Overview

Marlborough Mall fills the south-west corner of Marlborough, and Marlborough Station, on the Blue Line, sits in the middle of 36 Street NE on its west edge. The rest is a NE Calgary community of houses built almost entirely between 1967 and 1975.

The community runs from 16 Avenue NE, the Trans-Canada Highway, south to Memorial Drive E, and from 36 Street NE east to 52 Street NE. Rundle is north across the highway, Forest Heights south across Memorial Drive E and the Franklin industrial area west across 36 Street NE. Marlborough Park, a separate community, is east of 52 Street NE. Marlborough’s addresses are NE.

Calgary annexed the land in 1961, and the first houses went up in 1967. The residential streets nearly all start with Mar, from Marbank and Maryvale to Marlyn and Marcombe.

Detached houses made up 72 of the 86 homes sold in the twelve months to August 2026 (83.7%), at a typical $514,000. The rest were seven townhouses and seven semi-detached homes.

Inside are four school buildings, the community hall and an off-leash strip along 16 Avenue NE. A library, a leisure centre and a fire station are all outside.

David’s take

The vibe

A community that filled in fast

Building started in 1967, and the City counted 97 residents the next year. The busiest years were 1971 to 1973, and by 1974 the count had passed 8,000. It peaked at 10,025 people in 1982. The 2021 census counted 8,910 people living in 3,060 households.

In the 2021 census, 76% of Marlborough’s occupied homes were built between 1961 and 1980, where Calgary’s share for those years was 26%. A later group of houses on Marlyn Way NE, 14 Avenue NE and the streets near them in the north-west corner dates from the late 1980s, and there have been just two new houses since 1989.

Its own association and hall

The Calgary Marlborough Community Association has been a registered society since April 10, 1970, and it covers the area inside Marlborough’s four boundary roads, not Marlborough Park. Its building is the Calgary Marlborough Community Centre, 636 Marlborough Way NE, where the association lists a main hall seating up to 400, an upper hall, a lounge with pool tables and darts, an activity room and a meeting room.

A family membership is $20 a year and a single one $10. Membership is optional, and you can buy it online, by phone or at the office. The association’s programme list runs from tai chi and chair yoga to Taekwon-Do and pickleball, and in its own words its programs “are open to all.”

Shopping on its own corner

Marlborough Mall takes up the south-west corner, at 36 Street NE and Memorial Drive E. As of October 2026 its tenants included a Walmart, a Shoppers Drug Mart, a Dollarama, a Best Buy Express, a butcher shop and a run of restaurants and services. Smaller strips sit on 36 Street NE, on Memorial Drive E and along Marlborough Drive NE, with pharmacies, liquor stores, restaurants and small grocers.

For a supermarket, FreshCo and T&T Supermarket are across 36 Street NE in Franklin, and the Real Canadian Superstore is on 20 Avenue NE in Sunridge.

Parks around the schools

Most of the open space is beside the schools and the hall. The largest City park site is the one shared by St. Mark School and Bob Edwards School, with tennis courts, and the association’s site beside the hall has a toboggan hill. Ten park sites have playgrounds, and the City lists soccer fields and ball diamonds across the community.

Along the north edge, an off-leash area fills the green strip that buffers the houses from 16 Avenue NE, partly fenced on the highway side. Marlborough sits on flat ground, with no creek or pond inside its four roads.

A library, a pool or a leisure centre means a trip out. The leisure centre and library at Village Square are in Pineridge, the Forest Lawn library and Bob Bahan Aquatic & Fitness Centre are in Forest Lawn, and Fire Station 12 is across Memorial Drive E in Forest Heights. Peter Lougheed Centre, the hospital on 26 Avenue NE, is in Sunridge.

Who lives here

The average household in the 2021 census was 2.9 people, against 2.6 across Calgary, and households of five or more were 18% of the total, against 10% citywide. Residents 65 and older were 17% of the community, where the citywide figure was 13%.

Owners made up 65% of households (Calgary: 69%), and 14% of commuters took transit to work, against 9% citywide.

The north-west corner and the airport map

The City publishes Noise Exposure Forecast Contours for the land around Calgary International Airport. On that map, the NEF 25 contour reaches into Marlborough’s north-west corner, the part closest to 36 Street NE and 16 Avenue NE, and covers about 9% of the community’s land. No higher contour reaches Marlborough, and the rest of it is outside the contours altogether. A buyer looking at a house in that corner should find the lot on the City’s map.

Housing stock

Of the 2,575 residential properties in the City’s 2026 assessments, 2,253 are detached houses (87.5%), on a typical lot of 5,031 square feet. Single-detached houses made up 63% of occupied homes in the 2021 census, against 55% across Calgary. Much of the community has back lanes.

The attached homes are a small part of the stock. There are 122 half-duplexes, built from 1970 to 1975, each half on a title of its own, most of them on 40 Street NE, Marbank Drive NE, Marbank Place NE and Marcombe Drive NE. The 193 condominium townhouse units are in two plans, one from 1975 on Marlborough Way NE and 40 Street NE, and one from 1978 on 38 Street NE. A large rental complex of low-rise apartment buildings and townhouses on Marlborough Drive NE dates from 1976.

