Overview
Nearly every residential street name in Abbeydale starts with the same two letters: Abadan, Abalone, Abbotsford, Aberdare, Abergale, Abinger, Aboyne and the rest. The main road through them is Abbeydale Drive NE, from 68 Street NE down to Memorial Drive E. Almost all of the homes went up in six years, from 1977 to 1982, and most of them are detached houses or half-duplexes.
Three sides are roads and the fourth is a railway. 68 Street NE runs down the west side, with Marlborough Park across it. The north edge is 16 Avenue NE, which carries the Trans-Canada Highway past Monterey Park on its far side, and on the east, Stoney Trail NE separates Abbeydale from Huxley. The railway cuts the south-east side on a long diagonal, with Applewood Park beyond the tracks. The community narrows toward its south-west corner, where 68 Street SE has Penbrooke Meadows on its far side.
Abbeydale is a NE community, in Ward 10. A small pocket south of Memorial Drive, the Abbercove streets and the south end of Abbeydale Drive SE, carries SE addresses, and it belongs to Abbeydale all the same.

The vibe
The hall on Abbeydale Drive
The Abbeydale Community Centre is at 821 Abbeydale Dr NE, on the same City park as Abbeydale School and the main playing fields. It is run by the Abbeydale Community Association, a society registered on March 22, 1979, which serves Abbeydale alone. According to the Federation of Calgary Communities, the main hall is licensed for 170 people and the small hall for 80, and the building has meeting rooms, a commercial kitchen, a lounge and wheelchair access.
A boarded outdoor rink sits beside the building, with a basketball court and a paved warm-up area. Membership in the association is optional.
From the Aboyne streets to Abbercove
The City annexed the land in 1976, and building began the next year. The first houses went up in the west, on the Aboyne, Abbotsford and Abinger streets, and work moved east through Abingdon, Abadan and Aberdare around 1980, then to Aberfoyle and Abalone around 1981. The Abbercove streets, south of Memorial Drive, were the last, in 1981 and 1982.
The City counted 227 residents in 1978, the first year anyone lived here, 2,337 in 1980 and 5,241 in 1982. The population peaked at 6,787 in 1999.
Households and owners
At the 2021 census, Abbeydale had 5,925 residents in 2,000 households. Households averaged 3 people, where the Calgary figure was 2.6, and 17% had five people or more, against 10% across the city. Owners held 75% of homes (Calgary: 69%), and 70% of those owners carried a mortgage, a little above Calgary’s 65%.
Household income for 2020 was a typical $88,000, against $98,000 citywide. Residents had moved less than the city as a whole: 33% had changed address in the five years before the census, where 42% of Calgarians had.
Shops, fields and the greenway
The shopping inside Abbeydale is a strip mall on 68 Street NE, which had a pharmacy, a liquor store, a pub, a Subway, a convenience store and a cannabis store as of November 2026. A 7-Eleven with a gas bar sits farther south on 68 Street. There is no grocery store inside.
The City runs twelve park sites across the community. The two school parks hold three soccer fields and three ball diamonds between them, and playground equipment stands on seven sites. The East Calgary Greenway, a City regional pathway, runs inside the north edge along 16 Avenue and then down the east side, through the highway corridor land beside Stoney Trail, which also holds four ponds. The land is flat. Inside the community there is no off-leash area, library, pool, arena or fire station.
Across the edge roads
For groceries, as of November 2026, the Calgary Co-op was across 16 Avenue NE in Monterey Park, and Costco and Walmart were at East Hills, in Belvedere, on the far side of Stoney Trail. A partly fenced City off-leash area runs along 16 Avenue across 68 Street NE, in Marlborough Park. In Pineridge, Village Square has a library, a leisure centre and two arenas, and the Bob Bahan Aquatic & Fitness Centre and Ernie Starr Arena are in Forest Lawn.
Housing stock
On the City’s 2026 assessments, Abbeydale has 1,417 detached houses, and the typical one is a 1980 build on a lot of about 4,300 square feet. Abbeydale also has 301 half-duplexes, each half titled separately on its own lot, and the typical half dates from 1979 and sits on about 2,900 square feet. Many of them are on the Aboyne streets, Abalone Place NE, the Abergale streets and Abinger Crescent NE, and eight more duplex buildings are each assessed as a single property.
The townhouses come in three kinds. There are 55 freehold townhouses on titles of their own, on the Abergale streets, Abinger Road NE and Aboyne Crescent NE, from 1978 to 1980. Two condominium complexes, from 1990 and 1991, hold 51 units between them. Four more townhouse sites, each held as a single property, make up the rest, the biggest of them on Abbercove Drive SE.
By the 2021 census, single-detached houses were 67% of Abbeydale’s occupied homes, against 55% for Calgary, and semi-detached homes 14%, against 6% for Calgary. Row houses were 10%, level with the city, and apartments under five storeys only 1%, against 16% across Calgary.
The City assesses two houses as having a backyard suite. Before you plan a suite of your own, look up the parcel on the City’s online map to see what its rules allow.

