also a pedestrian bridge over Crowchild Trail at 32 Avenue NW, into Varsity, and one over Shaganappi Trail, into Dalhousie.
Several bus routes stop inside Brentwood. Route 105 Dalhousie Station/Lions Park Station runs along Northmount Drive and Northland Drive. Route 8 North Pointe Terminal/Foothills Medical Centre uses Northmount Drive, Northland Drive and Brisebois Drive, and Route 9 Dalhousie Station/Chinook Station uses 52 Avenue, Brisebois Drive and Brentwood Road. Route 82 Nolan Hill stops on Northland Drive, Northmount Drive and Brentwood Road. Routes 20 and 38 stop on Charleswood Drive, and Routes 53 and 65 also have stops here.
Of four drives measured from the middle of Brentwood in October 2026, without traffic, the University of Calgary was the closest, at 4.5 kilometres and 8 minutes. Foothills Medical Centre was 5.6 kilometres and 10 minutes. The Municipal Building downtown, at 11.5 kilometres, and Calgary International Airport, at 17.2, each took 18 minutes. Those times leave traffic out, so drive your own everyday trip from the house on a weekday and go by what you get.
| Downtown | 18 min |
|---|---|
| University of Calgary | 8 min |
| Foothills Hospital | 10 min |
| Airport (YYC) | 18 min |
Schools
Which public elementary school a Brentwood home is designated to depends on the street. Every other school, on both boards, is the same for the whole community.
52 Avenue NW is the line. As CBE publishes it in October 2026, homes north of it are designated to Dr. E.W. Coffin School, at 5615 Barrett Dr NW. That takes in all of Bannerman Drive, Barrett Drive, Barrett Place, Beaver Road, Benton Drive, Brenner Crescent, Brenner Drive, Brenner Place, Breton Bay, Breton Close and Breton Place, the north (even-numbered) side of 52 Avenue itself, and 5327 to 5363 Brisebois Drive NW.
The land west of Northland Drive NW, which CBE calls Northland Village, is also Dr. E.W. Coffin’s. The only homes there are the rental apartment buildings completed in 2023 and 2024.
The rest of Brentwood, the south (odd-numbered) side of 52 Avenue included, is designated to Captain John Palliser School, at 1484 Northmount Dr NW. Both schools are kindergarten to grade 6 and both are inside Brentwood. If you’re buying on 52 Avenue or near Northland Drive, confirm the address with CBE.
From there every Brentwood address goes to Simon Fraser School, 5215 33 St NW, for grades 7 to 9, and Sir Winston Churchill High School, 5220 Northland Dr NW, for grades 10 to 12. Both are inside the community too.
Under its 2026-2029 accommodation plan, CBE has put Captain John Palliser School and Dr. E.W. Coffin School in one project to balance enrolment, and its June 2026 letters to both school communities say “No decisions have been made.”
As CSSD publishes it in October 2026, Catholic students start at Mother Mary Greene School, 115 Edenwold Drive NW in Edgemont, which runs from kindergarten to grade 6. They move to St. Jean Brebeuf School, 5030 Northland Drive NW, inside Brentwood, for grades 7 to 9, and to St. Francis High School, 877 Northmount Drive NW in Collingwood, for grades 10 to 12. When CSSD’s new high school boundaries start in 2027-2028, Brentwood is still a St. Francis address.
Neither Brentwood School nor St. Luke School is a designated school for the community it sits in. Brentwood School is a CBE Traditional Learning Centre, with entry by lottery, and St. Luke School is a CSSD French Immersion school. Captain John Palliser School also runs a Montessori programme, which families apply to.
Both boards have an address lookup, CBE’s Find a School tool and the CSSD school finder. Use them before your conditions come off. The schools resource explains designations and programmes of choice across Calgary.

Frequently asked questions
What do homes sell for in Brentwood?
It depends which of Brentwood’s two markets you mean, because their prices don’t overlap. Over the twelve months to August 2026, the 66 detached houses that sold went for a typical $723,000, between $555,000 and $1,565,000, and half of them sold within 18 days. The 29 apartments went for a typical $298,000, between $230,000 and $389,000. Half of those sold within 50 days, and their typical condo fee was $479 a month. No semi-detached home or townhouse sold. A home valuation will put a number on your own address.
Does Brentwood have a homeowners association fee?
No. Brentwood has no residents association or homeowners association fee. The monthly fee you’ll see here is a condo fee, and it applies to condominium units, not to houses. For the apartments sold in the twelve months to August 2026 it was typically $479 a month, paid to the building’s condo corporation. A listing site that shows an “HOA fee” on a Brentwood apartment is showing that condo fee. Joining the Brentwood Community Association is optional, and its page lists a family membership at $35. Your lawyer goes through the title on any purchase, and through the condo documents as well on a condominium unit.
Is Brentwood Station inside Brentwood?
It sits on the community’s edge. Brentwood Station is in the median of Crowchild Trail on the south-west side of Brentwood, reached by a pedestrian bridge from the Brentwood Village side. The bus loop and the park-and-ride are across Crowchild Trail, on the Varsity side. The station is on the Red Line, and MAX Orange starts there.
Which schools is a Brentwood address designated to?
The elementary school depends on the street. As CBE publishes it in October 2026, homes north of 52 Avenue NW, the north side of 52 Avenue included, and the rental apartments west of Northland Drive NW are designated to Dr. E.W. Coffin School, and the rest of Brentwood to Captain John Palliser School. Both are kindergarten to grade 6 and both are inside the community. Every Brentwood address then goes to Simon Fraser School for grades 7 to 9 and Sir Winston Churchill High School for grades 10 to 12, also inside Brentwood. On the Catholic side, as CSSD publishes it in October 2026, the schools are Mother Mary Greene School in Edgemont (kindergarten to grade 6), St. Jean Brebeuf School inside Brentwood (grades 7 to 9) and St. Francis High School in Collingwood (grades 10 to 12). Brentwood is still with St. Francis in the high school boundaries CSSD has set for 2027-2028. Under its 2026-2029 accommodation plan, CBE has put the two elementary schools in one project to balance enrolment, and CBE says no decision has been made. CBE’s Find a School tool and the CSSD school finder will confirm any single address.
Are there townhouses or semi-detached homes in Brentwood?
Very few that you can buy. The City’s 2026 property assessments show no semi-detached home in Brentwood and 20 condominium townhouse units, on Brentwood Common NW beside the towers. The townhouse complex at 3600 Brenner Drive NW is held on a single title, so its homes aren’t sold one at a time. No semi-detached home or townhouse sold in the twelve months to August 2026.
Can more towers be built near Brentwood Station?
The City’s plan for the station area allows for it. The Brentwood Station Area Redevelopment Plan, approved in 2009 and amended in March 2025, sets maximum building heights in zones from 14 metres to 90 metres, and says the tallest towers “may be up to 90 metres in height.” Those are maximums, not a schedule of what will be built. The plan also names the established residential communities around the station as areas whose character, in its words, “will remain the same.” If you’re buying a house near the station, read the plan’s maps for your block.
Is Nose Hill Park in Brentwood?
No. Nose Hill Park is on the far side of John Laurie Boulevard NW, which is Brentwood’s north edge. The City describes it as a natural environment park of 1,129 hectares. Nose Hill Library is a different thing: it’s on Northmount Drive NW in the middle of Brentwood, on the same block as the City pool and Sir Winston Churchill High School. Inside Brentwood, the City has two off-leash areas, one along John Laurie Boulevard and one on Barrett Drive NW.