Suites in the houses

In the 2021 census, 16% of occupied homes here fell in the census category “apartment or flat in a duplex”, which takes in a suite inside a house, against 4% across Calgary.

A suite like that is part of the house, not a condominium unit, so it brings no condo fee and no condo corporation with it. Marlborough has no residents association or homeowners association fee either, so a house, with or without a suite, carries neither charge.

A condominium townhouse is different: its owner pays a monthly condo fee to the corporation, and the condo documents set out what the fee covers and what the reserve fund holds. Before you firm up, your lawyer reads the title, and on a townhouse the condo documents with it. Which monthly charge is which gets its own explanation in what Calgary buyers call HOA fees.

In the census, 8% of occupied homes here needed major repairs, against 5% across Calgary.

Recent sales

Over the twelve months to August 2026, Marlborough’s 72 detached sales came in at a typical $514,000, in a range from $380,000 to $695,000. Half of them sold within 25 days, and a typical one dated from 1971.

Seven townhouses and seven semi-detached homes also changed hands, too few of either to put a price on.

All 86 sales together had a typical price of $496,500, with the middle half between $425,000 and $565,000. Half of the homes sold within 27 days, and a typical seller came away with 97.19% of the list price. The full range ran from $185,000 to $695,000. That $185,000 came from one of the types with too few sales to price, so it says little about the cost of a house here. For a detached house, the range to read is $380,000 to $695,000.

Across 52 Street NE in Marlborough Park, the twelve months to August 2026 saw detached houses sell at a typical $565,000, against $514,000 in Marlborough, and half of them went within 20 days, against 25 here. Taking every sale, the two typical prices were about the same: $495,000 in Marlborough Park and $496,500 in Marlborough.

If you own here, the community figures are background, and a home valuation starts with your own house. A buyer can read how an Alberta offer and its conditions work in the buyer’s guide.

Getting around

Four major roads frame the community. 16 Avenue NE is the Trans-Canada Highway along the north side, 36 Street NE and 52 Street NE are the west and east sides, and Memorial Drive E runs along the south side. Inside, Marbank Drive NE, Marlborough Drive NE, Maryvale Drive NE and Marlborough Way NE are the main streets, and the residential streets branch off them.

Marlborough Station, on the Blue Line, in the middle of 36 Street NE, marks the community’s west edge. Trains toward Saddletowne leave from the platform on the Marlborough side, and the platform for trains into downtown is across, in Franklin. A bus loop on Marlborough Drive NE serves the station.

Route 42 Marlborough runs along Marbank Drive NE, and Route 127 Maryvale/Franklin Industrial crosses the south half on Maryvale Drive NE. Route 43 36 Street East runs up 36 Street NE, and Route 67 Memorial Dr E follows Memorial Drive E and Marlborough Way NE. Routes 23, 49, 58, 87 and 135 also stop inside the community.

The drive to the Municipal Building downtown takes 14 minutes with the roads clear, from the middle of the community, as of October 2026. Foothills Medical Centre takes 21 minutes on the same terms, Calgary International Airport 17 and the University of Calgary 24.

Downtown 14 min
University of Calgary 24 min
Foothills Hospital 21 min
Airport (YYC) 17 min

Schools

No street in Marlborough is split between schools on either board, though a few homes on 52 Street NE and with a Memorial Drive NE address sit right at the edge of other schools’ areas and are worth confirming with CBE. Half of the six designated schools are inside the community.

CBE’s designations, as it publishes them in October 2026, send every child to Marlborough School, 4711 Maryvale Dr NE, from kindergarten to grade 5, and to Bob Edwards School, 4424 Marlborough Dr NE, from grade 6 to 9. Both are in Marlborough. Senior high, grades 10 to 12, is south of Memorial Drive E, at Forest Lawn High School, which stands at 1304 44 St SE in Forest Lawn. Bob Edwards also runs French Immersion for grades 7 to 9, which is a choice programme on top of its regular one.

Chris Akkerman School, on Marbank Drive NE, is in Marlborough too, but it runs CBE’s Traditional Learning Centre, a choice programme for the whole city, so it is not the school a Marlborough address is designated to.

On the Catholic side, CSSD’s list as published in October 2026 starts Marlborough children at St. Mark School, 4589 Marbank Drive NE in Marlborough, from kindergarten through grade 6. For grades 7 to 9 the designation is St. Martha School, over 52 Street NE in Marlborough Park at 6020 4 Avenue NE, and senior high is Father Lacombe High School on Radcliffe Drive SE (number 3615), in Albert Park/Radisson Heights. CSSD’s 2027-2028 high school boundaries keep Marlborough with Father Lacombe.

CSSD’s 2026-2027 enrolment information makes one exception for this school year: a student new to grades 7 to 9 who lives in St. Martha’s attendance area goes to Holy Cross School instead for 2026-27. Holy Cross is in Dover, at 3719 26 Avenue SE, and St. Martha stays the designated school on CSSD’s list.

Designations can be redrawn, so look up the house in CBE’s Find a School and in CSSD’s school finder while your conditions are open. Calgary’s attendance areas and choice programmes have their own page in the schools resource.