Schools
On each board, every Abbeydale address goes to the same three schools, NE and SE streets alike, and both elementary schools are inside the community.
As CBE publishes it in November 2026, Abbeydale School, at 320 Abergale Dr NE, takes every Abbeydale child from kindergarten to grade 6. For grades 7 to 9, students go to Dr. Gladys McKelvie Egbert School, across 68 Street at 6033 Madigan Dr NE in Marlborough Park. High school is Forest Lawn High School, 1304 44 St SE, in the community it is named for. If the house is on Abalone Way NE, confirm the elementary school with CBE before you register.
As CSSD publishes it in November 2026, the Catholic path starts at St. Kateri Tekakwitha School, inside Abbeydale at 1005 Abbotsford Drive NE, for kindergarten to grade 6. After that, St. Martha School, at 6020 4 Avenue NE in Marlborough Park, is the designation for grades 7 to 9. Senior high is at Father Lacombe High School, which stands at 3615 Radcliffe Drive SE in the Albert Park/Radisson Heights community. Abbeydale is still with Father Lacombe on CSSD’s 2027-2028 high school boundaries.
For 2026-27, CSSD is sending every new grade 7 to 9 student in St. Martha’s attendance area to Holy Cross School, at 3719 26 Avenue SE in Dover, and Abbeydale is on its list. If your child starts one of those grades that year, ask CSSD which building to register at.
Eastside Christian Academy, in the SE pocket on Abbeydale Drive SE, is an independent school, not part of either board. For a single house, each board’s online finder has the answer. Choice programmes, and the other options a Calgary family has beyond its designated school, get a fuller treatment in the schools resource.

Frequently asked questions
What do homes sell for in Abbeydale?
Most of what sells is detached. In the twelve months to August 2026, 36 detached houses sold at a typical $453,250, from $370,000 to $560,000, and half of them sold within 30 days. Seven half-duplexes and six townhouses also sold. All 49 sales together came to a typical $415,000, with the middle half between $390,000 and $480,000. For what one particular house is worth, a home valuation starts from that house and the sales around it.
Do Abbeydale homeowners pay an association fee?
Abbeydale has no residents association or homeowners association fee. The Abbeydale Community Association runs the community hall at 821 Abbeydale Dr NE, and joining it is optional. For its current membership price, ask the association at the hall. The community’s two condominium townhouse complexes are a separate case: each unit owner there pays a condo fee to the complex’s corporation. Whatever you buy, your lawyer reviews the title before you close.
Why do some Abbeydale addresses end in SE?
Memorial Drive E runs into the south-west corner of the community from 68 Street, and the streets south of it carry SE addresses: Abbercove Drive, Abbercove Road and Abbercove Way SE, and the south end of Abbeydale Drive SE. They are part of Abbeydale, built in 1981 and 1982 as its last streets, and both boards send them to the same schools as the rest of the community. Everything north of Memorial Drive is NE.
Where do Abbeydale children go to school?
Every address follows one path on each board, with no dividing line. As CBE publishes it in November 2026, children start at Abbeydale School, inside the community, and go on to Dr. Gladys McKelvie Egbert School in Marlborough Park and Forest Lawn High School, in Forest Lawn. As CSSD publishes it in November 2026, the Catholic schools are St. Kateri Tekakwitha School inside Abbeydale, then St. Martha School (Marlborough Park) from grade 7, and Father Lacombe High School (Albert Park/Radisson Heights) for senior high. For 2026-27, CSSD has redirected St. Martha’s new grade 7 to 9 students to Holy Cross School, in Dover. On Abalone Way NE, confirm the elementary school with CBE.
Is there a grocery store in Abbeydale?
Not inside the community. As of November 2026, there was a Calgary Co-op across 16 Avenue NE in Monterey Park, and Costco and Walmart were at East Hills, in Belvedere, on the far side of Stoney Trail. Inside Abbeydale, in the same month, the strip mall on 68 Street NE had a pharmacy, a liquor store, a pub, a Subway and a convenience store, and a 7-Eleven with a gas bar stood farther south on 68 Street.
Is there a CTrain station in Abbeydale?
No, and no MAX stop either. Abbeydale is served by bus. Routes 42 Marlborough, 49 Forest Heights and 67 Memorial Dr E come through seven days a week, and Routes 68 and 127 stop on 68 Street. For the CTrain, Routes 67 and 127 both run to Marlborough Station, a Blue Line stop.
How old are the homes in Abbeydale?
Nearly every one dates from 1977 to 1982. Of the detached houses sold over the twelve months to August 2026, the typical build year was 1980. The west side came first, on the Aboyne, Abbotsford and Abinger streets, and the Abbercove streets south of Memorial Drive were the last, in 1981 and 1982. The two condominium townhouse complexes followed in 1990 and 1991.