Marlborough School

Public, K-5

Public school starts here for every Marlborough address, from kindergarten through grade 5, as CBE publishes it in October 2026. Marlborough School is on Maryvale Drive NE (4711 Maryvale Dr NE), inside the community. A house on 52 Street NE or with a Memorial Drive NE address is worth its own check in CBE's Find a School.

Bob Edwards School

Public, 6-9

Every Marlborough child moves here after grade 5, for grades 6 to 9, as CBE publishes it in October 2026. Its building, 4424 Marlborough Dr NE, is inside the community. Its French Immersion for grades 7 to 9 is a choice programme on top of the regular one. CBE's Find a School settles it for the specific house.

Forest Lawn High School

Public, 10-12

Every Marlborough address goes here for public grades 10 to 12, as CBE publishes it in October 2026. The school stands south of Memorial Drive E in Forest Lawn, at 1304 44 St SE. Before you write an offer, run the house through CBE's Find a School.

St. Mark School

Catholic, K-6

St. Mark takes every Marlborough child for Catholic school from kindergarten through grade 6, as CSSD publishes it in October 2026. Its address, 4589 Marbank Drive NE, is in Marlborough itself. Give CSSD's school finder the full street address to confirm it.

St. Martha School

Catholic, 7-9

Marlborough's designated Catholic junior high, grades 7 to 9, as CSSD publishes it in October 2026. It is over 52 Street NE in Marlborough Park, at 6020 4 Avenue NE. Ask CSSD's school finder about the exact house before you count on it.

Father Lacombe High School

Catholic, 10-12

Marlborough's Catholic high school, grades 10 to 12, as CSSD publishes it in October 2026, and CSSD's 2027-2028 boundaries leave Marlborough with Father Lacombe. The building is in Albert Park/Radisson Heights, on Radcliffe Drive SE at number 3615. CSSD's school finder confirms it for a given address.

Frequently asked questions

What do homes sell for in Marlborough?

Mostly what a detached house sells for, because 72 of Marlborough’s 86 sales over the twelve months to August 2026 were houses. They went for a typical $514,000, from $380,000 to $695,000, and half sold within 25 days. Seven townhouses and seven semi-detached homes also sold, too few of either to give a price for. Taking every sale, the typical price came to $496,500, and the middle half sold between $425,000 and $565,000. Your own house is a separate question, and a home valuation prices that house on its own.

Is there a homeowners association fee on Marlborough homes?

No. A Marlborough house pays no residents association or homeowners association fee, with or without a basement suite. A suite like that is part of the house, not a condominium unit, so it brings no condo fee and no condo corporation with it. The condominium townhouses are the homes with a monthly condo fee, paid to their condo corporation. The Calgary Marlborough Community Association is optional, at $20 a year for a family or $10 for a single membership.

Is Marlborough the same community as Marlborough Park?

No. Marlborough is the community west of 52 Street NE, and Marlborough Park is the one east of it. The two have separate community associations, separate halls and different schools inside them. Marlborough Mall and Marlborough Station are both on the Marlborough side.

Does Marlborough have a CTrain station?

Marlborough Station, on the Blue Line, stands in the middle of 36 Street NE, at the community’s west edge. The platform for trains heading north toward Saddletowne is on the Marlborough side, and the southbound platform is on the far side, in Franklin. Bus routes 42 Marlborough, 43 36 Street East, 67 Memorial Dr E and 127 Maryvale/Franklin Industrial all stop inside the community, among others.

Where do Marlborough children go to school?

One set of schools on each board covers the whole community. On CBE’s designations as published in October 2026, children go to Marlborough School from kindergarten to grade 5 and Bob Edwards School from grade 6 to 9, both in Marlborough, and finish grades 10 to 12 at Forest Lawn High School in Forest Lawn. On CSSD’s, as published in October 2026, the Catholic path is St. Mark School in Marlborough to grade 6, St. Martha School in Marlborough Park for grades 7 to 9 and, from grade 10, Father Lacombe High School, which is in Albert Park/Radisson Heights. For 2026-27, a student starting junior high who lives in St. Martha’s area is placed at Holy Cross School in Dover. Chris Akkerman School, also in Marlborough, runs CBE’s Traditional Learning Centre, a choice programme, and is not the community’s designated school.

Is any of Marlborough inside the airport noise contours?

Its north-west corner is. The City’s Noise Exposure Forecast Contours map puts that corner, between 36 Street NE and 16 Avenue NE, inside its NEF 25 contour, about 9% of Marlborough’s land. Everything else in Marlborough sits outside the contours, and no higher contour reaches it. If the house you like is in that corner, look the lot up on the City’s map yourself.

How old are the houses in Marlborough?

Almost all of them date from 1967 to 1975, and the busiest building years were 1971 to 1973. A small group of houses in the north-west corner went up in the late 1980s, and the condominium townhouses date from 1975 and 1978. Among detached sales in the twelve months to August 2026, the typical house was built in 1971. In the 2021 census, 76% of occupied homes here were built between 1961 and 1980, against 26% across Calgary.
